Thanks! That would be a great topic for a video as the weather is different here than many other areas. For Christmas I would pack some long sleeves, wind breaker/rain jacket, long pants, hoodie, along with your "warm weather attire". The wind here can make 70 degrees feel like 60 degrees. Pop up rain showers can be super chilly or go super humid. 75 degrees is about the middle of the road for us right now.

Location is always key here in the FL Keys. The lot size and the proximity to water are some of the most important factors. It is very common for a structure (home) to be valued significantly less than the land that it sits on. It would not be uncommon here for the land to be 75% of the cost of a home here in the Keys.

There are funds in place to assist homeowners in lifting their homes if they choose. You must apply for these grants and we see it done from time to time here in the Keys. I have no idea of what the cost would be. Here is some additional info from FEMA for you. Rules for elevation • You must follow floodplain ordinance requirements and get the proper permits when rebuilding. This will not only make your home safer but will save money on your federal flood insurance premiums. • Before rebuilding in a Special Flood Hazard Area, be sure to check with local building officials. They are responsible for enforcing local elevation requirements, even in areas where the Base Flood Elevation has not been established. • Rebuilding above the minimum requirement is always a wise decision and saves on flood insurance premiums. Programs available to assist with construction costs • If you are a homeowner who lives in a Special Flood Hazard Area, has an NFIP policy, and your home was substantially damaged, you may be eligible for Increased Cost of Compliance coverage up to $30,000. o This can pay all or part of the cost to elevate your home to the current Base Flood Elevation. • You may be eligible for ICC coverage if your local floodplain building official determines either: o Your structure is substantially damaged, meaning the cost to repair the flood-damaged structure is 50 percent or more of its pre-disaster market value; or o Your property sustained repetitive damage, meaning flood damage has occurred twice in the past 10 years, and the cost of repairing the flood-damage, on average, equaled or exceeded 25 percent of the property market value at the time of each flood. The two flood damage events must have resulted in flood insurance claim payments, and the community’s floodplain management ordinance must have a repetitive loss provision. • An in-depth FEMA booklet about the process of elevating your home is available online. • FEMA’s Homeowner’s Guide to Retrofitting provides further information about elevating your house. • FEMA’s Hazard Mitigation Grant Program, Flood Mitigation Assistance Program, and Pre-Disaster Mitigation Grant Program all include property elevations as an eligible project type. o Local communities-not individual survivors-are eligible for mitigation grants. o To qualify, homeowners must meet all eligibility criteria and then apply through their local community, which applies to the state of Florida. o The state subsequently submits applications to FEMA for review and approval. o Project approval is necessary before construction can begin. • Mitigation information from Florida’s Division of Emergency Management is available online at: floridadisaster.org/Mitigation/index.htm.

Actually this house is across the street from water. The Keys are well known for fishing but beaches are mostly shoreline. They are not like the rest of the coast. Haven't heard of 5K a month insurance here.

It has not since the current owners have been there. There was no flooding there in hurricane Irma, we do not know about hurricane Wilma....I think it would be a good assumption that the home had water at some time since it was built since it is ground level. But nothing that affects it now since everything has been remodeled. There is always a chance of flooding here in the Keys...just something we deal with to live here!

i wondered that too. In general are home sales int he keys because people are purchasing a different home in the keys or are they leaving the area for retirement/family or other things?

This varies, everyone has a different journey. Some people live here 5 or 6 years then make a change to upgrade or change locations. Some people come here and live the rest of their lives here. Jim's grandma moved here at 90 years old 😎

We had a lot of wonderful times there and we hope a wonderful family finds it. Jim and Wendy are really special people!

Hi! I am not sure, I bought them at the Sandals outlet in Marathon about 3 years ago. I will have to look at their sunglasses and see if they have any that are like those. I love cool colored sunglasses, and unfortunately they can be hard to find in spring hinges and styles I like.
