Hey Adam, if you are re-watching this, the deal with a business and income is getting it to a Solo-401K profit sharing. If you are the only full time employee, you can create a Solo-401K, or "checkbook" 401K and then declare profit sharing from your business. Thus, sheltering the income from taxes and creating a self-directed plan that you can now invest in other income producing entities such as Cardone Capital...

So the process of REFI is to obtain more leverage (debt). What if your units that were refi'd on assumption of $1,300 rents had to haircut rents to $1,100/month to fill vacant units? I don't think constantly increasing the debt leverage will eventually pan out for late investors. Increased debt leverage will just make you more sensitive to downside moves if you bought at the top of a market.

46:50 Won't your 40k be taxed based off of the 120k sell price? Or is paying the principal a tax deductible? Aren't the amount of taxes paid the same if you dont 1031?

How is there no capital gains taxes taken out ? That’s always on case for a refi? Did you do a 1031 exchange on that profit to defer the taxes ?

Freddie Chipres thx that’s right he didn’t sell duh... for profit he refinanced . 1031 only when selling and deferring tax .

But now dont you have 100 mil debt and doesnt the cash flow go way down after refi? Im sure the property will still pay for itself but now has to cashflow double to provide the same. Unless im missing something.

The monthly cashflow does slightly go down on that deal however when you take the cash that was refinanced out and purchase more deals, your cashflow and net worth simultaneously goes back up.

for the 58 million dollar property is the 105 million the new debt and after your pay back the old debt is the 52 million dollars the new debt. Can some one please explain this to me?

105M is the new debt... he's taking the 52 and investing it somewhere else. The cash flow from the property is supporting this debt, per the bank.

Danny, Rob's explanation was confusing and incomplete at best, therefore you are obviously still confused. The property did appreciate "that much" to 105M. If you don't understand that, this is way over your head. The 52M is the difference of the old debt and the new loan, which is money in his pocket, proceeds from a loan thus no taxes. Saying that he rolled the 52M into a new deal is speculation and just confused you further.

Btw folks it's called increasing the noi not necessarily appreciation that he gained just holding the property. Multifamily works different vs sfr and 4 units and smaller

Banks typically refinance at 75% LTV.

Real Estate Investing is dangerous to the people : it drives the rents higher and higher each time there is a change of ownership and drives thousands of people out on the streets and that's why the US, the richest country in the world, has 350 000 homeless people,, while the investors get richer and richer. Anyone can get rich on the back of the poor and the renters.. "Who's got the money of the evicted tenants" should be the topic of your next show.
