I moved out of Florida in March of 2020 after living there more than 50 years. Florida was once a true paradise, from Miami Beach up the coast. There was no traffic to speak of, mostly two-lane roads, and adorable cement-block homes. Our first house didn't even have AC and yet we did just fine. Then came the overbuilding, the expressways, the cement everywhere covering every cow pasture and agricultural site in their path. Overcrowding, cute homes on 1/4 acre lots torn down for ugly McMansions. The people and the politics turned ugly too, along with the taxes and property insurance rates. No thanks! I lived in Florida when it was a beautiful, friendly place to live it no longer is.

As a Michigander, I can tell you it's not from the people in Michigan. We notice it, Florida is absolutely the rudest state we've ever been in. Politeness does not exist on the roads, at Walmart, in parking lots, it's a Florida thing. Don't blame other states. Everyone came from somewhere but the people living in Florida are absolutely vicious sometimes.

not telling my age. My EARLY memories of Florida, Many Beaches were not that populated. In 60's, & 70's, I observed the BOOM from the underground drug trade making many able to buy up or Claim the Beach front propery's. most are dead now Or ageing out, leaving their decedants a FAT Income.

I have been in SW Florida for 37 years . Cost , infrastructure not keeping up with rampant growth and Climate Change , traffic , increased heat , humidity , hurricanes and on the flip side drought and water issues. The beauty of Florida has been whittled away by constant building and red tide and again traffic makes beach visits just not fun

It is absolutely true, I live in a newer home 2022 construction of block with the entire roof braced and on my $400,000 house I pay $1100 a year for insurance and taxes are $3800 a year. So for me still working I am saving with no state income tax and my property tax is about 1/2 of what it was in NJ!

To provide some perspective, in Michigan I pay $862 a year to insure a beautiful 3 bd brick ranch less than 1 mile from world class small-mouth bass fishing. In Florida, my much smaller snowbird home costs $3,947 a year.

I'm an old native of FL. You didn't mention the erosion of beaches and coastal condos sinking. There is too much development concrete and asphalt causing the "heat island effect", why temps are rising.. No one wants to acclimate, I do heavy yard work when index is triple digits. What once were pristine forests and wildlife habitats are now storage facilities, car washes, apts and homes with HOAs skyrocketing. Building is going on on every piece of land they can find even in front of busy turn lanes. Utilities which is never mentioned are going up as well. Mine has doubled in the past few years but my output and electric, water, cable ect is the same. Traffic is insane even in slower hours and car ins has risen as well. Who ever designs road ways is an idiot. Alligators and Crocs (yes we have them too BIG ones) are indigenous. You have to learn to coexist with them as she said. They do travel and can inhabit any body of water (even pools) and can climb fences! The invasives are causing problems, monitor lizards, big constrictor snakes now decimating wild life, iguanas, and a host of other animals/insects. The theme parks will fleece you for every penny they can! "Mick the Rat" will make sure of that! If you want to move to this state, rent for a few years before buying. My advice.

Florida still has and has had for many decades many more people moving in than moving out. There's are many reasons why more people move in than move out. I moved out of Florida for work, if I could have gotten my job in Florida I would have happily stayed there. I miss it and moving back to Florida when I retire is my goal. I hate living in a blue state and unfortunately my job keeps me here. If I could find my job in Florida I would take it in a heart beat.

Yes...I think Central Florida (especially The Villages (TV), aka: The Bubble) is more insulated not only from bad weather events, but also from housing market insanity as seen elsewhere in the state (like Miami) -- the market in TV seems fairly stable. Of course, interest rates are still too high and that keeps LOTS of potential house-buyers on the sidelines, no tjsut in FL but in every state, because the interest rate isn't a "local market variable" -- it's the same for buyers in EVERY state presently. -- BR

Katrin speaks truth about insurance. Example: We own a 1-yr old home, in zone X and with impact glass. These places abound in southern Florida. Ours cost $520K. We are at 31' elevation (high for the SW FL). Our USAA home owner's premium this year is $1200. We first lived in Florida in 1968. As buffycat (below) describes, Florida has changed greatly. But so have the other 11 states we have lived in. It takes longer to adequately research choices, everywhere, simply because life has become much more complex and climate change is no joke. My best advice - mentioned yet again by Katrin - is to pick where you think you might want to live and visit there twice, summer and winter, for a minimum of a few weeks each.

In Florida, most beaches don't have public access.... Floridians build their houses literally to the sand of the beach... the purpose is to keep non-residents out... you cant see the beach.... it's not like here in California where you can drive along the beach and park on the side of the road a d run to the beach for a quick fresh air...

If the traffic doesnt get you the bugs will. Everything in Florida is trying to kill you, from Sharks by the beach, to Pythons in the yards to ticks and mosquitos. Not to mention we still have rattlesnakes and scorpions and poisonous spiders you never heard of. They will make the cockroaches and beetles seem tame. Lets not forget about the gators, they seem to have an appetite for small dogs and small dogs have a habit of barking at the gators and taunting them I think you know who wins that battle.
