Grant doesn't have financial freedom. He teaches Leverage. The way he sees it is the more debt on his assets the more leverage he has. He makes the bank keep him up. If you got a 1million dollar loan and make 60K/mo you pay the interest and the rest is yours. Good credit plus money and the asset then you get a new property and repeat.

@@btw-3006 I personally started off with 4 single family homes and finally got me a two family. For some reason, I never had any real issues with my homes, but my two family. I was getting calls left and right. Now, i just sold my two family and was able to walk away with 87k profit. I'm thinking about making the leap to a 4 unit, but I definitely know, you got to have a crew set in place to handle calls, issues with neighbors, bed bugs, not paying rent and so on. With me having a full time job, you definitely cant be lax. But I do agree, money comes a little better despite having a higher turn over. You definitely can reach goals better financially aswell

This wouldn't be a good battle. They're both giving good advice that helps people, but nothing works for everyone. Dave's advice is about conservatism and discipline. Grant is more about being aggressive. You gotta go with the strategy that fits your personality.

Grant is great at the big topics like “more doors, cash flow, interest only loans, cash is trash, etc.” When he’s trying to make a point and gets into the actual numbers he struggles. Understand that he is a deal maker and there are tons of quality information every time I listen to him. However, please check his numbers. Love you, Grant!

This is so interesting cause I read Dave Ramsey 10 years ago and lived my life by it. Only had 1 secured credit card for 6months, no other debt. So fast forward I only have a mortgage debt, my house is a liability cause I was taught to just buy a house for me, and I’m trying to get into buying apartments now and I’m kinda far behind cause I have to basically rebuild again.

I bought my first single family home when I was 18, I paid cash & did all the repairs/updates myself. I lived in it for eight years & when I sold it I made a killing. On the surface it looks like I won, but if I had to do all over again I would have bought a commercial property & rented all units out except for the one I lived in.
