I had a question sir! What platform do you use to find most of your deals? Other than the MLS and loopnet?

Great question! We find off-market deals and there is no platform for those (hence the name "off-market"). If there was a platform, then automatically, the properties listed on that platform would be "on-market". The best deals in real estate are the deals no one else knows about.

@CommercialPropertyAdvisors My bad, I guess I'm asking what is your lead source? As in what type of list do you normally market to? There are plenty of platforms, such as propstream, batchleads, etc that show off market deals based on length of ownership, distress etc.

In this day and age, in the United States, there are a TON of sources of contact records of commercial properties. Getting a list of apartment buildings in the Dallas Ft Worth MSA is extremely easy and cheap. Those are not "leads". Those are simply property addresses and perhaps skip traced contacts associated with those addresses. Actual off-market deals are a very big difference and something that we specialize in procuring.
