My husband and I love this property , love all of the wilderness , it's like "heaven on earth" ... Nice , peaceful ... Be great for a bug out place .. we would buy it if we could get someone to work with us , we live on a fixed income , both of us are disabled ... I would put my feet in the water every spring and summer day ... And to splash under the water fall with my grandchildren ... We would love to see what all mushrooms that we could find , and all the things to forage so each generation learns ... I have fell in love with the beauty of land . Absolutely beautiful! If I had the money I would buy this property in a second and start living in a tent until I had my off grid home built. The city is truly sucking the life out of me, not to mention the people.

As for the cemetery, yeah it's a little creepy but my thoughts are the ones buried there loved it my suggestion would be mow the cemetery put a nice little white picket fence around all the headstones plant a few flowers at the headstones and show them the respect and show them that you to love the property and will care for it they're not going to bother you

Why creepy"?Will a brother, parent or child be creepy after they die? What a weird concept when the dead are the most peaceful. You can assume the ground is tear-stained in sorrow and love! I would gladly care for the graves if they come with the property and honor their long gone lives and their hard work if they were the ones who cleared this piece of land so beautifully. One day we all go where they are. To me, you are creepy now....and somewhat immature .

@Melvin Moore Exactly. Show them a little love in return by cleaning it up a bit and a white picket fence. Just what I was thinking. Family cemeteries don't put me off a bit. To me it's history and makes me feel like the caretaker of someone else who had the same dream as me. These folks came when the country was wild and unsettled much and carved out a life the hard way and they deserve our care and respect.

Born and raised in Ky. Beautiful place to live. I've been looking the last 2 yrs for 5 to 10 acres. Either wrong area or to high. Or restrictions. I love being in the country. Privacy. I sleep better no noise. No fire trucks or police cars every day. That the city for ya.

I would love to have such old trees on my property. I would be so proud of them - all the history they have seen, how they have made the forest healthy just by being there. They have protected other lives and their own offspring. To destroy one would make me sad. I would only do that if my life depended on it in some way. This is heavenly - peaceful and pure.

Colorado is overrated! I bought my house in 2012 for 311K, and it's now worth 650K & rising. I couldn't afford to buy my house today, and it is only 1910 sqft with 600 in the unfinished basement. I'm not even in the mountains. Plus a new California reject moves in every month.

C'mon Brad, Crocs are so comfortable. I overland camp and as soon as I get into camp, the hard shoes come off and the Crocs go on. They are great for water crossing when backpacking. The property is absolutely gorgeous...would love to see the waterfall after a heavy rain. I'm 73 and if I had this property I'd be in great shape in just weeks. My son bought 37 acres and built his home almost dead center and he loves the privacy and sitting on the porch listening to the birds and other wildlife. I can see myself in the middle of 128 acres. At 30:21 looked like a great site for a cabin. I could sit for hours just staring and listening to the waterfall. I'm from Maui and I loved hiking through the pineapple fields to Twin Falls where I would have an all-day picnic occasionally diving from the top of the 50 foot waterfall. The pool at the bottom was 12 to 15 feet deep depending on recent rains.

I live in Philadelphia and lord I wish to be closer to nature far from here. This entire video was exciting for me to watch I loved every minute! I truly believe that nature is really heaven on earth!! This would be my dream to build a home in a place like that and enjoy the water falls, trees, and all the greenery. There is nothing like being around LIFE (green grass, trees, flowers, water, animals) as oppose to concrete. I love the videos😍🥰

I grew up in lancaster PA. Still not quite philly but still east coast. I now live in fairbanks AK. Still 50k peop,e but omg can I get out of town in a hurry. AK is where it's at. Dont tell anybody though. I only told you because I know what it's like wanting to leave PA. It's a love/hate relationship. I do better up here.

@one armed man Do you qualify for Alaska's payments? Some of the residents are paid by Exxon/Mobile and/or other oil companies. Or should I say, they pay the State, who distributed the payments out to those who are eligible. Heard it takes a while to qualify, though,l.

Kentucky is great. I have lived here since 1975. The downside is the extreme humidity and the allergens. KY is the #1 place to have allergy problems.

This reminds me so much of where I was when I was in Job Corp rite atop Mammoth Cave, I wasn't from the city like all the other corp members so sir I was raised up in the country I get lost in big cities you can't loose me in the woods, all one needs is a good sense of direction and very simple common-sense. I would go hiking on Mammoth Cave while I was in Job Corp even though we weren't suppose to be allowed sometimes I ask mostly I just took off their were a few times some went with me I was use to my freedom loved it and refused to surrender it. Kentucky in my mind is the most beautiful in all America well at lest the USA lol;

I bought a trailer for 2,000 bucks put it on 150 acres of land paid the back taxes which was a little over 500 and now I own all of it love Kentucky

I have watched most of your videos showing 100 or more acres and have fully enjoyed them with the fat finger, cheat sheets and comments. However the banter between father and son make this the best one yet. Beautiful property but I have my heart set on another place if I had the money.

@@BradSimmons The problem with OPM is that it has to be paid back eventually and that's with interest too. Until you pay it back, you are not free and it is not really your property, whatever the deeds say. That said, I could borrow 250k, buy the land, sell 20 fat oaks for 100k each then I could have the land, pay off the loan and have 1.75m cash on top. I could probably buy a few more hundred acres of forest with that.

Roger that. There are places , remote, in Ca. but your still in Ca. That’s the only downside. If you had water, power, and a road wide enough for redimix trucks you, well me and a buddy could build a place in a few months. However you need a spouse w/same dream. That’s the hardest bit.

You said honest opinion. Your videos and humor are refreshing!! This is one of your best ones. The back and forth with you and Hunter got plenty of laughs all while seeing a great property. We have a small farm in Missouri and in about 4 years plan on selling and relocating. Dont know if we will stay in Missouri yet or not. But you sure make Kentucky appealing. Keep up the good work. Hi Jon Webb, that's one of the greatest things about real estate - you don't need all the money to buy it --- you only need 20% or so. If it hs a house on it? We can talk about the new 100% loan $0 down Govt loans.

Wonderful adventure you guys! If I had that waterfall and stream on my property I would be complete. Otherwise my little 13 acres kingdom in Mississippi is paradise without grossly harsh winters. We seldom have snow (twice in my 21 years here). Now we are retired and living the good life. P.S. nobody needs more than 13 acres for seclusion or adventure unless they are farmers. An acre of land is pretty huge compared with city living! I like being on grid. My area has NO BUILDING CODE, only septic inspection and NO PERMITS. Wildlife abounds on Mississippi property as well. My little farm has everything on your list except I rarely encounter turkey close by. Yep, just need that waterfall!

Absolutely gorgeous. I loved just going along for the ride. By the way - you might want to check with AAA to see if they would really go back there to pull you out. I got stuck on a 4x4 road in Michigan last week and they wouldn't! Fortunately the sheriff helped.

The cemetery is a beautiful reminder of the people that settled and farmed this land, if I was there I would keep it mowed and clean and put a really nice fence around it with enough space that I could join them when it's my time.

Lexington has almost a 50% black demographics. This area isn't far from there. As long as your kind to others they'll treat you how you treat them in the south.

I would put my tomb stone with the other tomb stones and be buried right there. It is so beautiful and Awesome out there. Just listen to all the birds, etc. I would also put a fence with a gate around the grave yard to protect the grave yard. It wood be a nice Black Iron Gate.

This video is amazing . The graves and the waterfall were the exact bits of inspiration I needed. Just imagining the history there gives me chills. I am going to work my AZZ off until I’m able to buy land like this. What an amazing thing to be able to purchase

That land had a stream and waterfall it is prime realistate ! I wish I had the cash for it. That place has so many possibilities and is so peaceful and beautiful! With that much land you really have freedom and peace of mind ! If State or county would allow it, I would build right over or as close to that waterfall/stream 😉👍🇺🇸🇺🇸🇺🇸

As a Resident of extreme SW Virginia, I am impressed. I’d pack it up and move out there. Looks like a good place to retire to. I like how it joins the National Forest. Beautiful.

Those are generally Pines, Oak trees are superior hardwoods that grow in the midwest. You should sed them in the fall, they are beautiful. One of the few things I miss about the midwest...

We have a plethora of the type of secluded private waterfalls discovered in this video and they are in the most beautiful forests in America. The purest sweet DRINKABLE water, the best climate, the greenest state, the nicest people. Yup. That would be Oregon!

Did you see the other side of the waterfall which you are standing? The other side collapsed, Don't stand so close to that edge, because you don't know if it's hollow or not and guessing from the size of the tree next to you the roots are very shallow, so that's is a indication that it's not safe!! I was holding my breath!!!🌹👍

If I were thirty years younger, and A might bit healthier, I’d buy both lots and build a family compound paradise! My genes are deep in those woods, but I was born and raised in California! I moved to Western Kentucky in 2006, and health fell apart… I’ve yet to make it to Eastern Kentucky to meet my Kin and see where it all began! I still hope though! Thanks for the great adventure in beauty! 💞

What a beautiful state you live in. I can't imagine 300 acres in a county. We have that many in the neighborhood I live in. You guys work good together - loved the banter back and forth. If I had the money and could relocate I'd sure give you a call. What's not to love here! I call it a slice of Heaven.

I've got family in Virginia in the Big Stone Gap area My dad my son live out there but we all came out of the barbourville KY area my great grandparents had property in an area called stinking creek so pretty much we are kentuckians I think Lee county isn't that far from that property you guys showed it sure is beautiful great video shots of the property

This is EXACTLY what I'm looking for....it's just perfect in everywhere for my project. Just one teeny, weenie issue....I'm looking in Canada. :-( That stream, that waterfall, the forests, that huge open field area, perfect for a barn, paddocks, riding rings, indoor arena and hay fields!!! And those trails!! I need to find that property's slightly less expensive Canadian cousin!! Thanks for sharing!!

Love the comment about the survey. That is exactly the way the deed to the lands of our farm in Ohio read. "From an Iron stake xxx chains North to an Oak tree, bearing from there NNE xxx chains to a pile of rocks............." And many of the farms there are on lands that were surveyed by Rufus Putnam and crew. Which means most of them are off on their sizes as one day he might have surveyed from the North while the next day they might have surveyed from the South. So all sales now require new surveys that were done with modern methods. Two neighbors at the top of the hill found that when they went to put up a cattle fence, they had a 15 foot no man's land between them due to the original surveys. Solved by splitting the difference on the new surveys. The fun part comes on the old surveys if like ours, it says to the top of the bank of the creek. And the creek has been slowly moving toward the West. Dummy locks work as it keeps dummies out. ;-) And I've backed a pickup truck and trailer up a farm drive longer than that. But my truck has a locking differential and is a dually. Just for cases like that.

Another great video. Cool little lizard on the gate as you just walked up to it. My family is in the process of finally selling land that has been in the family since around 1857 = 24-acres on the top of a knoll in extreme Northern Kentucky, one of the highest peaks in NKY. It has my great-great aunt's log-cabin-house which was built around 1857. It is sad to see it go, but it is time.

I bought 2.5 acres with a creek and set a tiny home on the highest part, left all the edge trees for privacy. The best decision.

Beautiful! Given the amount of wooded area, I would trim a bit here and there, to make a few quid in order to help finance the construction of living and working quarters. With this much area, the potential is enormous.

...and that “nowhere to turn around” thing, is why counties usually mandate a certain minimum width to roads & driveways. And the sloppy mud puddle?....likely indicates seep-spring oozing to wet the surface...that spot might need a drainage pipe. Seep springs can be a godsend for gathering slow-water, but makes a mess of foundations & roads.

You guys are hilarious. I'm sold on this already but I'm broke. LOL I'd walk with a suitcase. Toten it on my shoulder. LOL I would fence in the grave yard and keep it cleaned and groomed. Try to find any living relatives and grant them access to visit at their leisure. My father only had 5 acres and people would drive up to our house in the middle of the night. Coming in from the back of the property. It becomes necessary sometimes. To attempt to keep vandalism out. In our case it was not territorial. It was to let people know. We were not fond of them pulling up to our bedroom windows. Throwing out beer and soda cans. Especially since the main road was 50 feet from our front door. And here comes a Ford maverick out of the woods behind us. LOL Great video guys.
