Jerry this is a beautifully laid out video. I can always leave it to you to articulate what's rolling around in my head. I actually started being non-performing notes, because it's all business to business and literally only regulated by contract law. If we do so happen to get a house referral, which we do from time to time we use your LLC assignment method to close on the deal. I haven't truly sold a real estate contract in over a year. This was a really great video! I think a lot of new investors like myself get caught up and just wanting to do wholesaling as a primary business strategy. Which however if done correctly and if your state doesn't have such strict enforcement you could enjoy the benefits of your state while it lasts, as long as you're being ethical and intentional to do it the right way period but almost every person that I watch on KZbin that wholesales or promotes wholesaling seems that they also get into Fix and Flip, or owning rental properties, or doing lease options and subject to because you can tell wholesaling eventually has its cap where investors like to spread out into other Pathways of investing. For me personally I just like the idea of finding a good deal where you can choose to wholesale a property and make this much or you could fix and flip it and make this much either way they're still having a profitable outcome with either strategy with the right property and numbers that make sense, Those situations I wanted to get into so I can start learning how to renovate properties as well. But I appreciate you taking time to make this video helping the next person like myself coming up behind you

@@guillen2789 cost is subjective, to take the class it's about 1600, then fingerprints, and applying for the test, monthly brokerage fees, MLS start up fees, state renewal fees when it's your birthday, business cards, etc. I'd say about $3,500 should do it. I got it when I was 20 a few months back, and I'm just trying figure stuff out. Difficulty wasn't really much, I took break inbetween getting the license, but if you go do all the course work and exam prep it's not too difficult so about a 6. The test is 120 questions, 80 in the national, 40 in the state portion. They will add 5 questions to the state portion that won't be counted, and 10 questions from the national portion that won't be counted so be aware of that and study enough of the math to get 4 or 5 right. You should pass no problem.

What do you mean by a double close? What does closing on the property first mean?

A double close is when you close on the Purchase Agreement contract with the seller of the listing as the buyer them the seller, and then right away sell the house to your investor through another purchase agreement contract as the seller and them the buyer. You usually need to have the cash in hand to be able to close the first contract; I'm not positive but I think some title agencies can use the cash from the second contract for the first contract somehow. I have to look into it but if that's possible it would be great.

Hi there Jerry, I've been a fan of yours for quite a while now, definitely looking into the 100% funding. I'm a licensed agent in Central New York and I want to do double closings in Ohio. My understanding is that as long as you close with funding for A-B, and have the buyer lined up for B-C, then I should be able to do that legally in the State of Ohio is that correct?
