Or a couple living together would each need to make $80K and split the rent 50/50. Not a terrible wage and living arrangement situation for a young couple just starting out, but it was a LITTLE easier pre-covid when rent was closer to $3200 for the average 1-bed. My then-girlfriend / now-wife did this a few years while we were focused on building our careers and professional networks, which was the driving factor for work in NYC. The sacrifices of space, taxes, and stress did pay dividends professionally, and we feel fortunate to have called ourselves New Yorkers for a time.

The nice part about a commercial office building conversion is there’s a possibility of multiple commercial tier elevators that go very fast.

The 25% "affordable" apartments they are talking about is ridiculously deceptive. Rents are still high, with income requirements ranging from $80k to $120k+ for a one-bedroom(+) apartment. This scheme appears to be a political maneuver, while behind the scenes, real estate owners receive significant tax breaks from the city.
