Thanks for sharing the video. With the investment loan rate going up to 4.5 percent, the positive cashflow of property in your example will reduce to 2000 dollars.

Hi Ravi great video. But Video example is based on Interest only loan repayment. What happens if you start paying principle and interest? Would this example still be be cash flow positive? As bank can only allow you do do interest only repayment for a few years only. You still gotta pay down the principle.

Not sure if you'll see this message but I'm a dental student currently in about 450K of tuition debt. Your example seemed to negate any closing costs, stamp duty and lmi. Correct me if I'm wrong but why would your preference be to go for an 88% lvr loan? Is this point where youre paying lmi but it escalates after 88%?

two things I still don't understand: a) you still need a down payment of about 50K (12%) for each property, i.e. 500K for 10 properties, correct? That's a huge amount. b) what about the loan itself? You pay 3% for the interest but when you settle the actual loan of 308,000$ X 10, or you'r not?

He ravi, love your videos..quick question regarding the loan repayments in your calculations, when I plugged the 308k at 3%, investment property, interest only over 25yrs it came to $17,808, how did you work out your loan repayment amount? Did I miss something?

I think a neat video would be to talk about how to handle downturns in property markets. For example, if the upcoming interest rates magically crash the property market in Australia, what are some good ways to mitigate downside risk, like losing tenants, refinancing, etc.

Divorce is the highest risk for men. 85% of divorce are initiated by women and when she hit menopause she won't care and she will file for divorce and you will lose all your hardwork and honeycomb. You then have to clear the outstanding loan and pay huge CGT. Australia's best option is "one spouse one house" so she will be afraid of losing the house to live in. Men enjoy your life.....

thanks ravi. i am currently in the process of doing just what you have outlined. i also believe having a stake in a future technology is a way to reduce risk, not increase risk (so long as you don't have your life savings invested in it)

I respect the work you put into your videos. I find it really baffling that all the major crypto KZbinrs are just looking at pure waves and completely ignoring the broader narrative of why BTC is pumping and why the future outlook may not be as optimistic as it seems. It's kind of irresponsible to ignore the fact that every ETF launch so far has caused a major spike in BTC's spike. Already on shaky ground with historically low volumes and near-pure whale pumps, we narrowly avoided a long-term bear market.
