Buying a house is much different than buying a mutual fund. Then buying a real estate rental is much different than buying a house to live in. A little more research is required for this. 😉

Look, i invest with a professional trader who helps me trade stocks, options and forex, that's all i currently have in my portfolio and i must say i have had very profitable weeks since Mr Jordan Arnold began managing my entirely portfolio and handling day to day trading on my behalf. So when i recommend stocks and Forex i really know what i'm saying.

I've been running a rental property business in NE Ohio for about 10 years now. We have 14 units in 2 cities. I manage everything myself 100%. We have moved as much as we can to automated processes, rent payments, issue requests, etc. My single biggest issue is finding contractors that aren't scumbags and aren't going to gouge me. I'd say at least 75% of the time I just end up doing the work myself because I can't find someone to do it. This is literally the only thing stopping me from scaling right now. It's such a massive bottleneck Any advice on finding trustworthy contractors?

Banks have credit cards and lines of credit and so on . But they do not create the interest. That is up to the user / borrower to create the interest. Its 7 people at a game of musical chairs with 6 seats. as each person is eliminated the pool is reduced further by removing another chair. And so it goes against us.

I can tell you where I am at 19, and where Robert Kiyosaki started: The military. It does allow you to save for an investment, and it teaches you leadership skills. You'll avoid where everyone else gets stuck as well, and that's the college debt. It's time served, though. Kiyosaki once said about service "Life and investment is gonna throw you bullshit, and you have to be tough. If you can put up with the bullshit in the military, then you have a chance." Though that's by no means the only way. If your parents have no money to give you, that's just a safe way to go.

Writing down your goals (also called a business plan) , Building a dream team (lawyer/accountant etc), raising money (family, friends, banks.investors, etc), then common knowledge of having licenses and such to conduct whatever business youre into would be a good start! update me on your progress :)

It's the right decision. There are many affordable houses in the US housing market. You look at the housing market in Canada, New Zealand, Australia and the United Kingdom. Incredibly high house prices (like 10x or more salary).

This advice is only for USA, because in EU we have control over households, over prices on rent, bank controls that you took real estate for yourself and not for making business, so if bank will know in EU that you took credit and then rent your apartment, they will screw up % almost twice and you will have a problem with tax agency, because you earn and don't pay taxes, but you can not officially rent apartment that have been on credit, it is illegal, so you also can open small company at rent that because it still is bank property so government not allowed rent apartments for someone else and this payments reinvest on paying debt. No. It seems that only work in USA.

CoreLogic shows 20% of low cost homes and 10% of all more expensive homes are purchased by investors. That 20% is 3 times higher than it peaked at just prior to the 2006 home price highs. What happens when we hit a recession and credit drys up? Case shiller home price index is higher than it was at the 2006 high. I think housing is a bubble 2.0 caused by quantitative easing/cheap money (pushed investors from bonds to other asset classes including RE) and investor explosion. It started as a great place to invest...but I think once we hit 2016, 2017 or so things weren't good deals relative to what they would be without a heavily manipulated credit market. Put more simply, there are way more real estate investors today than would have been if markets weren't distorted. Those investors won't be able to invest once we have a recession because banks won't lend to them. Home prices will probably drop. Not a guarantee, I'm still thinking on it.

I have a question to help improve my education on the matter. I have a friend who is a new real estate agent who has sold 4 houses as of today. I was wondering if I should invest in, say $1000, into “his business” at a percentage for a short term of say 6 months, is there a percentage that I should suggest? Only way is to save money stop over spending and be debt free except for maybe mortgage.getting into your second property with a bunch of debt and no money is just asking for trouble to show up. Im currently same position you are, paying off all debts and hope fully by end of next yr have 20 or 30 saved for a down payment on second property with a partner leaving some money in the bank for emergencys. Water pipe broke or furnace or leaking roof , broken toilet thats easy $500+.

I'm just north of Seattle. I used to live downtown and loved it but these days it is disgusting. Even outside of downtown Seattle is horrible now. I'd say 90% of Seattle's homeless is not from local people. The homeless problem we have has been attracted to the area from refusal to enforce the law by our idiot city council. The local community is not happy with these government POS in office. Seattle is also starting to have more legislation that directly affects and restricts landlords on how they are able to select their renters. I'd just not even bother with Seattle.. but who knows. Maybe there's something there. I'm just in the beginning of learning about real estate investing.

Chris it depends on your lifestyle. I grew up in Hawaii thinking I’d love California but boy was I wrong. The main reason I don’t want to stay here is because of the high cost of living. I just don’t think it’s worth it and it’s overhyped. Yes it’s a great place to visit on vacation but in my opinion not a good place to live. If you don’t mind living paycheck to paycheck and have liberal views, California is probably the place for you. I personally want to own my own property and have different goals that I would not be able to accomplish in California

What Kenny is getting wrong is credit doesn't always tell whether or not a tenant can pay rent. You might pay the rent, but you might fall behind on your credit card bills, so your credit will be damaged. Its half assed to assume bas credit means bad tenants. Credit is a bit overrated in this country.
