I recently rang around and several "custom" builders in my state (Victoria), including these guys (GLUX), wanted between $2800 to $3600 per m2 to build a house that doesn't leak air. Note that the cost per m2 of a volume builders like GJ Gardner, Metricon etc. start at around $1600 and go to $2600 depending on what options you want, style and land type. Volume builders don't know what a blower door test is and when you start talking about air tightness, they have no idea. In the end, I decided to build my SIPS house as an owner builder. There are heaps of videos / information on KZbin for owner builders using SIPS and Efficiency Matrix also have some general videos out there that are quite helpful. The cost to build a house as an owner builder will be around $1800 per m2 using SIPS. May vary slightly depending on design and fittings, just like all homes, but it's definitely the better option if you have the time and are handy with tools.

@@PaulyDownUnder builders are tradies seem uninterested when you start requesting about what is basic code in the US and I think it's the time factor. The level of detail required takes time and that cuts into their profits.

It's hilarious, the techniques these builders are using and we Australians pay a premium for here in Australia are basic minimum code in the USA and Europe. Every new house there has to pass a blower door test , here most builders don't know what you're talking about .
