I'm a carpenter and in my experience, home owners who think a renovation can simply be priced from the start and expect that price not to change are dillusional. Old homes especially in qld are always never plumb, square or straight. This becomes more evident when stripping away existing walls etc. If I simply worked on an initial set price without variations I would work for minimum wage. Anyone who puts on a tool belt for a living knows its an extremely hard job to do and simply put there's a reason why there's a skill shortage. I've had clients tell me to install new windows out of plumb and level to suit walls because they didn't want to pay for me to fix the walls. Tbh ppl just want everything for free

I think this video is a jumble of contradictions. You are talking up some of the worst areas of Greater Brisbane. Both Shailer Park and Bray Park have been and continue to be unappealing areas. They have nothing interesting nearby, and they are both commuting nightmares if you want to travel into the CBD or somewhere nice and quiet near the beach or nature. The only way out of Shailer Park in any direction is through a traffic jam on the highway. They may grow a bit in price, but they're just not attractive as places to live, so they will never match the price growth of more interesting, beautiful areas. There is a reason why inner-city beauties like Paddington, New Farm, West End are tightly held markets. If you're going to look further outwards, it does not make sense to focus on ugly, busy areas. It makes sense to look at more beautiful, quiet areas, like the seaside suburbs, e.g.Sandgate, Shorncliffe, Redcliffe, Scarborough, Wynnum, Manly, Wellington Point, most of which are still relatively affordable, so that's where I would be looking for greater growth, and for a place to live. As working from home becomes more feasible in future, there will be even less need to commute to the CBD for work, so it makes sense to buy in places that are enjoyable to live in the long term: places with instant access to beautiful views, nature, outdoor activities, nice communities, and high-quality cafes and restaurants, without having to be stuck in traffic jams for hours, and without having to deal with the horrible population density of inner-city areas, with all the associated stresses of highly dense populations.

How do you buy a 800k asset with only 66k cash? after expenses (you wouldn't have stump duty exemptions at that price point) you are only left with 3% of the property value, not even the minimum required of 5%. Any hints? Did you get family security guarantee?
