Wow this video didn't age well. I bought a 3000m2 block in Bellmere, 4klm from the worst parts of Caboolture and built a 300m2 house on it for a total of 580k now valued at 1.1 million, in just 2 1/2 years. Similar thing has happened in Ipswich. You may want to consider a different career, I thought what I bought was the best value for money around and I was right.

Its all borrowed money. You don’t really own any property portfolio. The bank does. Your system would not work if property bubble burst. Aussies regs and politicians won’t let a property bubble burst though because you cannot really do anything else except property in this country.

Investors already got/get:- Historically cheap mortgage rates (last 10 years) Refinance to Interest Only or <5% 10% capital gains tax in super Super concessions Limited Recourse Borrowing High rents Over 65s get all kinds of concessions that <65s don't We don't as a country, need to pay them $175bn in tax concessions. They take enough from our countey as it is via rental market, via Bank lending, via superannuation concessions and generous tax concessions that are a licence to print money. But go look up Negative Gearing or Housing policy (PBO, 2024). Look at those numbers and then remember all of that tax forgone is not going to hospitals or your kids schools. Its going into someone's pension account. Which can have $1.283million in it, plus whatever sized value house and still get a pension. That is why it must be cut back and superannuation reformed. Kids in highschool today are paying for that with their post school lives and the coming generations will face head on into climate events, a housing crisis, job insecurity, wars in our region and many more struggles we never had. It is up to the adults in the room to say, "I have a house, I have enough".

Wonder how the possibility of intergenerational loans or trans generational loans implied by the Chinese government loans for second homes would mean for Australian housing. Would it possibly delay any negative gearing tax changes. I remember the lack of loans to investors in 😕2016 took two years to collapse the housing market. Also the rush to cryptocurrency in America by 2030 would have to be considered by the recent Chinese government stimulus package and Australia being coupled to the Chinese economy and trade. I would look at inter trans generational loans as the sort of first home grant but prolonged stimulus. I got benefits from the first home grant, made a profit but then was disadvantaged by the second purchase later probably because of the lack of equity and stagnant house price in the location l got. Had to sell the house at a loss, in terms of not getting back what deposit i payed over ten years. The bank took the money over the time that would have been better invested in shares. 😢

The big R is already here - just increased immigration and government spending keeping the numbers up. As for inflation government could cut excise on fuel a major input into all costs but they didnt and they also let the increase go through - twice annually it automatically rises (supposedly subject to the CPI?).

Regarding to latest data the CPI was 2.7 and core inflation is 3.4 The chance of waiting rate cut until May 2025 is possibly less than %1. I would expect for the first rate cut by December 2024 almost certain.

they're considered a capital acquisition cost. So added to the cost base of the property. Which would reduce CGT on sale of the property but not an immediate write off.

Here's an idea. Cash in one of your properties and put it into CCX:ASX, backed by Australia's most successful retailer Brett Blundy. A big turnaround story. Forget about rates, maintenance costs, agent fees and stamp duty, you'll have none of that with stocks!!

We’re in the same quandary but we think if subdivision is allowed for our property then we would do it under a family trust and maximise the value. We would then build a house eventually rather than sell.

Luck I am sorry that u experience some autoimmunity disease. I know they are very common nowadays. I would recommend to try firstly a diet, for instance keto. Try to cut off sugars and carbs and live on meat/fish and veg, nuts, good oils like olive oil. No fast food,no pizza,chips,burgers, crisps ect. No squeezed juices, only whole fruit. As a pudding whipped cream with fruits. Chocolate only dark 70% Coco or more. Try that and it might help u. Thank u for sharing your journey. As always appreciate your valuable content. A subdivision is better if you plan on selling at some point or using the equity to buy more property. Owner-occupiers typically don't pay much more for a granny flat out the back and don't necessarily want close neighbours, so they aren't willing to pay the premium for the granny flat near sale time. So from an equity perspective the subdivision is better. However, if you want to hold this property forever, a granny flat might be better for increased cash flow at a much lower cost and less stress from tougher building codes for new houses compared to granny flats. For me the subdivision is the winner, but I can see that in some unique circumstances one might prefer the granny flat. Question: If you build a granny flat that meets the minimum requirements of a new home, can you subdivide later without demolishing? If yes this might be an option for someone who wants the cashflow now, but doesn't have the money for a new build package.
