Condo owners across Florida are calling on state Legislators for help after being inundated with fees. Legislators passed a law earlier this year that requires condo boards to have fully funded reserves.

As a former condo owner all i saw was everything voted down to keep the HOA fees low . People always complain about the HOA boards but everything is voted on .Where I lived it was always we don't need too or that , now they need to pony up .

@@chitownrabbitThat is EXACTLY why these buildings have so much deferred maintenance. Owners don’t want to pay to maintain them then act shocked when it catches up to them with outrageous assessments. If you don’t get new brakes when they first start squeaking, because you don’t want to pay for them, eventually you will need brakes and rotors.

Any person would vote for lower cost, since it is normal human behavior. Again, it has nothing to do with safety. If building is structurally is not healthy government should condemn it and shut it down. Government had that responsibility and they failed, that is exactly why they have chosen retirees as a scapegoats. Because they are guilty 100% by giving more time to Chaplain buildings.

@@chitownrabbit Just because it is human behavior to vote for lower cost doesn’t mean it is responsible behavior especially when it comes to safety and not cosmetic issues. Champlain would have remained structurally sound if those tenants weren’t so foolish. Should it have been condemned? Maybe. Would they have even gotten to that point if the owners did not keep voting down paying for necessary repairs and kicking the can down the road? Absolutely.

People are crazy to sell a costal city home in california to move to fl. You can't even enjoy the outdoors half the year cause of rain and high heat. When you can, it gets dark by 5 pm. Beaches and coast are mostly blocked by private developments. Terrain is mostly boring. No distinguishing factor between many cities.

Hard times but necessary, many Boards kick it the can down the road, the end of the road is here, living in Condo is going to be expensive specially near the Ocean.

These owners are delusional. It's not like you can buy a single family home, live in it for 40 years, and never have any major repairs. New roof, foundation cracking, new windows, hvac, and on and on... These assessments are accrued deferred maintenance costs, and they are higher because of the extremely corrosive marine environment, and a building built on SAND! These owners, with exceptions, bought these units for reasonable prices and want to enjoy the monster appreciation of the unit, but don't want to pay to maintain it.... Guess what, a potential new buyer doesn't want to pay for your neglect AND the monster appreciation.

BUT government does not force you to change the breaks. Sure, the law would be more sensible and not discriminatory if it would force ALL Floridians to do mandatory repairs. But instead, they target retirees with intent to expel them from their properties.

I don’t like De. Santis, however this particular law will keep the condos accountable. Also many people including myself were aware over two years ago that this law was coming. Smart HOA would have started collecting than. In addition if I recall correctly, the HOA still have one year to gather the funds for the reserves. I also do believe this will alleviate a lot of insurance companies (which in my opinion there all scams) . I’m certain the Champlain collapse has cost taxpayers a lot of money . Sadly too many people also died.

Cheap = scam or unfinished job. There’s no such thing as cheap nowadays where they don’t screw you over. If you want stuff done right, you gotta pay.

There’s really no valid reason for this law, there is no way forcing people to pay hundreds of thousands of dollars in such short period of time, is going to improve safety. It seems like the goal is to create a chaos and then scoop up properties at a low price. For example, condo owners are stuck having to fix everything up, no matter how it is related to structural integrity or safety. That is a problem.
