My one piece of advice, do not hire anybody your real estate agent suggests. They go by who gives them the least trouble and gives them the most at meetings... I started up a home inspection company but could not get a bite at first because real estate agents have their inspectors by the throats and the inspectors don't want to upset them.

Don't generalize real estate agents. Not all of them are money sucking idiots. If they do that they can get sued by the buyer for non disclosure. Also, when you started a home inspection company you do realize the buyers are the ones selecting the home inspector not the real estate agent so why don't you advertise towards the buyers? What if they didn't hire because they just don't like your negative attitude towards them?

@@sakygen hah, im guessing you're a real estate agent. If you were honest with yourself, so many people in your industry are crooked, but they rationalize it in one way or another. I've dealt with enough to know, finding honest and decent agents is tough, especially because they are in high demand.

In America 45 is very low pressure too. 65-75 is a safe water pressure for almost all fixtures

Pinhole in copper can also be due to a low ph level in well water. Also a bad anode rod in a water heater will cause corrosion is copper. Old telephone line grounded to copper can eat pin holes in copper.

Highly recommend checking the meter for small leaks. Helps point out any leaks or possible slab leaks or other areas that could be a huge problem later.

this video is very comprehensive and as a plumbing apprentice half the "leaks" that ive come across are mentioned in this video. Get a good plumber who is quite familiar with heating hydronics. check the boiler/furnace make sure its had some maintenance done to it annually. last thing you want is no heat in those cold winter months. ;)

Very good point.When we first got this house it turned out that the boiler had not been serviced for five years.The boiler was old and the company that maufacrtured the boiler went out of business.I installed a six foot electric badeboard heater with a theermostat in my boiler room in case God forbid the boiler broke down or we ran out of oil so at least my water pipes and heating pipes would keep from freezing and bursting.We have a brand new boiler now thank God.

Most areas have septic tank/greasetrap inspectors as well, which I highly recommend in addition to a full-home inspection. These typically are around $250-350 and will help ensure that you won't need to replace drainfield lines or your tank anytime soon. Drainfield lines start around $1,000 EACH and go upwards from there (most houses have approx. 1 drainfield line per bathroom) depending on the depth necessary and the type of line required by the county health department permit.

Thanks for all the very good points of interest. One important inspection I think is important. Toilet tank slow leak. Our house was purchased and this was missed. The water was leaking for years. Thanks for the extra tips to find leaking water valves.

Thanks for the information in this video. What if it looks like the outside main water supply line to the home might be made of galvanized piping? Should I be concerned? As a homeowner, am I responsible for paying the cost to fix it if it were to burst or become damaged by itself?? My home also has poly B piping extensively (date of mfg. 1991). Haven't had any issues. Yet. I'm doubtful if I should even consider replacing it but if I do, what material should it be replaced with?

And,if you like condos,forget about first floor,cause if plumbing its main stack for all drains,guess what will happen in a street blockage!!!.... aside from this,maintenance charges,are there,and rise every year!...cars,aren't protected from weather,elevators fail,and with age...not everyone deal with staircases easily,not to mention earthquakes!!!....to sum up...think well..

Not so much a criticism but a clarifying point I learned during my repipe job: Pressure can still read normal and you can have reduced flow. We had galvanized and the flow was great right when I’d open the fixture but it would quickly drop due to the rust inside the pipes. I wish I had known to look for galvy before we bought the house, but hindsight is 20/20.

Checking the slope of pipe, should be 1/4 inch per foot, vent for drainage waste piping, 3 times flashing of commode of basement toilet.

so we are in the middle of an offer, home inspection was done and owner took care of some issues, HVAC had not been cleaned in over a year(seller gives a $300 concession to get it cleaned) , report indicated hot water furnace is at the end of its life, would need to be replaced in the near future, and there was a clogged master bedroom shower that they snaked but would I be in my right to have the sewer line scoped for any other sewer line issues and HVAC cleaned at the same time since the home is now vacant and home inspection has already been completed?? Buyer had no other offers after about 15 days in a hot market where home go pending in about 3 days

@@jbev0076 Your agent can answer this. I'm a realtor and yes you are in the right to do additional inspections before you close as long as it is communicated and approved by the seller. You can always cancel the purchase agreement though you may lose the earnest money deposit. There is a due diligence window to do the necessary inspections and back out if seller doesn't want to take care of the repairs or cannot come with an agreement and get back your earnest money. This is common if there is septic inspection, pool inspections etc where it needs a totally separate professional to do it. A general inspector is not a plumber, roofer, electrician etc so you can always schedule separate inspectors for these systems of course.

I always add an extra lever type ball valve shutoff after the main, and after that's done I never touch the original main again, just leave it open

I did that as well, after needing to retighten the packing nut on the main nearly every time I used it. Otherwise it would constantly drip.

I was wondering if you could do a video on improving the flow rates in homes. For example i have a 1 inch pipe coming in but then all services are at 1/2". Is there a smart way to just change a few pipes to 3/4" and get reasonable improvements?

Not really, you pretty much need to re-pipe in a situation like that. You could probably play with pressure by getting a pump, but flow rate won't change, what's your issue exactly?

It is dependent upon the amount of fixtures the 1/2" is picking up. If your service is 1" you can run a 3/4" main to pick up your 1/2".

I think you should let it rest a bit at room temp or it might break under pressure.

Run hot water in the sink for about a minute over the ring to allow the wax to flow properly. Setting on a cold wax ring will result in leaks.

Code for whole house clean outs in the south are 3' from the house outside.....who wants sewage in the house?! We also install pop off caps that come off if there is a main line clog, so sewage doesn't go in the house.

I can't find an answer anywhere to this. But Is it ok to have a in-line check valve under the sink? that has no p-trap? I've found conflicting answers. Because the check valve blocks back water some say it's ok. While others say not. I can't find anything about code rules either.

It'll work at blocking off the smell, yes, but that's not how it's supposed to be done, you need a ptrap for every fixture in the home.

Just found out myself that the Main line out to the sewer where there's an elbow (huge) the end cap is cemented on somehow (with actual cement)) So I pray to god I don't need a snake!

@@Got2Learn I'm not 100% sure but where its visible in a small attic its only the stink pipe to the roof. No access points, I found out after the gas company came in to turn the gas back on and the guy noticed that cap under the stairs in my basement. I think I'm definitely screwed.

I think your #10 should be your #1. Many leaks could be identified quickly. And there is no approval needed from the owner to test. But this is a great list for anyone who is looking at a new property. But I’d add one more: does flow change after running water. If you have a largely blocked galvanized water supply, the initial pressure/pressure is good, but in less than a minute, flow will drop. Depends on the block location.

I don't understand. Galvanized pipe is used for water because black pipe is for gas if I understand correctly. If replacing the old galvanized pipe, wouldn't you be replacing it with more galvanized? Maybe I missed something. Thank you.

Galvanized pipe rust inside over time, unlike copper. I had some galvanized connected to my main floor sink. Before I replaced them, it was almost blocked with rust buildup.

Galvanized pipe is a no no in the Canadian plumbing code. If your using a threaded pipe connection It must be brass, stainless of an approved plastic. Any licensed plumber should not be installing any galvanized piping

@@TheOracle313 a lot of times if your on a private water system and your experiencing water volume/pressure problems. It's usually a galvanized insert fitting or a combination of galvanized piping around the pressure tank that has chocked itself off.

How about ancient brittle CPVC 😁 I've got nothing against CPVC unless it's old. I have a Frankenhouse , Copper, CPVC and PEX. PEX is the long term plan.

@@ibrazeau3044 Poly pipe with copper or brass fittings with copper rings isn't too bad. Eventually the pipe will break down. Now aluminum rings and plastic fittings or the quest plastic fittings can be a nightmare.

You can say that again.When we first bought this house I found knob and tube wiring spliced with 14 gauge electrical wiring hidden under bat insulation and many many other problems and issues.My house is two half doubles converted to a single house,you'd think that the inspectors would have been all over it to insure that everything was done properly because any major modifications made to houses such as joining two half double homes to make a single home require major structural changes,permits and plans/blue prints submitted to and approved by an architect but I seriously dougbt thart any of that was done.Either the inspectors were on the take or as ignorant and uncaring as the contractors who did the conversion.I've been living in this house going on over twelve years now and I've only begun to correct and rectify all of the mistakes that the "extra special" contractors and plumbers made in this house.There were S-traps which from what I understand are now illegal in all fifty states,the drain pipe for the washing machine was supposed to have a trap on it but there was no such thing.As to venting for the drains there is a one and a half inch copper pipe but the drains were not properly set up and configured,I wanted to swap out the drain venting pipe from the one and a half copper pipe to two inch DWV PVC but that is not possible unless I break the tile in the bathroom because the bathroom is tiled from floor to ceiling,in fact even the bathroom ceiling was tiled with ceramic tile.To give you an idea of just how badly the plumbing in this house was done first copper pipe was used for the drains,the main soil stack was three inch pipe and the toilet was connected with three inch copper pipe and instead of using an elbow with a low heel inlet they used a three inch copper drain elbow with a side inlet.I was until recently having a lot of issues with my toilet because first the toilet is an old American Standard,the toilet is small and looks ridiculous with a big tank sitting at the back of it and it constantly clogged because since the three inch copper drain elbow that the toilet bend was coonected to was a three inch copper drain elbow with a side inlet instead of being a three inch drain elbow with a low heel inlet the toilet would clog because the side inlet was connected to the one and a half inch copper vent pipe so of course when the toilet tissue and waste would go down the toilet the toilet tissue and waste would block the side inlet on the three inch copper drain elbow and cause the toilet to siphon water out of the bath tub and bathroom sink traps.I rectified the situation by replacing the three inch soil stack connections with three inch PVC DWV pipe and three inch DWV PVC fittings,I replaced the three inch copper elbow with the side inlet with a three inch DWV PVC drain elbow with a low heel inlet and now the toilet flushes the way it is supposed to.Please people,if you're going to do work,especially for other people instead of yourself,look on youtube,go to the library or buy books before you go trying to fix things and fix things properly because if not you're only wasting materials,money and time and what's more you may end up getting hit with a very big fine because not all home inspectors are crooked,on the take or stupid.

@@Got2Learn You can say that again.The kicker is that as a licensed locksmith in NYC I'm authorized to replace and repair locks both inside and outside of government buildings which is the reason that I had to pass a full background check in order to get my locksmith license yet NYC doesn't deem me trust worthy enough (even though my record is clean) to give me a gun permit.How's that for a kick in the pants?

Pay tradesmen to do inspections, inspectors are a joke. A lot of companies will perform inspections for free or a service fee just to try and upsell the issues they found

U never would know about roots unless u had the line camerad, I've seen drains do and look perfect and a day later pull out a ton of roots. The only way to know if you have roots is to see if it's cast iron and if there is a tree in that path, if it is, u can almost bet money it has roots but the person selling it to u want ever say it is but if it is not pvc all the way and u have a tree near. Pvc it can't get in unless it breaks the pipe but cast iron is going to have root always and don't fall for I never had a problem, just ask his neighbor if they have seen any plumbers snaking his line and 9 times out of 10 u will get your real answer

When buying a home, always use your own inspector even though the agent has an existing report from other inspectors. This might cost you, but it is money well spent.

First,don't buy..rent instead.But if you buy,avoid utility companies issues,as poles,lines,fire hydrants,transformers enclosures,sewer manholes,basketball courts,baseball stadiums,convenienc stores,schools,hospitals,rivers,streams nearby,etc.....also know well your neighbors,as they'll tell you the truth before you buy,so you don't get scammed by realtors....

Sometimes, most of the time it's loose bolts or the wax is completely flat. Usually a pretty easy fix, even if the flange is broken it's not bad to repair.

Seven years ago I paid $185k for my house. I negotiated down from $$240 because of issues that I as a builder/remodeler can address. Now my home is valued at over $330k and in today's seller's market I could probably push that to $360k without issue. Purchasing is always a bit of a gamble, but not always a depreciating asset. I'd prefer to buy over any other option because then you have control over everything along with the risk. I'd much rather build equity for myself.
