If i had only started when i got into the Fast track years ago. I have missed out on so much opportunity like included limited time flipster software. That is the past though. Starting over also means letting go of the past and restarting fresh. There is still plenty of room in the wholesale game no matter how much you see other people doing it. The amount of really good wholsaliers is smaller than people think.

You should always use real sold comps no zestimate. If there is missing information you may need solds from an agent.

If they agree to that offer, we than our actually ARV and run the formula? Also is that 60% including wholesale fee or do you subtract your fee out of the 60%? This is a good question. I viewed it from the seller’s end. Seller might think it sounds like a contradictory statement to say “as-is” but then need to come see it and possibly back out. But what we are saying is we WILL buy it as-is but the purchase price might have to change.

Double check the as is addendum in your jurisdiction . I’m in MD and it says you can get an inspection but the seller won’t do repairs, so we still are able to have the inspection contingency to be able to walk away

Hey boss I know you don’t have much time on your hands but I have question about the listing? It’s listed for 450000 the IDA gave me a ask price of 150000. So I called the agent an found out it’s sitting on a lot of land an also has a unfinished upstairs. The agent also told me he thinks the ARV could be around 500000-600000. Most of the time they're possibly lying to get a higher offer. Just move on and let them know if they change their mind your offer still stands. Also, follow up, follow up, follow up!

They could be lying or not. Sometimes the buyer with the high offer fails to arrange the funds or the lender is taking more time to approve their loan. It could also be an issue that the buyer has discovered during an inspection and now they are renegotiating their offer. It could be a stubborn seller that won't budge or has an emotional attachment with the house. It could also be that the seller can't go below a certain amount because they need the money to cover an emergency expense, help get a family member out of trouble, and so on. It really could be anything but agents lie all the time. I've met honest ones though so they do exist.

Yeah honestly I feel like getting the contract more plays to your advantage. Make you’re best judgement from the start and then come back and say you need to lower price. As far as sales this really works because the seller is anxious for the contract to go through and get paid so at this point their more willing to go lower on price to make things happen.

Hey Jerry, great info as always. I have a dilemma with a GC i am working with right now. I hope you can help. So to make a long story short, this GC wants to abandon the project just because we had a small argument over something real minor. He's threatening to pull out his license and telling me to finish the new construction project my self, when I already got approved for financing with a bank, I have paid subs and suppliers for materials. We are at the trusses phase of the project. The homes are on blocks and was going to mount trusses this week and now he comes at me with this BS. What do you think I can do about this. I am building two homes with this guy, and both homes i am using OPM, one is a financial institution and the other a loan from my brother. This really has me upset, can you give me any ideas of how to handle this. I really do not want to stop the construction. Thanks

Well the point Jerry is trying to make is.. you’re not necessarily expecting them to accept the offer over the phone. You just want to make sure that you and the seller agree to be in the same ballpark. You want them to be on the same page in regards to price before you visit the property

Our seller only wants to give me a 3 day inspection period! Like really? He hasn't even let me see the inside of the property yet and he says it doesn't take long for us to see what's needed to be done. He is beginning to get on my nerves, he is making it very hard to do business.

I'll be the 2nd dislike on this vid. More trash advice. No wonder he looks nationally for deals. He must wear his welcome out very quickly with locals by spamming offers and performing due diligence on everyone else's time. Not saying it won't work early on, but it will burn bridges quickly. Be ready to go national, or hide behind multiple agents and LLCs if you plan to follow this advice.
