Property = a lot of expensive fees to buy and require maintenance. Also not liquid. However ideal to leverage money It is great to have along side stock market thats the whole point. Diversify risk!!

Not sure if it was mentioned, but one of the great downsides of the real estate business is that it's very capital intensive compared to stocks or other investments.

In my personal situation as a 46 year old Company owner it's a no brainer to invest in stocks via my pension. I max out the pension which effectively gets doubled due to the tax perks, next is the ISA then anything left over in to property. It's a three pronged approach to retiring in a few years time..... Use a combination of ISA and rent for the first few years until the pension becomes withdrawable then have the property growth as a back up 20+ years down the line. Wouldn't work for someone in their 20s but for me it's perfect.

i am slowly getting out of property as government regulations are gonna total swing towards the tennants as time goes on so id rather do stocks if i really wanted to go back into property id get RIETS less hassle

I am the same - gradually exiting the property market and moving the portfolio over to stocks & ETFs. The changes in the laws are giving too much power to the tenants and it's only going to get worse, regardless of which party are in power.

I have got out of buy to let in last two years after 15 years. Over time the rent isn’t guaranteed as very rare to have tenants move in and out on the same day or fortnight. Regulation gets harder, especially with cost of the energy rating coming in from 2025, and that isn’t just throwing some loft insulation in. As I’d had investments too I can assure you they performed better with no effort after initial set up and occasional fund change

FTSE 250 is a bit like buying property below market value, hoping it will rise faster then a new build, with a older property hope fully you can add value, same with FTSE 250, with the right company you can do really well, as long as you do all ofl your research on that company. Like when buying a property you need to do all your reseaech and surveys

I have been in BTL for 20 years and have been fortunate that I've never had a month of rent missed. Ever. However, I know several landlords who have, and even had to go through the courts to evict. One of them is currently > 12 months in to the eviction process and still waiting for a final court date to send in the bailiffs for repossession. That's 12 months without rent plus a house that has been pretty much trashed and will need a complete refurb. Squatters rarely take care of the property they are squatting in. Doors, Windows, Kitchen, Bathroom. Walls, Carpets, totally over grown garden, the lot. I feel for them. I am gradually exiting the BTL market (1 property per year for capital gains tax reasons) and will leave it to the likes of Jamie while he is "still enthusiastic". I was as enthusiastic as Jamie when I started. Now most of my money is in stocks and ETFs with zero effort.

I found property investing is NOT really passive. I also find maintenance a real headache. However you can control your growth and most importantly you can touch it & feel it. Stocks are great but you are relying on accurate reports. But they could be false (Enron) etc...

Property is a headache but ultimately should earn more than stocks. But the downsides are very big if things go badly, Personally I've had dodgy agent stealing 6 months rent, dodgy tenants not paying rent and trashing the house, paid for work that was overpriced and poorly done. At the end I gave it up and then had 8 months of an empty house waiting for sale to go through during which time I had to pay ALL the Bill's. This was just one house. Add to that the government is defo 100% on the tenants side and wants to tax landlords to death and stocks look better but not atm because they are struggling.. Hards times.

@SassySam yeh my money is now in index funds and bonds, the hard thing is seeing the value of investments go down and it's too easy to sell in panic but once you get the hang of ignoring the short term movements and focus on long term it's no problem. Don't sell at a loss , don't use leverage and don't short are key factors when investing, sounds easy but it's surprisingly hard to stick to at times. Good luck.

@SassySam that's what I'm doing mostly, I decided on the 100% lifestrategy funds to keep things really simple and balanced but I have some in indexes on HL and the bonds part in just doing myself via short term 1 year savings accounts because I don't see a need to pay for that to be managed and I don't want long term bonds in whilst rates are rising ... I totally expect to see paper loses over the next 6 months to a year or maybe more but everything turns around and when it does I don't want to miss out on the upside and then be afraid to invest because it seems too expensive again. Let's hope it works out. Best of luck.

FTSE 100 is a terrible index and doesn't really reflect what an index is supposed to do. If you want to be exposed to all the companies that we use on a day to day basis you need to invest in the S&P 500. This includes all the companies that are actually relevant to most people in the UK despite it being a US index. Naturally the S&P500 has outperformed the FTSE 100 enormously and no doubt will continue to do so over the long term.
