Great insight. As a solicitor I would always recommend having more than one go to solicitor too as you can't be certain one will have the capacity or experience for everything you want to do.

What about certification for work completed etc? Do you have to go with a registered builder?

Love the video Monty. Out of curiosity do you only focus on flips or do you also hold onto properties in London for rental income and capital appreciation ?

Hi Ousama great question, we only focus on flips as most gross rental yields are sub 5% these days.

Great video, thank you! Could you please do a video on what you would do with a £400 - £500k family home? The key point being what works you would carry out and how you would spend the money e.g more on the kitchen / less on something else. As a new developer I’m not yet in the £1 million range so this would really help understand how a professional developer would add value to a cheaper project.

Hi Mohammed, great Q, the same principles apply, add a loft + side return & extension if possible. The quality of refurb depends on resale OR if it's your own home. Quality always sells but you can't go all out based on price and location which will determine standard required.

Great advice - add the floor space but think carefully about the cost of the fixtures and fittings on a lower value home.
