I would like to share my thoughts please don't get offended too much when people increase prices for you the reason is the western world have been told Africa is poor, Americans have sold their brand as the richest continent on earth so Ghanaians in particular believes an average American is rich than all Africans this is the story being sold to us which we have bought it. so immediately you say you are from the U.S they think you are so rich that you can afford anything and can buy anything. So as the western world believes all Africans are poor and lives in huts, we also believes the western world is rich and looks like heaven with milk and honey flowing for free! lol ..please i would advice don't go house hunting alone find a Ghanaian friend or counterpart who you trust or is your friend and let them bargain for you, i believe you will end up having the best affordable price and a very good place too.

The same I am from the UK - I've not been to Ghana but Ivory Coast and Egypt. My sister's husband is Ivorian so when we go shopping, we show what we want and he mostly bargains. Some places he says don't speak as they hear the accent the prices shoot up.

Many people are reluctant to buy because of the citizenship situation, please don't criticize people for renting. No one wants to awake one morning and be dispossessed because they don't have a Ghanaian birth certificate. Let these people acclimate in peace and share thier experience so those that follow don't make avoidable mistakes..

In Accra and I’m sure in Tema, people build very nice homes in the middle of lower income or poor neighborhoods because people bought cheap lands from poor families. What happens is that you stand out and become target for robbery. This even happens in the US when your income level or house is way above your neighbors. Please look for a place where the homes are all of similar value then you won’t stand out. Ghana has low crime rate but funny enough the person that will steal from you is the help you hire like the landscaper or electrician you hire to fix something. Good luck...

Great point @Dado Boye and you are totally right! You won't get robbed in the middle of the night by some stranger. It will be working hours by someone you invite into your space. I think the bars and security are for peace of mind as much as anything else. Great comment!

Cheri Watts...please don’t take my comment the wrong way. Most, and I would say overwhelming majority, house helps are happy for the job and will actually look out for your best interest and not steal a penny from you. I’m just making a comment that if in the rare instance that theft happens, lots of cases it’s someone who worked in your house. In any case if someone decides to get house help, they should do background search and take recommendations from Ghanaian friends. Try to meet the helper’s family and that will really help. Also, if you pay them well that certainly helps. House help is an African culture.

Boys quarters are small houses built behind the main house, normally meant for the boys in the family. In my family in Nigeria, we moved into the boys quarters from age 12, once you are an adolecent, you would move in to the boys' quarters. I moved into the boys quarters at around 12 years. The purpose of the Boys' quarters is to make the male child be independent and learn to survive. It is not really meant for maids or house help.It is common in many African countries.

Boys quarters is actually a left over from colonial days where servents would stay, mainly males hence the drogatory term 'boys' when many were men. It is a term that should be done away with. I have never heard of Nigerian sons living in the boys quarters. My father built a house with a boys quarters where the driver, male cook and security lived. The female help stayed in the main house with us. However that was in the East of Nigeria. I dunno what they do up North.

Prepaid is better. You have more control on your electricity BECAUSE THE OTHER OPTION GIVES THE ELECTRIC COMPANY A CHOICE TO EVEN MANUALY DECIDE HOW MUCH YOU SHOULD PAY. Just insist on your PERSONAL ELECTRIC METER, do not share a meter else you could be paying for your co-users.

I was watching the video about househunting in Ghana and listening to your stories about being pulled over and the police in a wanting a bribe of pizza and small amounts of money and the roads being unpaved and electric bill being pay you go It started to sound like not such a great idea to move then I watched your children your children running back-and-forth free with no fear of white people or the police the clan or gangs and then going to seem perfect . This includes “inheritance disputes between different sides of a family, amongst children of the deceased or between the widow and the children, unauthorised disposition of family land by an individual family member, and property disputes between divorcees.” The study also found that double sales or sales by someone without title to the land accounted for only about 13% of the land-dispute cases filed in Ghana.

Tony, the reason the prices are all over the place is that, Ghana have no real estate policy or system. Everyone builds their homes even if it takes 20 years. Renting was a thing since people live in family houses for free...Yes for free!Is recently that second generation Ghanians from diaspora are coming home to build for sale . Also other foreign companies are moving to Ghana for real estate. The dollar real estate market is targeted to Ghanian diasporans and expats who doesn't want to go through the hassle of land to build and rely on the newly unregulated so called real estate market to build for them and is the same for renting. I have to say $850 to 1000 is the most cheapest I have seen personally quoted to diasporans like you. Wait till you find places in cantonment, East Legon area and the prices this idiots will quote for, you mind think you are renting Michael Jackson Neverland Ranch.Again, every Ghanian will say, it's cheaper to buy land and build from scratch if you find litigation free land to purchase. Good luck and don't let them give you 'Obroni Price '

I just watched a recent episode from 'Jasmine Ama's' channel. She was looking at neighborhoods from district 12 through 6, in Tema. The prices were amazingly reasonable for 1 bedroom apartment's so those same reasonable prices must exist for comfortable house's as well.

The reason for that concrete flooring is less maintenance and durability. The flooding issue has to do with lack of proper drainage system in public spaces consequence of improper physical planning by government. Most newly built homes do have green environment along the fence.

We cannot prefer maintenance and comfort to safety and nature. We have to deal with it and educate people not to plaster their houses with concrete, and also the government has to promote open spaces and parks in urban areas. The speed of rainwater on plastered ground flowing through streets, just tiny clogged gutters flowing into nowhere is ridiculous

You guys really impress me. The logistics of your move, closing one chapter, transition, opening a new one, has to be really, really daunting. You're obviously no spring chickens (I hope you understand the term), so the determination required, the focus on details, the financial discipline, the disruption of routine and order. My God, even when in my thirties, I may have balked. In Jamaica we have a parable, 'if you want good, you nose have to run'. Meaning, for you to advance, you have to beat hardships. I just started watching this one, so I'm yet to feel ya'll experience. Having said that, I hated dealing with agents while in Ghana. My recommendation: find a ladies' hair salon and go ask them for homes they knew were up for rent. They would play the agent's role, except there would be no fees!😁 Secondly, to avoid being duped, always pay with a crossed check or with a check in the landlord's name ( that's even if you're going to the bank with them). That would give you a trail to retrieve your money if they're fraudsters.

I have always thought this but as I’m not African American or Caribbean myself I didn’t want to make people feel awaked but the need to change their surname. I have only had this conversation with one person but they brought it up as they was telling my about a friend of theirs who had changed his family name. 2. I have a traditional Akan name, I don’t have a Christian name. As a British born and raised Ghanaian when I go to Ghana people always introduce themselves to me with their first name (Christan name). They assume I have one just because I was born and raised aboard. When I introduce myself they always seem confused or say ok then give me their traditional name.

Tony and Ayo I hope you get one that meets your specs soon. I was going to suggest community 19 and 20, but I see they aren't in your list. Regimmanuel Estates have gated communities there. It's a walking distance to food joints, fruits and veg sellers, pharmacy, a bakery.... The agent fee used to be 5% two years ago. The prepaid is a government policy to ward off defaulters. There's is an app (ECG Power) to reload your card. Please be mindful of flood prone areas. Sharpen your negotiating skills because they'll always smell $$$ on you. I wish you the best. This is for your last video: Careful with night driving. Some street lights aren't fully functional = poor visibility.

Yes and yes @StylingNaturally - The windows open and you can get alarm systems at the mall... or order a generic one in the states and bring it with you (we packed one). The thing to remember is the power outages can impact your system and one that depends on internet can be unreliable. Brother, you gave this old Vietnam vet one hell of a flashback when you talked about barbed wire and broken glass placed on the top of fences to keep out crooks. In many Vietnamese villages and rural or isolated areas the more well off Vietnamese use to do the same thing.
