Thanks for the video. I am doing research on flipping houses and it surprised me to find out that the city required permits for nonstructural updates: kitchen updates, bathroom updates...

Ingrid, permits always depend on where you are working. Here in San Diego, you don't need a permit for simple cosmetic upgrades, but I get a "No plan Permit" when I upgrade the electrical, usually recessed lighting, GFI's, etc... This is a simple permit which doesn't require a drawing, but covers you in case the city drops by, unexpectedly.

Pat, I like your videos, but being very new to this, I have some questions. Is it OK to tear down any wall? How do you make sure it doesn't interfere with the structural integrity of the house? Secondly, what type of rehab work is it required to pull a permit for? Is it any kind of work, or is there a minimum requirement? Thanks.

Pm, you need to look in the attic of the house, first, to see if the wall you're considering to tear down is a load bearing wall or not. A load bearing wall requires a supporting beam to replace the wall for structural integrity. A wall that is free standing can be demoed without any support , afterwards. It's always a good idea to have a framer look into the attic for the load bearing possibility or not. I always pull a "no plan permit" which covers upgrades to kitchen & baths, but does not include any structural changes. This is a simple "over-the-counter permit" that is issued the same day & does not require plans. This permit gives you peace of mind while working on your project, so the city will not stop you from working if they show up unexpectedly.
