The cheapest bid for a building job usually ends up costing much more. One needs to have strict parameters. written in the contract and should always include these as Deflection of walls and floors,the materials that are used and methods of installation. Without an expert and trusted on site manager, so many costly mistakes can happen. If you use the median cost in your area and add 25% to the total bill budget and 25 -35 % extra time with a bit of luck one might be on track.😅

Budget price is fine , based on what real figures , then add 10/15 % for extras :-)

I know what I do through experiences , good and bad . Ask where needed . while in kitchen and other stuff make and fit . You have to get the quantities right . Building a house is just a big kitchen . Cost of materials , then cost of installation .

I would warry about this 200 year old pond wall towering above the plot. It is a dam after all and although the design of the houses is amazing, they block access to the wall. At some point this wall will need significant repairs.

Love the steel but all that money for the truly hideous block walls was certainly not worth it: unimaginative and dull to look at - like being in a prison. Perhaps the spaces weren't finished at the reveal but in my opinion it's a cold, dismal space that is pretentious and without a trace of imagination - just borrowed ideas poorly used.

This is the first time I’ve disliked the end result of GD. The cement blocks throughout the two interiors are hideous and look cheap. They’re the same type of cement blocks used to build prisons, jailhouses and schools. I’m also not crazy about the plywood everywhere. Both houses have dark, dreary interiors despite the large windows. I don’t even like the site with that muddy little pond.

Well, I'm sure that will change once they have the money to plaster and finish the rest of the interior properly. I doubt they left the plywood as is.

I find it too masculine - cold and sterile. It does not invite for any "hygge".
