Introducing an extraordinary property newly available in this part of Colorado!
FOR SALE - Ranch in the Colorado Mountains. Fishing, horses, equestrian, hunting, mountain, hiking, atv, house for sale, mountain cabin.
See this link for more information
deeplucinski.b...
This cozy 1,056-square-foot home, built in 2015, features two bedrooms, one bathroom with laundry, a spacious kitchen, and a charming front porch that embodies every mountain lover's dream.
The home is being sold fully furnished, minus personal items, photos, and the mounted fish, allowing you to settle in immediately and embrace your mountain retreat from day one.
Currently, rainwater is collected from the roof in cisterns, with the option to drill a well if preferred. Nearby homes have successfully drilled wells around 200 feet deep, offering a reference point.
The property includes a full septic system for sanitation needs, and trash services are covered by the HOA dues. Additionally, solar energy powers the lights, refrigerator, television, etc., supplemented by a large Kohler diesel generator for backup.
Adjacent to the home is a spacious toolshed, while about 100 yards away sits a 60x30 RV garage/shop that can accommodate up to 10 cars, 4 RVs, or 30 ATVs. A fenced area amidst aspen trees is already set up for horses.
However, the real gem is the stunning 53-acre property along the Alamosa River-you own both sides of the river and the river bottom. Four acres are designated for potential building, while the majority is protected by a Conservation Easement, ensuring no future development in the scenic meadow across the river.
Included are four lots along the main road within the Jasper HOA, offering benefits like year-round caretaker services and trash collection. Notably, the home and most of the land are outside the HOA boundaries, meaning no restrictive covenants or building codes apply.
The property borders National Forest on two sides and boasts intriguing mining history. Be sure to explore the video tour for more details and insights into Jasper's past.
Your purchase also includes half of the Senior Water Rights to Jasper Spring, detailed in the video tour by Kerry. Above the 53 acres sits a picturesque, spring-fed pond on a neighboring property, visible and adorned with lively fish-photos included for your enjoyment.
This property allows for vacation rental opportunities through platforms like VRBO and Airbnb, offering flexibility to generate income while you're away.
Don't miss out on this rare opportunity!

Big warning....Hoa essentially is the boss of your land and they can draft new ordinances upon their whims. Worst, they are given the authority to fine noncompliance and set the amounts. If you fail to pay, they can legally sue you and eventually take your property.....and they can be so outrageous as to state your pond is not being cleaned regularly and you are fined five hundred dollars...or the road leading to your home needs grading because its an eye sore...fine six hundred....or the barn needs painting, fine three hundred....The managers of the HOA,,,give themselves sweet bonuses.

Sorry to be picky...but its a hot button with me. Your pins that link to maps are located near Del Norte...NOT JASPER. I see a ton of Realtors that just slam map pins where ever on Zillow or Homes... Its important to buyers to know the exact location on a overhead map. Numerous times I have seen junk property listed only to have the location on a map located in a more prime area. Come on....attention to detail is important. I work in the Title/Escrow business ... this would not fly for Title work or Research.

53 Acers in a HOA is not a ranch. It might have been part of a ranch at one time. Most HOA's would lose their minds on a real ranch. This is why I never buy in a HOA. HOA is NOT needed to take care of a road. Why give your land owner rights away? Fast way to lose your property and have the bank foreclose on you/it.

@NoChance797 Hi - thanks for asking. The HOA dues are $150 per year (total, not per lot) and the covenants/restrictions, etc can be found in the link below. For this fee, you get a caretaker October - May when the town is mostly unoccupied, a dumpster for your trash, use of the water rights from the Jasper Spring (not necessary, as you own 1/2 of the senior water rights with this purchase anyway) and basic road/gate maintenance for some of the upper properties. www.jaspercolorado.com/jasper-association The 53 acres DOES have year-round access, some of the lots/homes do not.

Yes, very pretty Pretty expensive - $23,000 per acre. Did the owner say at the spring outflow, " . . . during the 7 months of winter?" How far from dwelling is the county maintained road? Plowed in winter? How far to gas and groceries? Can you realistically live here year round?
@DeePlucinski
@DeePlucinski 3 ай бұрын
You could live there year-round, but winter is hard. November - April is pretty rough, you could have 6 feet of snow on the ground. The county plows to your driveway, so you might have a few hundred yards to take care of. It's an hour to groceries.

How much of the property actually has flooded from the river when it's flowing good what is the worst flood part have you had how many acres underwater?????
@DeePlucinski
@DeePlucinski 4 ай бұрын
Hi - thanks for your question. Most of the property is pretty dry year round. In the spring, during high water, the river can escape its banks somewhat, but it doesn't spread out very much. Please watch the drone video linked below. You can see the areas that flood every year as there is very little vegetation. The land up around the house and shop would only be underwater in a catastrophic 500 year flood. Most of the land across the river in the meadow is also dry except for rain and snow. kzbin.info/www/bejne/nmbSk5mkjatpfKssi=4dYavGYa3Bd6AsWW

How high is the house elevated from that river that we're looking at which is beautiful
@DeePlucinski
@DeePlucinski 4 ай бұрын
It's hard to tell in the video, but I'd say there's a four-foot drop or so - a berm, or bank, about halfway between the house and the river. Additionally, the house is elevated, requiring five steps up to get to the porch. It would take a catastrophic, 500-year flood for the water to damage the house.

@DeePlucinski
@DeePlucinski 4 ай бұрын
Hello - It's a pretty tough winter up there, a LOT of snow, but the road is plowed and accessible year-round - at least to this point. There's a caretaker who lives in town all winter and watches things. Most of the homes are vacant, but a few people stay through. There are some fish in the river, but not a lot. A very high mineral content keeps the fishing from being exceptional. You could dig out some holes in the river bottom and add J-hooks then stock your fishing spots. They would be fine for the Summer, you might have to add to the stock every year or so.

Can the new owners hunt and fish on all the land? Does the ‘conservation easement’ allow for access or just looking?
@DeePlucinski
@DeePlucinski 3 ай бұрын
Hello - yes, you can hunt and fish on the property. The land borders National Forest, so you have millions of acres beyond your land to hunt as well. The conservation easement definitely allows access, just no permanent building. So you can enjoy, ride horses, hunt, fish, etc, you just cant build a house or barn out there. There are 4 acres of higher, dry ground by the house for building. More details are available here. deeplucinski.blogspot.com/2024/07/20970-forest-service-road-250.html

I know nothing about HOA how much control does HOA have over your property? Can they steal your land?? Who actually owns the HOA what company?????
@DeePlucinski
@DeePlucinski 4 ай бұрын
Hi - thanks for your question. First of all, no - they can't steal your land. It's a group of homeowners who run the association. There's a board who make and enforce certain rules to keep the community pleasant and safe. You pay dues, $150 per year, so that the community can provide some basic road and gate maintenance, a community dumpster for trash service, water quality testing on the Spring, etc. They also pay a caretaker to live in town and watch over the cabins from October to April when most of the town is vacant. The great thing about this property, is the house and 52.5 acres are outside the boundaries of the HOA. They have no say whatsoever in your land or home. You have about 1/2 acre (separate parcels from the house) that are inside the HOA. Just vacant lots. You pay the dues for those lots, getting the benefit of the dumpster, etc - while living outside of the say of the regulations. Best of both worlds!

Yes, the HOA can take your property from you if you don't pay the HOA fees and they add up over a period of time, or if you continue getting fines for doing things you're not supposed to or maybe not taking care of the property that's under the HOA properly then they will fine you.They can take your property that way , if you don't pay those fines.
@DeePlucinski
@DeePlucinski 3 ай бұрын
@@russellzigler2180 I totally get it... but only 1/2 acre is subject to their rule. The rest is on a separate parcel outside of town that they have absolutely nothing to do with. So you pay the $150 per year on a tiny lot that you'll never build on, get the benefits of the HOA, but they have to leave your house, property, barn, workshop alone. The 52.5 acres on the river are completely outside of their realm of influence.

@@DeePlucinski is there high cancer rate there from the mining? Towns like Gallup, NM water and land is considered contaminated water from groundwater sources of their mining operations and activities. The water’s in most of the affected lakes in Arizona region’s even lake in Prescott , looks nice but contaminated. The guy mention in the video that one of the mines blew up in that area is that area located on the area there on the land for sale? Wondering were there people inside that mine when the explosions happened and occurred? If so did those people make out of the mine or how many people are buried there from the mine explosion explosion exclusion is it considered a possibility risk to the environment or the people of the area are open areas where people or animals fall in to the old mine’s fault opening’s? There’s been fires damage’s in buildings or surrounding in the past that have caused the water to be contaminated with toxic chemicals, metals or wastes?

I'd be damned someone come tell me they don't like something on my property. I'm not the only one that feels that way either. Why don't you dump the H.O.A. and charge 1.5 . I bet it would sell then.
