Dolores being a villain is just a theory. I will explain, someone made a theory of Dolores is a villain. They said that when the house cracked, the cracks made sounds and Dolores has the gift of hearing so she must’ve heard it. And at the end when the new house was done, Dolores is the only one who isn’t smiling. (It is just a theory, it hasn’t been confirmed yet.)

I don't think Dolores is a villain or that she wanted to tear the family apart because she knew Bruno was living in the walls and could have outed him to do that. I believe she outed Mirabelle because she knew it would save the family by either taking away everyone's gift or bringing the family together to save everyone's gift. And again, she can hear everything so she would've heard Mirabelle and Bruno talking in the walls and if my memory serves correctly she outed Mirabelle AFTER that happened so she would've known that the prophecy/vision would bring the family together one way or another. But that's just what I think.
