Hi Luke. Do you ever get quotes for flood insurance on a property before presenting it to a client, to avoid nasty surprises for them? Flood insurance on one of our investment properties went up six fold last year. Do you find that insurance companies will apply a blanket high charge to all of the houses on the same street, or do they cost differentiate between one house shaded in say blue or grey, and say the house next door which has no shading on a flood map?
