you are right. we brought a block of land to build on and a house to rent out in Hervey bay 6 months ago.. both up 40% We left Sydney because we saw the market about to shift to regional

While I agree with a lot of what you have said, I think you missed one major thing, and that is the US NZ and Europe are starring down a major fall with sharemarkets and real estate, we are small fry in all of this and we will be affected by this looming crash, Australia will fair better than most, but no one was looking at properties in 2008 because they 'drank the same cool aid of fear, doom and gloom, and they will do it all again as history has shown. Also the fact that debt levels on mortgages have increased by and avg of $300k since then. Rates rises will give these people no where to hide. The slow down of this will see people losing jobs followed by selling off assets they can no longer afford. I too love real estate and started buying at 19 but this is the first time I have been wise enough to see how bad this is going to be. Time will tell.... I will start buying in 6 to 12 mths time

Yep i live in nz and its not looking pretty. You have to have at least a 7 percent rental yield to break even and prices are still dropping. 12 month wait is a good idea. Rents need to catch up with interest rates that are rising. On top of that australians voted in a labour government that hate landlords

During periods of high inflation, it is best to maximise debt to buy hard assets like real estate. I remember seeing a video explaining this concept back at the start of 2020, and how correct they were! I have been talking to real estate agents about a few properties that are getting few or no offers after weeks in the market (large regional centre in VIC), so it seems like an excellent time to grab a bargain under market value. This is especially true for units, most that I have inspected have had zero offers, it seems that nobody wants to buy negatively geared units/townhouses at the moment

How do you determine the market value of a property?

Debt only is worth less if your income increases with inflation... so if you are owner occupier and your salary does not increase with inflation it does not apply. If your salary increases (ie get flooded with "cheap dollars") or it is an investment and you increase rent with inflation then it makes sense.

depends, you will get lower borrowing capacity next time you apply at the banks, but likely more fear so lower prices/better deals in 6mo time

I was bullish for RE in 2017-2021. Game has changed imo. Banks set house prices via loan approvals. They are lending people less money. That flows to auction results. Prices are going lower.

It’s pretty messed up. I’ve been trying to get as much info on it as well. I’ve got funds that are also locked In Celsius :( I trusted the platform and what he was saying much like some other very notable and smart people in the space. On the video I have on the channel, I’ve changed the description and urged no one to deposit funds in.

economists are more often wrong than right about property. If you want to know whats coming listen to an economist and do the opposite.
