The well water problems can be a big deal. My uncle lives in rural Indiana, in an area that was an oil field back in the 1910s. When the derricks caught fire burned down, they just let the pressure back off and shoveled dirt in the hole and never capped it off properly. Over a hundred years later, his water still tastes like sulfur. I guess he got used to it, but it can't be healthy. When he was a kid living in the same area, he twisted his ankle lots of times stepping in the holes that used to be oil wells.

What about buying and biding on tax deeds after you have done a well research on location, the property, the tittle and you have use the numbers to have a close estimate on cost on fixing and cleaning the tittle if there was a problem or paying the liens from other investors. In tax deed you see alot of junk but if you look and research alot than you might be able to get lucky and get few of those decent ones at penny price to sell it at a $1. What is your intake on that and have you made any videos for that topic. Thanks

I watched your video about flipping in rural areas. We have been investing for 4 years and have always stayed out of highly populated areas. Now we have extremely low inventory in single family homes. You mentioned turning mobile homes into real property. Our main area in GA has many mobile homes and I am considering purchasing MHS. How are they turned into real property? Your land comments peaked my interest also...

Converting mobile homes into real property is a huge money maker right now. Also called "retiring the title", each county may have a slightly different process for conversion. Typically, a form must be filed with the recorder's office and they officially retire the mobile home title in exchange for attaching the structure to the property. Then, another filing (or form) is submitted to the county property appraiser's office to update the tax bill. Finally, when you are attempting to sell to a conventional loan buyer, some lenders will require an inspection of how the mobile home is permanently attached to a foundation. In Florida, they sometimes require "straps" to be installed, which costs about $2,000, to pass that inspection. However, if a cash buyer or VA Buyer is purchasing, the straps are not required. In other states, there is no such inspection required because part of the recording of the title retirement requires an inspection by a county official. Hope the above response helps y'all! Never been a better time in our history to be converting mobile homes to manufactured homes on permanent foundations in rural areas.

And I think that as a result of the CoronaVirus, demand for rural homes and land is going to explode. People will want more distancing and they will know that they no longer need to live in the big cities because much of their work will be from home. Unfortunately, those that have enjoyed rural living won’t like all the new traffic in their country roads!

@LeMan Booker Well I looked at a manufactured or mobile or some such building and the walls sound hollow when you knock on them. The seller has not indicated on the disclosure what the structure is. And so I am in NJ and don't want to freeze if there is no insulation. The walls are very thin. Any help on this is appreciated.

@@catsmeow8504 if you are in a mobile home that you are planning on staying in, and it's worth doing renovations, there are a few things you can do to beef up the insulation. I've done this with a single wide mobile home in South Central Texas, and am able to cool it with a room AC for $50/month. First I removed all the outer interior wall paneling/sheetrock. Then removed the insulation, but keep it to reuse. I have metal siding, so I took a siliconized latex caulk and filled all the holes on the outer walls. Then I used minimally expanding foam to seal the header and footers and also along the seams. Then I added 2x2 pieces of wood to the framing to make it 2x6 total. You will have to replace all the electrical boxes on the outer walls because they are now thicker. Next I replaced the insulation and then added another layer of R-13 insulation on top of the previous. You have to overlap the seams of the previous insulation, so no seams line up if you don't have continuous pieces. Then I put new sheetrock and sealed the seams first the the same caulk as previously used, then taped & floated the seams like you normally would. This made a huge difference and the caulk keeps the seams from cracking. This would probably be too cost prohibitive if you are just intending to "flip" the house though. Hope this helps!

I don't quite follow your question. There are package units and two piece units. With two piece units, the Air Handler is inside and the condensing unit is outside. The compressor in teh condensing unit reduces the temperature of the refrigerant and then that fluid is pushed through the cooling coil (which is in the air handler) and the air handler blows the air through the cooling coil. With a package unit, both the air handler and the condenser are in the same cabinet. Does that help?

@@catsmeow8504 an HVAC system stands for heating, ventilation,air conditioning....HVAC On that note.....there are a variety of systems. Be it a heat pump (condenser makes heat as well as a c depending on what it calls for. With an emergency heat setting in electric heat strips inside the air handler (inside part). There is straight cool systems wether it be from a minisplit or an airhandler/ condenser combo. Or as a package unit. A package unit is an all in one system where all components are on the outside of the home other than the thermostat. A minisplit is similar to a window unit, where it is best designed for a single room with no ducting involved. Then there are the furnace / air conditioning combo where there is natural gas going to the furnace (inside part) with an evaperator coul installed usually in the plenum (above the fan) and a standard condenser (outside part). These are just a few examples of HVAC and the most typical systems. They can range in SEER ratings.
