@@ecamacho7726 Yes, (sort of), but it depends on what your brokerage allows. The lines are blurry and there’s danger of conflict of interest, since we’re operating as a fiduciary. My explanation here alone will not do that fine line justice, so here’s just what I do. I completely separate the homes I market as an investor and those is market as a Realtor. So, when investing I tell the seller I’m interesting in buying at a discount, but I also disclose that I’m a Realtor but not operating as their agent on the transaction, I’m the buyer. If, through the process, they decide to list, I offer to refer them to a great Realtor in the area, and that Realtor would pay me a referral fee when when they close. If I approach potential clients as a Realtor, I keep it that way and never intend on purchasing the property myself.

I feel as if many of the unethical activities discussed in this video have, in earlier videos, been taught as integral practices. I truly appreciate all of the wonderful content you share, but I think many of your viewers are not in the same financial position as you, and so may not be able to behave in the ways deemed ethical (ie actually having the funds to purchase in cash, etc)

I really appreciate this video. Point is that dishonest people will always be dishonest and it'll catch up to them. Run your business in a very professional manner putting priority first which is helping that client and the rest will fall into place. People are use to people being "up to something" but we don't have to be that way as RI Wholesalers or in general.

Hey Jerry, you covered a lot of good topics that have been burning in my mind. I'm new to wholesaling and I have been trying to settle the ethics question, but have not found any wholesalers who actually address this most important issue, at least not in a satisfactory way. I'm apart of some wholesaling groups online and I asked that very question about posing as a cash buyer, when you are not. They insist that you ARE an investor if you are partnered with a buyer. On the one hand, they say "be honest and transparent, don't lie", yet in the same breath, they say "what ever you do, don't tell them you're a wholesaler"! So, what do I say to seller or realtor as some one who does not have the intention to buy or the means to buy. My intention is to assign the contract 100% of the time. Thanks man.

I have been saying this for a while that you, Lee Arnold, Max Maxwell, Ty Taylor (flipman), still using your platform with a strong supporting cast. And it has to be done now not only talked about. Its best for our industry to write our own rules and regulations instead of gov or NAR to write it for us not even knowing the structure of our industry. Once that happens the life of our industry is gone forever. We cant allow that to happen, i wished i had the years of any of the above names i would establish it myself. In order to get the gov & Nar to respect and be recognized. Our board has to have some of our industrys best and i feel these men would be great. I know there are many others that qualify they may also join as they say we are stronger in numbers the more willing to have a voice would be great instead of trying to make money from this situation.I been waiting for you to take a more leadership role in this situation i couldnt think of a better man to do so. Great video but you may also wanna mention that if one is going to do an option contract, they do have to put down money to secure the option, which goes toward the price of the home and that it's not refundable

This is where creative finance comes into play. You can switch gears and #SquadUp with someone like myself that is familiar with creative strategies to make the deal work. Traditional wholesaling isn't always a good fit but the deal still can. It is also a GREAT way to unite anyone in real estate, it's going to take a collaborative effort to correct this and push out those that are not being ethical or professional. I was a GC for nearly 27 years until some things in life just about took me out a few years back, and the one skillset I had, I could no longer do. Recently, I decided to try my hand at wholesaling and creative financing, but some of the issues you raised in the video just didn't sit right with me. I have lived and run my business over the years according to the golden rule, and I can tell you from experience that the road is harder, but nevertheless, it's the right road to be on. Since we're using biblical examples, let's look at the definition of the word repentance. Repentance is when we realize we're on the wrong path, we take ownership of our mistakes, and then we make a conscious, willful decision to get on the correct path, no matter how much harder that path is. I believe Jordan B. Peterson would put it something like this: We are to make small, minor corrections until we hit the target we are aiming for, but our aim should be to transform our own life in the most beneficial, positive direction while simultaneously doing that for the people around us. I had set a goal of joining one of the other sub-2, creative finance mentoring programs as soon as it was financially possible, but after seeing your response to this question, I'm now leaning heavily towards Flipping Mastery. You have shown me a better path, a path out of all of the noise and confusion, and I have changed course. Thanks

As long as there are no legally established code of conduct or ethics that a licensee has agreed/sworn to adhere to then a non-licensed wholesaler can't be "Acting Unethically" from a legal standpoint--from which perspective I speak having a military JAG background (based on the UCMJ--Uniform Code Of Military Justice) and Cornell Law student. Now, "personal ethics" based on an individual's philosophical and/or religious beliefs is totally different, yet will not hold up in the court of law, if no discernable Federal or State laws are broken. Realtors/brokers are of course licensed, thus required to abide by such codes of ethics and conduct, per their licensing agreement--just as military officials are held to their laws, which are enforceable under the UCMJ.

I'm a realtor. Sometimes flippers are great. Other times they just waste your time, tying up the property with a worthless contract because they can't find a buyer. Stop wasting owners and realtors time. If you don't have a buyer in mind before you sign the contract, then for heavens sake don't sign the contract!
