Football Manager is a lot of fun, until it reminds you of real-life and puts you in tremendous debt while you’re trying to play! There is no easy way to fix your finances in FM, but these are the things you can do to fix your finances so that tactics are your biggest concern. I cannot stress enough that getting into debt on FM is not the best tactic to sort your life out on the game, but there are things that you can do to save yourself.
Money management is hard. That is why I make videos about finances in FM so often to try to steer people in the right direction. Sometimes, I still make mistakes, that’s why I watch my own FM videos from time to time. But, financial health sets you up for success in the same way a foundation does for a house. If you have a lot of money, success is around the corner, at least you get a lot of chances to mess up signing your wonderkids.

I’d say never be scared to sell. I had £7m debt when I arrived at Troyes in like 2035 and I sold my best player for £7m. Suddenly the club is financially stable and you’ve got a bit of money to spend in Eastern Europe and Scandinavia and next thing you know you’re sorted.

I always find that the big problem is the fact that your transfer retention is probably really low so selling good players seems like almost a waste

It's never useless cause maybe you can't reinvest the money but it will help the club to have a stable financial situation.

Zealand isn't telling the full story. It took him almost a YEAR to sell Thiago Neus because the player didn't want to leave. It wasn't as simple as 'oh Portsmouth offered me 2 mil so I took it'. Uh uh. Neus had to be forced to leave. See, I watch the videos. 😜

I was West Ham around 7 years in and had just won the league and 2 fa cups. I asked the board to buy the stadium. They agreed. My balance went from 180m in the positive to over 1bn in debt and the administrators were called in immediately. We got deducted 9 points and they started selling off my players against my will. Good times!

Yeah... 12k in debt after one year in Level 10. The saddest part is despite us setting the league record for most goals in a season, there were 3 other teams better than us and we weren't promoted. Semi-pro in the English lower leagues is tough!

Haha, I know what you mean. Just sold 3 players at sporting del gijon, all for massive minimum fees (I didn't want to sell them just to be clear). Made over 500m in a season but the only players that would improve my squad are the 3 I sold so can't spend the money improving so why spend it.

I'm a third of the way there, with 100M budgets, and it's literally more money than I know what to do with, especially because the positions I can upgrade the most are players that have been in the club for years (one of them for 7 years, literally got our nationality, he's been around for that long 😅) Plus, every superstar I tried to sign turned me down, and then I settle for a 20M at most player, and am left with 80M+ in the bank at the end of the window 😅😩

Stockpile young talent. Protects you when a PSG or Man City comes in for your 28 year old striker and he insists on leaving. 2-3 years into a save, no one on my first team is irreplaceable. I tend to have so much money in the bank, the board is constantly investing it (hopefully into crypto). But every year, without fail, oil tycoons covet my players and are willing to give me hundreds of millions for 26-28 year old players (who I am glad to sell because I have an 18 or 19 year old ready to take that spot). FFP? What's that?!? 🙄

No. No it can't. No matter how much debt Barcelona is in, they're not getting rid of their U23 and U19 and B teams. They're not shutting down La Masia. They're not doing away with scouting packages or gutting the coaching staff. They're not selling Fati for less than his release clause (Pedri either). Zealand is talking about clubs MUCH further down the chain than any of the former Super League nominees (or invitees). Barcelona was able to get big international banks to give them €130 million in loans, even after squandering the €222 million they got for Neymar. Peterborough can't do that (or Getafe, if you want to keep it to LaLiga).

Fake your death and take on a new life. Or try to reduce unnececery costs (like mobile data even though your always at home, or Steven who lives with you but doesn't pay rent, wee fucker). I would go with the first one, because I like having mobile data and also Steven has been through tough times.

I try my best to hard lock a 50% of next sale clause for every player sale, even if it means accepting a slightly lower up front fee. Sometimes you can get a huge windfall especially when you're a lower league club

it depends a little on where you are selling a player to but the variation is usually whether their value skyrockets or stays stagnant. I once sold a player from the second tier of Serbian football to China for 375 euros and his value was 5k, he goes to China and his value is now 1 mil and one window later I sold the clause for 500k. the likelihood of a player value significantly decreasing unless he's getting really old (I definitely wouldn't do a next sale clause in this circumstance but this is really the only exception I can think of) is very low. Wages aren't likely to drop, International caps can't decrease, the new contract your player signs with the new club is likely to be longer than your current one etc etc

My absolute FAVOURITE save type. Took over Valencia this year, and cleared their debt in 3 seasons (no takeover). Then got a takeover, finished the half-built (dormant) new stadium. Incredible. LOVE THESE SAVES!

Under Bartomeu, the club signed Marlon, Arthur, Emerson and Matheus Fernandes from Brazil. None of them remain at the club now, neither are they good enough to be a first team player.

@@claycopter You also have to take into account their "war" with Real Madrid regarding Brazilian talent. This war has been a stable ever since I was a child. If you are a Barcelona executive, in your mind, every single Brazilian promising player you don't sign is a player that might come back to haunt you in an El Classico five years from now.

@@giannis.ioannidis.1995 Replace it with Basque and you get the mindset between Real Sociedad and Athletic Club executives as even with Sociedad's strict Basque policy over, they're reluctant to sign non-Basque Spanish players and prefer either Basque or international players. With Barcelona, it's Brazilians as Brazil's an even bigger talent mine.

When joined Dortmund they were 100 million in debt and about 9th in the table. After a few years they reached the champions league final twice and had 500 million in the bank.

What I do love about FM22 is that transfer debt seems to play a huge part in planning finances for the future. You can no longer "Do A Kev" and continual to pay on the never never as it will 100% effect you down the line.... unless you just move clubs and let them deal with it!

If you do want to have a B Team, it's them you arrange friendlies for to get the easy friendly money. Even if it's only for 5-6 guys and the rest are grey players. But I have to admit I've never considered NOT having those teams. And it makes sense not to far more than it does.

It depends in my case my B team sits at the top of the second portuguese league and it helps me bring up young player quicker. It's an alternative to loans while being able to win more trophies for your club

Everytime I'm going to a new club, i usually try selling all my player above age 25, make some cash of it and maybe keeping some 2 or 3 guy (club captain, good determination or some other criteria that i usually keep). After accomplished all of that i started terminate all loan that had higher wages(if they already had) and start hunting for free transfer type of young player. Before i press continue to day 2, i usually cancel all my friendly that been arranged by my assistant, and setup a new pre season with much lower club that i can get higher percentage of winning to build up the morale back after selling all those senior players, it usually works perfectly. So the entire pre season or the first month at new club, i usually restructure the entire club from ground and work my way up, sometimes i struggle for half of the season, sometimes i found a perfect player from the beginning. Basically first six months is kinda hit or miss for me, but i do enjoy rebuild everything again from scratch everytime i move club. I usually do loans that i don't meed to pay any wage at all or options to buy for later. So that how i always keep my club not in debt or taking them out from debt. So my only question/problem that i usually had is, do you actually just straight fired your old staff members or do you just wait for thier contract to end?

I do something similar. I clean house when I take over, clearing all the dead (or dying) weight from the roster and replacing them with young players (wonderkid or otherwise). Once I have the core of the team sorted, I'll make a big signing to boost morale (Haaland, for example) and the club's reputation/stature. I arrange a ton of friendlies and alternate between using my first team (once a week) and my youth team's players (for internal scouting purposes) so when the season starts, my tactic is locked in and familiar. I don't often have bad starts as a result. I don't fire the coaches on the big wage unless I have their replacement ready to be confirmed. But I do have 100% turnover in coaches from what existed before I arrived.

@@Remianen yeahh about that big money signing.. I don't manage big club.. i usually stay at small club in lower league around german, England, Spain, Italy, Netherlands, France, and sometimes i go to Scotland as well.. so friendlies is the only way to give motivation and morale boost for upcoming season. I tend not to go to big club because i usually spend more than i need because a lot of money that i had. So usually stick around at one club in just 3 or 4 season then i hop onto the next club offers me a job. Longest time i ever be at a club is at Liverpool (8 season). I rebuild a mid table team into 7 UCL and 6 epl title. That's is the best save on my fm20. I retired at age 74 at Liverpool lol..

@@liamjones9115 You're absolutely right. I don't gravitate to the Barcelonas and Real Madrids who run up ridiculous amounts of debt. I do prefer mid table teams in the 1st or 2nd (or 3rd) tier of Spain, Germany, and Italy, whose debts can typically be cleared with one (good) player sale. When PSG is paying $107 million (upfront, no clauses) for Maximilian Arnold after 1 good season, doesn't take much to jump right out of the proverbial fire. Or how about Man United forking out $86 million (with clauses) for Juan Cruz after he helped Malaga get promoted to LaLiga? In neither case did I transfer list those players (Arnold was my captain ffs) but I'm not turning down ridiculous money like that. And after I clean house after taking over, I can typically afford to shell out $130 million for Erling Haaland (though I don't - I prefer Kaio Jorge, Sebastiano Esposito, Joao Resende, and Joshua Zirkzee who put together cost less than Haaland). But big name signings improve morale (generally speaking), which is why I used that example.

For friendlies, I have better luck with making Cup competitions. You will usually get TV money from it as well and seems to give you a lot more money in general.

One thing I must say is that big clubs have things very, very easy. I'm in 2028 and my Premier League club got 1 billion budget. I just sold the old and expensive players and started buying 16-20 year old low wage wonderkids that in 4~5 years are sold for a bunch of money. Even though it's the same method, big clubs and small clubs are very different to manage.

These are good tips even for clubs in real life. For example, Brentford looked at the academy and thought: "it's not logical to have an academy financially". So they only have a B team that is very interconnected with the A team. And this B team makes players ready for real football and makes money by helping club selling players.

In regards to Friendly’s, I’ve always found scheduling Friendly’s with the smallest teams possible creates the most amount of money. The smallest teams cost me $500 to play against but I get about 12,000. The bigger teams cost me like 3000 and I get 13 or 14,000.

My tip is organize mid season tours all the time if you see you don't make much money from friendlies. I can't get more than about 5k profit for a home match but when I tour Turkey that 5k profit a game becomes 100k profit a game

Check out the clauses. Some of them are valuable. Unlike Zealand, i had a B team and made them play friendlies every week against other B teams. There was profits which i think helped with the running of the B team.

One thing I do is, I never have scouts except one for opposition scouting. I get all my players from agent. Keep notes of every agents you found so you can search them when you need it. Trust me scout is useless if you're 1 or half a star reputation team like me

Guys, dont afraid of bankruptcy. Bankruptcy is a good thing! When I played Siena, we were in Serie B, we were poor AF, they didnt even give me transfer money. But I really needed players to stay in the league, so I made tricky deals, and accidentaly bankrupted my team. Twice. Then it was taken over by a very rich guy and I got 25 million euro to spend. Its a lot of money in seria b. So we easily promoted next year.

I have done 2 billion dollars in player sales & bought players for 1 billion in 10yrs with Chelsea. The club is debt Free & has 900 million in the Bank 🙂

What about rising up the leagues as a way of increasing money (TV, sponsorship)? I started with Dessel in Belgium, in debt and gone up both years I have played. I am waiting to see where we stand financially after the fisrt year in the top division.

Not sure if you'll see this Z, but there's a great podcast by the Athletic called "Beyond the Headline." They did a multi-part look at the Countinho transfer and how it fundamentally changed the football landscape (especially for Liverpool to get to where they are now). I bring it up not _just_ because of you mentioning the player in this vid, but it's a real-world example of what you tell people when they say they've got a massive offer for a player come in. Only do so when you know you've got the targets you want to use the money on.

I'm managing an Indonesian custom team in FM19 and the club always spends around $75 000 to $85 000 Australian dollars every time we travel away for travel costs. Got no idea how to fix this but this is the only reason why my small club is in massive debt. Anyone know?

@12:10 that is the most reliable way to make a quick buck if you need it.. Especially against bigger clubs.. Sales of cards alone can make your season in lower games. If I have some time on the schedule to fill match or get match fitness then I always turn to friendlies.. Especially if you got a decent and relatively large team that makes rotating easy.. I am the opposite of you and I suck at transfers but I am very good at Individual player development even in larger teams.. My current team is exclusively home grown player, typically I choose the best each year.. Rotate those in and out the various youth teams or first team and then after developing them I sell them.. The sale of the average player alone each season (sometimes up to 5 and highest 8 players) pays both my wages and expenses and any big sales are reinvested straight into club facilities which improved every player.. I rather invest 50 mil in club facilities then a single player at any time.. My biggest purchace in a 12 year long game was a central midfield worth 4 million or something.. While my biggest sale was a striker for 55 million..

I'm playing as Boston Utd and I've gotten promoted to League 2, but my financial projections are frankly depressing. They're also fairly accurate, as I've lost £350k in half a season while comfortably under my wage budget! I've got roughly £600k in the bank, but that's because I got a super lucky youth intake in my first season and sold a promising young striker to Blackburn for £500k, then sold a youth goalkeeper I signed from Dulwich Hamlet for £1k to Notts Forest for another £500k. Without those sales, I'd be in a hole already. Feels like I'll need to get promoted back to back all the way to the Premiership to not go bankrupt. I feel like I should probably disband my youth team, but then again, my youth team is the only reason I currently have any money at all!

How full is your stadium on average for league games? Board may sanction an extension if it is full enough. Always ask the board when you have money in the bank (i.e. after a big player sale). Match day income is one of the few things you can try to influence outside of players and staff. Increasing your 'financial footprint' is key. This mostly happens organically as your club stature increases, sponsorships increase, more fans, increasing prize money, increasing wage bill , etc. etc. Expanding the stadium at every opportunity is a way of boosting this process. Also try to stay in the cup competitions until the top sides enter, and hope for a trip to somewhere big. A million or two from a trip to Old Trafford could buy you a new stand. And use loans to boost your squad quality relatively cheaply. Even consider being a feeder club to someone with a good youth set-up like a Southampton, Middlesborough, or one of the Old Firm, to maximise your chances of getting their loan players.

​@@gavmango2949 My attendances are steadily growing but I'm not filling my stadium yet. I'm a feeder club for Leicester City and it's definitely helping me out with loans. On the pitch my team is performing great. I'm top of League 2 at the halfway point and my goal difference is about 30 better than anyone else's. I just worry that my expenses will catch up with me. I've had a £350k offer for one of my CBs recently, but I'm reluctant to sell him as he's the only team leader in my squad and my captain to boot.

Is it possible to pay off bank loan debt ahead of schedule at a club like Manchester United? Or do you have to wait for the board to clear off something like that or for the loan term to end? For context, i had a save with Man U and 6-7 years in and after multiple PL titles, champions league victories, and removing deadwood from the club, i was still carrying about £135M in bank loan debt. Never could find a way to make a lump some payment even with around £800M in overall balance.

In future you need to offer him out for nothing and hope he accepts your offer instead of the boards. If he accepts yours, you can reject it at the last moment

To be fair, I'm the complete opposite with bonuses. It's probably not financially healthy, but I'd rather pay a player a bit more on the weekly wage in exchange for them having zero bonuses.

Financially it depends on the player, a 30 goal a season striker who plays every game you’re probably better off doing that but a player who barely gets on the bench bonuses are the way to go

I try to move smaller bonuses like goal bonuses to competition bonuses like winning the league or champions league, that way I've always got the prize money to pay it out of and I get a nice chunk of change.

Doesn't work in FM. Look at many FM KZbinrs. They completely ignore their youth teams when looking for talent, instead choosing to run out and buy players. That's exactly what Barca did. Would YOU have played Moriba instead of selling him for a bag of footballs? In FM, once you're a top-6 team in a top-6 league, you don't need to develop talent. You can buy ready made stars every year and still remain solvent.

The issue is Barcelona spent 940 mil on transfers in 5 years...which is fine.... except that alot og that 940 mil was spent really badly... signing Arda Turan for 34 mil euros and releasing him for free a couple of years later...120 mil on Coutinho and Griezmann, 54 mil on Pjanic and let them go on loan etc...... all these money down the drain...literally... If you went on FM. And spent like Barcelona did. Buying players for 100 mil and loaning them out...or letting their contracts run down.... you will be bankrupt too..😅

When it comes to clauses, watch out for the "match highest earner" one. :P Blyth Spartans, newly promoted to League 1, signed a 30-something y.o. five-star player at £1100-1200/week with MHE on a three-year deal, expecting to stay in L1 for a couple years, and he could be the daddy leading the kids towards the Championship. Two years later, this half-star "decent player for most Vanarama National sides" almost-40 y.o. is making £60-70K/week (not) playing for a PL club with a full year left om his deal, because I "had to" sign a released Leroy Sané on a free transfer. Thank goodness for Premier League TV money. :'D

In my Arsenal save ive been successful, issue is i started and didnt stop putting silly amounts in installments whenever I wanted a player but couldnt afford im still doing well just i only get 30% or thereabouts from transfer fees

I started with HSV in FM21 and they are 90 milion € in debt. But I payed it all back after season 3 ended, because I instantly went to the 1st Bundesliga, and went into the Champions League in season 2 (somehow finished 2nd). The third season the Champions League alone made me ~ 50 mil. However, my biggest spending was 5 mil. € for signing Thiago Almada. It’s all about having a shorter squad, and not spending ur wage & transfer budget (free agents and loan help a lot). I managed to loan and sign Moukoko after his contract was due to expired in season 2 and after season 3 he is probably worth 100+ millions alone 🤑. Patience is the key and keeping a high balance in the bank 🤓

Long term its loan army, that is how I do it, lots and lots of scouts, keep badgering the board for more scouts, get them out in all the cheap wonderkid areas and hoover up as much talent as you can, all the end of contract, minimum fee release clauses, low rep clubs etc. negotiate no or little sell on clauses and get those players in even if they aren't going to develop into first teamers because send them out on the right loans (playing, good league for their ability, good training) and you will make profits over and over. Allowing you to then to keep the players you really want who will keep asking for bigger and bigger wages in line with like PSG, Real, Barca etc. so to be able to pay those players like £150k, £200k a week etc. you need to flip the 4 star potential guy for £30 million who you paid for £3 million on a release clause from Columbia. I once signed a player from a South American country for less than a million, he spent 4 years on loan at various clubs (better leagues each time) became an international and Man Utd bought him from me for £100 million, even though he hadn't played a single game for me.

It's even more unfair managing a super club as you have the money to sign cheap and go high. At United I sell squad players to fund transfers and I usually sign people cheap and send on loan for a work permit to then sell a few years down the line.

Arrange a "League" type friendly especially with higher rep teams. This is 3 back to back days of matches which means you can squeeze more into the same period. If the opposition teams have a large enough rep, this will translate to tv broadcast as well meaning additional tv revenue. Get higher rep teams via: 1) getting a senior affilitate 2) making sure arrange friendly is added during player sales to higher ranked clubs.(this alone can easily be worth 10k-100k) 3) selecting much larger rep Lastly trial players can play in friendlies. Wanna minimise impact on your dynamics? Wanna play and earn money from friendlies during season? This is how you do it. In lower leagues, I can earn my entire season's player wages with a little luck in opposition selection.

I am in sacavense a team just like oriental dragon After first season i got to the 3 portuguese league After that i got promotion again to the second division Know in third season i am mid-low in the table probably not getting relagated The problem is i am 500 k in debt with 2 mil in debt in projection until the end of the season I have such a low revanue from sponsors I was hoping to go to the first division to balance my debt but this will not be happening this season My most valubles player are worth 100k 60k 30k

So I manage City and and I currently loaned 3 players to Coventry and for some reason there's a bug with that team I believe because they offered me contracts for each player and I maxed them out so for each player I'm getting +55 million for the whole season.

doing Bolton saves they have a 20 mil debt? but I promoted 3 times in a row and then the debt suddenly paid? I didn’t sale any player tho and always -500k payroll in every transfer window. but now in 2025 I won carabao and financially stable

Got hired at a club (8th tier England) three quarter of the season already gone. Now season is over got to the play offs lost in the semi final. Made a profit (not much give or take 20K) Almost everyone their contract is to expire now. So want to sign some for another season. Guys on 25£/week suddenly ask 100 a 150£/week. They all get kicked out. I will find others lol.

American Database in FM22. Although financially, we are doing well, on the PROJECTION tab, we are projected for a loss for the current and next 2 seasons. My teams biggest expenses, to date: 1. TRAVEL - 24% 2. Ground Maintenance - 20% 3. TAX - 12% 6. Game Day Expenses - 7% By comparison, Player Salaries are just 9%, Youth Setup - 7%; Staff Salaries = 4%.. Rest of the expenses are trivial. But Travel, Ground, Tax, & Game Day expenses account for a combined 73% of my team's expenses!! How do you cut those expenditures? What I don't understand is why we are protected for a loss, when expenditures total $13.5 Mil and our income is double that ($11.5 in Merchandising Sales, $2.7 mil in Gate Receipts, and the rest of the income from other sources including player sales. We have 0 Debt/Loans. Overall, we are rich in comparison to the league, so hopefully in good shape, and on track for another promotion.

Try to keep many players of you feel you're around mid table, dont sign too many players and dont sell anyone, this will keep squad cohesion good which often means you start well and in my exp you reach european football and then you can get top level players that summer.

@@lxxkxlly1783 like Eduard said, keep a team together as much as you can, and Zealand said, sign great young players, bit harder due to Brexit, naturally, but I'm sure you can find someone hiding in Brazil, Argentina so on but another option, throw your eggs in 2 baskets, the EFL cup and the FA cup, if you accept you can't break into the top 7 and thus into Europe, just try to get into the Europa League through the cups, that'll give you a boost in reputation, and more importantly, money, just by being in the group stages, even if you bomb out immediately, it will give you some tools to work with to push yourself further up

5 Years in Stade Rennes now.... just get my first double after winning the league last season. Financial status is rich and now still have 100+ mill in club banks on cash flow and also new stadium in coming... Yes, selling best players is hard. But how about selling loyal players that are will to die for your team? Still crying after selling Bourigeaud when he is 30, Terrier when he is 28, Hunou when he is 27 and Doku after winning my first league title. With exception of Hunou, others manage to win the league with me.... (never sad of selling Camavinga. That dude was a jerk throughout my whole career. Doku is a god in both personailty and work rate until he sincerely ask me to sell him for new challenge).

This is a somewhat appropriately timed video from my perspective. At the end of last season I promoted through the playoffs to the Belarusian highest league...and my board promptly had to take out a $1.3M loan to install undersoil heating to bring our stadium into compliance with league rules. The problem is that I don't have a player valued at $20k, so selling players isn't going to help me much. The best cure for my finances would be to qualify for Europe, which barring a miracle is still at least a season away (we're currently 8th about 2/3 of the way through the season about 12 points out of European places).

The AI had totally messed up the financials of Inter Milan I took over.... insecure status on a team that was competitive in Europe. They had 3 CAMs, 2 old left wingers 2 young left wingers 1 young right winger (and nobody else over there) Alfredo Morelos from Ranger and a lot of new gens.... that had potential but not the quality to start for a bad Italian team. I sold probably 5/8 players within the first week. And magically suddenly the finances fixed and we could buy a keeper new gen out of Nigeria who's 6'6 incredible potential and only cost me 2 mill
