Need to have on site boxes that are marked save to put anything you will need like the plumbing covers etc. also have maker zip lock bags and post it notes in the box to identify items.

You do beautiful work. I'd buy one of your re do's in a heartbeat. In the laundry room was a flimsy grey two drawer thing by the washer and dryer outlets and a little desk of some kind was over across the room. Both totally useless in a laundry room. Me, I would have a resale shop friend ( if I flipped ) to let them come out and get things, I think you donate? I guess that's better. LOL to have a smaller dumpster if nothing else because yeah some people decorate in era's. We have a bunch of mid-century stuff ( inherited from parents ) in our front room aka "sitt'n parlor." LOL. Very nice, congratulations sir.

Question....... How did you get the funds or raise the money to get to the point of paying cash for houses? I am a real estate investor, but i do buy and hold. Its a get rich slow model, (lol) so it takes me awhile to save up the down payment to get the next property. I'd love to accelerate generating down payments.

It takes a while. We started small and could only afford one house at a time.

We normally don't mess with garbage disposals. We'll leave the switch on the wall and the outlet under the cabinet, so if the new owner wants a disposal they can add it easily. We only do shower glass if it's absolutely necessary.

The kitchen was fine. All you needed to do was change the hardware. The furnace only needs a tuneup.

Be careful of stone countertops. Granite, etc. It's finally on the way out. People aren't maintaining them and they get nasty. They have to be sealed over and over again. Soon it'll be considered dated.
