Nice place. I understand it’s a show-demo house, but the kitchen doesn’t seem particularly functional for everyday use-especially for a family. It feels more like, “Here’s the kitchen, but don’t actually cook in it. Use it for storing takeout, making ramen noodles, and keeping drinks in the oversized fridge,” which is almost as big as the kitchen corner itself. Why design a kitchen like this in what’s being promoted as a functional home? I know small kitchens with just two hobs are common here, but they’re more suitable for a 35 sqm condo-not a house. It’s a really odd design choice and would require significant modifications, adding to the overall cost. The house seems better suited for short-term holiday rentals.

Ask yourself a few other questions first. Are you ok with not owning the land, leasehold property or majority Thai ownership only? What are all the risks of owning investment property in Thailand? Do I need to pay Thai tax on my rental income? Do I need to pay tax on funds remitted into Thailand to complete the purchase (cash only transaction in most cases)? How difficult to rent year round and is it a desirable, in demand location for expats (Thais are not your target tenants) etc. Unless you're using your property purchase as a means to get an LTR visa, you are far better off renting such a property in general. Do your own due diligence, don't rely on Jira for such information.
