Could do with a fireplace in the lounge and I think I would actually put a small partition of some type even if it was glass, between the front door and the kitchen area as I hate walking directly in to a kitchen.

I like the den. If it didn’t have an extra space like the den, the other people in the house would drive me crazy. Lol The kitchen, dining, and living room, is really just one large room, difficult to work when teens are making cookies in the kitchen, so the flex room would save a lot of frustration.

This is the neighborhood of St Roch. The "new Marigny" is nothing more realtor marketing to make the neighborhood "more desirable" .

It is actually the 7th Ward and per city tax assessor says the 7th also carries the name New Marigny (for over 100 years). So the realtor was correct.
