It’s amazing how much value you can get for your money in Chiang Mai, isn’t it? 😊 The houses and condos here are not only beautiful but also offer great amenities and locations that are hard to beat. If you’re considering a move or long-term stay, we’d be happy to help you find the perfect place. Is there a specific feature or area you’d prioritize in your search?

Thank you for sharing your honest feedback-it’s an important perspective! 😊 It’s true that peace and quiet are top priorities for many, and a location with frequent noise, like children playing, might not be ideal for someone seeking a serene environment. Would you be more interested in properties located in quieter neighborhoods or perhaps on higher floors away from street-level activity? That might better suit your preference for tranquility and "peace." 😊

Great house, though i have lived near a school before, and i will never again. I used to wake up frequently, as i like to sleep in, by screams like if someone was being murdered (They were just playing/screaming contest etc). And thus my fight or flight system kicks off, waking up to an adrenaline rush from hell. You would think you get used to it, but sadly i didn't. I wonder if houses in Thailand would ever be rented out for 1-3 months at the time. Id hate to be locked into an area for more that 6-12 months.

Great question! Many house and nearly all condos in Chiang Mai have strict rules regarding pets, and larger breed dogs can be particularly tricky as most pet-friendly places tend to favor smaller pets. That said, there are a few properties that are exceptions. If you’re seriously considering a location, it’s always best to double-check with the property management directly. Are you already set on a larger dog-friendly place, or just exploring options for now? 😊

How much to move in, such as deposit etc.???
@perfecthomeschiangmai

While Chiang Mai does offer a range of rental options, it’s true that prices can vary quite a bit depending on location, amenities, and the condition of the property. what's the air quality situation like around there ?
@perfecthomeschiangmai
@perfecthomeschiangmai Ай бұрын
Great question! Air quality in Chiang Mai can vary significantly depending on the time of year. Here's a breakdown: ### **High Season (November-February):** - Generally **very good** air quality, with cool weather and clear skies. This is the best time to enjoy outdoor activities without worrying about pollution. ### **Burning Season (February-April):** - The air quality can drop significantly due to agricultural burning in the region. It often reaches unhealthy levels, especially in March. During this time, many residents use air purifiers indoors and avoid prolonged outdoor exposure. - If you’re sensitive to air pollution, this might be a concern, and renting a condo with good air filtration could help. ### **Rainy Season (May-October):** - Rain washes away particulates, so air quality is generally **good to moderate** during this period. If air quality is a priority, condos on higher floors can help reduce exposure, and investing in an air purifier is always a good idea. Would seasonal air quality affect your plans for living in Chiang Mai? 😊

I appreciate your happy and mature response I don’t like at the fact that all these places in areas are trying to raise rental prices for everyone no I will not deny the fact that the whole was very nice but I don’t believe it constitutes a price tag at 400 a month me in a group that I am with involved in so many of us. Once simple we don’t need Internet phone hardwood floors are running water and we also don’t want to be around a bunch of other Americans are people from the west because we don’t necessarily agree with all the ones that are there trying to ball on a budget And really kind of ruining the paradise Vive and Field then we believe a lot of these people from the west came down there for simple life but they are making it more complicated than what it needs to be so I guess what I’m asking is do you have anything like that as far as budget goes, I have a lot of money it’s just doesn’t mean I want to spend all of it on the cost of living I do not mean this is any kind of disrespect, so I hope no one takes it that way

IS IT COMMON TO HAVE A CAR IN THAILAND AS A EXPAT ?
@perfecthomeschiangmai
@perfecthomeschiangmai 26 күн бұрын
Yes, it’s quite common for expats in Thailand to own a car, especially if they live outside of major city centers like Bangkok or Chiang Mai. While public transport and rideshare options are available, having a car offers more convenience and flexibility, especially for exploring the countryside or areas with limited public transport. In Chiang Mai specifically, many expats prefer cars or motorbikes since the city is spread out, and parking is relatively easy compared to larger cities. Just make sure to get a Thai driver’s license and familiarize yourself with local driving rules. Are you considering getting a car, or would you prefer to rely on public transport or rideshares? 😊

How can I buy one in Thailand like that house?
@perfecthomeschiangmai
@perfecthomeschiangmai Ай бұрын
Great question! 😊 Foreigners can purchase certain types of properties in Thailand, but there are a few rules and guidelines to keep in mind: ### **1. Buying a Condominium** - **Foreign Quota**: Foreigners can own condos outright as long as the building’s foreign ownership does not exceed 49% of the total units. - **Funds**: The purchase funds must come from abroad and be recorded as a "foreign currency transaction" by your bank. - **Process**: You’ll need a good property lawyer to handle contracts, due diligence, and transfer fees at the Land Office. ### **2. Buying a House** - **Land Ownership**: Foreigners cannot own land directly, but you can: - Lease land (up to 30 years, renewable). - Purchase the house structure itself and lease the land it’s built on. - **Thai Company Setup**: Some choose to set up a Thai company to own the land, but this must be done carefully and legally. ### **3. Costs to Consider** - Transfer and registration fees (around 2-3% of the property price). - Legal fees and taxes. - Maintenance or association fees if buying in a gated community or condo. If you’re serious about buying, I’d recommend starting with a local agent who knows the market well. Feel free to email us at info@perfecthomes.co.th for assistance in Chiang Mai. Is there a specific type of house or location you’re considering? 😊

Units are in KW. It would depend on the individual user with aircon etc… One thing to remember is the smog in Chang Mai can become very bad during certain times of the year. You’ve made a great point about factoring in additional costs like electricity-it’s definitely something to keep in mind when budgeting. Renting outside Chiang Mai can indeed offer more space for a similar price, but it often comes down to personal preference-some value the convenience of city living, while others prefer the quieter suburbs. What do you think is more important: proximity to amenities or extra living space?

That’s a very thoughtful concern, and it’s something that many people discuss when it comes to popular expat destinations like Thailand. Property prices and rents in certain areas, especially those favored by foreigners, can rise due to increased demand. However, the situation varies across the country and even within cities like Chiang Mai. Many local neighborhoods remain affordable and cater to the Thai population, as demand from foreign renters and buyers tends to concentrate in specific areas. The Thai government also has policies to protect local interests, such as restrictions on land ownership by foreigners, ensuring that property markets are not entirely driven by outside money. If you're planning to rent or buy in Thailand, it’s always good to work with local agents who can guide you toward choices that respect both your budget and the local community. What’s most important to you when choosing a property? 😊

Thanks for reaching out! Unfortunately, this particular property is not pet-friendly, and it has just been rented out. However, we have many other options in Chiang Mai that might be a perfect fit for you and your Chihuahua. 😊 Feel free to email us at info@perfecthomes.co.th with your requirements, and don’t forget to mention the agent in the video and that you saw us on KZbin. Would you prefer a house with a large outdoor space? Let us know so we can help you find the right place!

They only make noise at lunch, time, the people here love the vibe and are not bothered by the sound of kids playing. Would it really bother you that much?
