but, their situation is continue to be same as right now, since they are Investing the whole amount from Land into MF bulk/SIP right? They can keep some emergency fund of say Rs. 5.0 Lakhs. Because, she said the whole income is matching with the expenses right now.

The car loan EMI for 2 years @15k p.p comes to 3.6 lakhs and she's saying that the outstanding amount is Rs. 6.5 Lakhs. This is not adding up and I'm surprised Ankur didn't notice this.

Ankur I could be wrong, but if she's earning a 15% return annually: 72/15 = 4.8 years (nearly 5) So, it would take approximately 4.8 years for her investment to double at a 15% annual return.

Sir, MFs are not guaranteed to generate 12 - 15% return per annum. MF can generate more return if one can invest hard earned money at market dips. Etf is better than MF. She can also look at etf where she has a better chance to get a little more extra than MF.

I am totally against clearing home loan. My home loan interest is 8.5%, if I discount tax return, it is giving effective interest ~7% after factoring in the volatility of interest. So this is cheap money and keep on continuing the loan and that extra money you are planning to put in home loan, put it in index fund if not mid cap or anything more agressive. This will appreciate much faster and by this snowball effect you will get enough money to clear the home loan. Yes I know a huge loan adds pressure and sleepless nights, I do have only home loan of 42Lk, but get used to it and focus to increase the available amount at a rate faster. 7% effective interest in home loan vs ~15% return from equity. Do your excel math.

I am disagree to selling the ancester HOme fo rs. 60 lakh . beccause this is the hard earn property by father in law which not easily understandable by new age Bahu. take there opinion (father in law) ... as property is not made again and again... instead of that you can rented that property........My Thoughts

People buy big homes, big cars and then the debt trap starts. Then comes spending part and everything goes out of budget. No savings, No MF, No insurance. God bless this country and taxes. How my grandfather run family 6 kids and his parent wonders me😮😮😮

from the point of income growth , it may be good financial planning . But, no consideration or planning made about expenses and inflation which would also be increased by the passing of years.

Selling the ancestral house to close the home loan should be the option to avail. The family will save on property tax. Also selling the property for 60 lakhs will attract 30% tax so the lady will be left with 42 lakhs and not 50 lakhs. Pls correct me if I have got anything wrong.

Nice to learn these things practically from someone's life but I found Some mathematical errors 1. Home loan 45k per month for 48L, 9yrs left 😢 2. Car loan 15k x 12 x 2 = 360000 but left is 6.5lac. Anyhow thanks ... wishing Mrs Komali all the very best

Firstly I liked ur suggestion but I have slight difficult view point and suggestion. Correct me if I am wrong. 1. Ancestral property should not be sold. Since it’s valuation is 60L so I am assuming it could give around 15k rent if not value addition should be done so we provide some basic semi furnished place or split the house to rent for students so u earn 15k which is car emi. So all rent earned goes to car emi. Which is like money earns and pays luxury 2. 9% home loan is quite high. This should be restructured. ie retake a loan with bank which gives around 8.5 atleast and increase the repay tenure to 25years. Which might reduce emi and what is left 45k-new emi should be paid directly the principal amount. So if new emi come to 25k as u are increasing the 9yr payment to 25 years .

Warikoo sir is suggesting to invest 100% in equity and at the same time calling it “safe” investment :) I wish he could open the riskometer for all these funds and show where the needle is pointing.

The riskometer that you're talking about is because mutual funds have to follow SEBI regulations and SEBI aims for protection of retail investors. But if we think practically, nifty50 is a safe investment. Do you really think companies like Reliance, Britannia, Eicher Motors will become zero ??? It's 99.99% impossible and if you want to make money, you'll have to take that 0.01% risk.

I have seen a complete stagnation filled phase of Reliance for more then 5 years where the stock did not even move 15% in 5 years. 1, what if the inlaws dont allow u ti sell hiuse or dont transfer the sale amt. 2. Mutual fund and stocks are good in a bull market , some of the funds dont last more than 5 years. MFs are a scam 3. Suggestiin take another loan and create and another avenue to earn, hysbands increase in incime is welcoem 4. All home loans only float upwards not downwards😂. So prepay 5. Gold is the best onvestment is the long run. Rest is gambling in stock market for 3 to 4 years ,earn a return of 80 to 100 💯 and come out saving your skin.

I have observed that the miscellaneous expenses like clothes, electricity bill, car insurance, other expenses are not included in the list of expenses. Wouldn't that have an impact on the calculation that was done? Just my 2 cents 😊

Some quarrel happens with in-laws ..it’s quite possible in this fast paced world , they will not have own house to live ! In-laws should not agree to seek that house 🏠 😊

Not connecting with the all other ideas except the not paying the car loan. It's very easy to say MF makes return 12%, but its not guaranteed, so the family will be in the same scenario where they stand today, even after selling ancestors property. Better will be rent out that property, will generate some cash flow, helps family in thier expanses. Another thing can be done restructuring the loan & increase the tenure, so it will reduce EMI. Whatever lady earn could invest & take risk on it, even she failed, will not hamper the family finance.

Ankur Bhai All your suggestions are good financially but, in this episode im not convinced with your consultation psychologically. When she said she'll do stocks and want to learn more about it, it was clear that she does not want to go back to salaried job/any new work. Then where will she get capital from? Ancestral property? Husband ka property? The only solution here was to work more by husband wife both, get money and pay your loans. Selling ancestral property shows very bad psychology. In history, no rich man is rich by selling ancestral property.

Banker here. Don't sell the ancestral home. Approach the bank and submit a request to increase the loan tenure by another 5/10 years. The housing loan EMI will be reduced and you will have breathing space to manage current expenses. Then whatever additional income the lady or her husband generates, she can pay the bank which will reduce the principal amount. Housing loan does not have pre payment or part payment charges at least in govt banks. This approach will save her from selling and ancestral property, her current housing loan EMI will be reduced and the amount she saves can be utilised in investing in MF or any other savings assest.

How it possible, if they increase the loan tenure then intrest money also increases, And if they repayment the some money every year , will bank reduce only principal amount? I think bank will reduce that repayment amount from outstanding amount, Will bank reduce tenure fro that repayment amount? Please answer

​@ketan_digital146 yes, if they increase tenure interest will increase. The prepayment we will pay will be directly reduced from Principal amount not from outstanding. You have the option to either reduce tenure or reduce the EMI during prepayment.

Hai, Instead of investing 25lakh in mutual fund. Complete home loan and car loan after selling ancestor property, Remains 60-50=10 lakh in hand approximately. So now invest this 10 lakh in Mutual fund first, then do SIP regularly from your salary. Overall immediate all loans will be cleared and also savings will be done, instead of keeping the loans for other 4 years.

Just a question, is the car loan really @7.50% ? I am a working bank professional, and repo rate is @ 6.50% & considering last time rate changed was February MPC. I have an educational loan from SBI which is pretty minimal considering Government provides rebates to students who study on TOP 15-20 university. My Education Loan is now @8.5% which was at some point @7.5%. Request to cross-verify the interest rate once again as it might impact your repayment cycle. Thanks.

This is not good plan, currently couple is facing money crunch Whatever money comes it goes they can not enjoy life and do saving, Ankur plan is good for Education and saving. Bu they will not enjoy day to day life, it is better if 60lkh spilt in 30 lkh 30lkh If 30lkh gives 14% year it gives 4,20,000 it can give 35 per month which is good for them to enjoy current life

Man this lady is an example to whom you shouldn't marry. She has put her husband so much in dept, don't earn a penny by doing a job or business and want to sell her father in laws property to clear the dept. Are you mad or what? Even if she gets 1 crore in hand to clear the dept then again she will fall in dept trap due to her mentality. A 7 year old Car loan still have 6.5L outstanding that means its an very expensive car that they shouldn't have purchased as they already had a big house loan. For a family of 5 you neither need an expensive car or property that she holds. Its just luxury that she is doing. Stock market is what everyone is doing now a days, it never gives a stable income to the family, hence its not considered as work. My suggestion to this lady will be to go out find a job, earn some salary and they she will know how hard it is to buy a house that she is planning to sell.

Basic things; 1. Selling In laws or ancestors property in not a good idea, it looks like a dumb thing. She is not thinking by value of their hard earned money. Also sure that her inlaws will not aggreing with her thoughts. 2. Instead she can work & or minimize with the expenses. 3. 3 Lack is a good ammount which she has, can prepay partial car or home loan. She can invest it & earn more money will cover other expenses as well. Conclusie thought: One should not buy expensive cars for status symbol when you are not able to pay it's loan ammount. Instead you buy wagon R alto or Tiago which does the same work for travel, rent Or sell it.

There is also no special things they are going to teach these children in an “international” school. Other than extract more and more money from people there is literally no benefit in going for these kind of schools. Children can study in a decent school and be fine. This is my thought.

Let me clear Ankur it does not work the way u explained I have been investigating for the past 8 years and I know the reality.. First thing 99% of the time In laws will not agree to sell their house unless this guys are too lucky and secondly in the 1st 4 years of investment the corpus will not be double because compounding works in the longer run not in the initial 5 to 7 years. Don't go with the assumption that every year mutual funds will give the same return the way it has given last year. So, your concept has flaws.. Please brush up your knowledge..

Ankur is talking like funds give fixed return every year. Its not true. Ankue please clarify this. Returns are 12 to 15% if u invest long long term. Short term u may lose as well. Clarify this
