Florida's HOA's are a lynchpin to home ownership. Beautiful spot but an average condo for Florida terms and the HOA is a deal stopper. I have no idea how you overcome those fee's. Thank you both for the visit.

I think people forget the keys are a luxury sometimes. Very very limited space and somewhat older buildings and lots of restrictions on building or adding on for the sake of space and respect for the island/people/environment! If you want a cheap condo, look in PCB 😂

The new condo laws in Florida are driving association costs up dramatically in the name of building safety. However, one note of interest is that associations that have high fees are more typically fully funded for the upcoming changes taking effect in January of next year. So there is a tradeoff between high association fees (pay over time) or getting hit with outrageous assessments with associations that are not planning and well funded.
