In this video, I show an example of a great piece of raw land that is technically not landlocked but has an extremely long and rough easement access. This parcel has become practically useless.

I love filming in West Virginia because of the hills and woods. I own 105 acres of flat land in Ohio. The problem with my land is that water lays on it half the year and its too expensive to correct.

I grew up in those mountains and seeing the scenery at the end of the video left me choked up and homesick to no end. You can take a boy out of the mountains, but you can't take the mountains out of the boy. I could almost smell the forest. I miss home.

The gas company probably has a bank snowed about the land value, so is more valuable to the gas company as collateral than sold at it's true value.

This is exactly the same deal in SE Kentucky. But people are still flooding in from out of state and buying. Just finished 100 acres where someone spend a lot of money building a road to access just like this video

Good video, when I purchased my land in Southern West Virginia (Summers County), the big factor was making sure that the right of way that crosses another farm was deeded and signed by the farm's property owner that the road was in fact established right of way. I also looked at several historical maps to make sure that the road was in fact an established right of way for over 100 years. I hope your able to purchase the parcel for a reasonable price.

My neighbor of many years bought am acreage that was land locked but had two easements. One was off of a neighbor's driveway and the other one would have been across another neighbor, both required several hours of bulldozer work and a couple of 6' culverts to cross a seasonal creek. Neither neighbor liked the easements and one went so far as to put up a gate and fence across it, and kept it locked making my neighbor to make arrangements any time he wanted to go in. Like you pointed out some of the problem is how the typography is, not one of neighbor's and the easement access.

If someone blocks an easement they are breaking the law. You are legally allowed to cut the lock. That's how it works in va anyway.

Something that you probably didn't consider is someone asking for a right-of-way AND a right-of-parking. Using an ATV to travel to their vehicle might get old quick, and while rare I have seen that arrangement take place a few times.

If you can get there in a POS Chevy 4x4, that means you could pretty much get there in anything. Probably even a Prius. :)

Sounds like you should be adding it to your homestead....and then you addressed it at the end of the video, lol. Could you lease it cheap? Have to admit, I like the isolation of the property and solar orientation. Really enjoying where this series is going.

I would rather see Utility companies keep the land they have and let it be natural than to force Easements or force people off their land. Great Info as usual Troy. Thank you.

I enjoy the land talks very much. I think I missed my calling and should have been a surveyor. In fact, I discovered your channel while reading about rural property boundaries. They are a mess in my state too. The county records are poor and they don't seem to care as long as someone pays the taxes each year.

Great video and explanations! We’ve finally come to the realization to not consider the possibility of buying property near us. If it happens it happens. Both in our last and present locations we were told we could have the opportunity to purchase, but once pushed it was ignored or a crazy high price was put on it. Finding a place with enough space to begin with is key.

Here in S.C., one would sell off some of the timber so the timber company make a roadway to it. Our land is, of course, much flatter. Its unfortunate for the land owner too, to have such a property that cant be given away.

Write a letter asking the CEO to sell it to you; and do it once a month. Remember Shawshank Redemption Andy wrote for years and finally got a library for his prison? If not seen the movie the idea worked. They sent crates of books finally and said please don’t write us again! (Or hire a lobbyist to figure out their sweet spot. They know the weaknesses and strengths and the CEO.)

Could be great for someone who is so "green" that they REALLY wants to go back to basics and own a mule & cart for access. But ironically they'd have to buy a gas company to get it 😜

Sounds like it would be a really nice place to camp,hunt and maybe put a few goats on it. Although at first I'd probably be tempted to use it mostly for recreation. To bad the gas company won't play ball.

Great report. Find a shrewd dirt lawyer and claim the parcel as yours through eminent domain. The sooner you begin harvesting timber off the parcel the better. It's your land Troy.

You should ask them if they would let you do a no cost or reduced cost lease of the property so you can use it. They may also entertain an option lease so if they do sell the surface rights you could get first dibs. What gas company is it?

Man I live about two hours north of Houston Texas those city Slickers will buy anything, he can’t touch a piece of land anymore of that size for less than about 14,000 an acre now.

I wonder if they would be willing to lease it to you, seems like it could be a win/win. They retain their rights but allow you to run animals, thin the trees, and improve the property with maybe an option to buy if they ever do choose to sell it. that said, I'm sure you have plenty of work on yours so it might not be good for you.

Corporations will often hold on to assets like this. They keep them on their books at their highest value for loans and financials. this is also why you will see entire bank owned subdivisions here in southern California. it is worth more to the banks to keep them as assets at the value that is owed on them then to sell them and take a loss.

I live in Spokane County with an easement road that gives me the only way in or out of my property. Who is responsible for the bridge that is failing? And can you own an easement road?

I am looking at a 200 acre parcel of land. Now I did what you suggested and walked as much of the land as I could. Access is easy and paved up to the private road. Loads of local amenities like grocery store gas station garage and so on. Problem that I am having trouble with is the locals use the wooded area for all sorts of recreation such as ATV, Camping, Dog Walking, Motocross. There are parts close to the trails that are a complete mess. Garbage all over. Things like can plastic and broken glass (beer bottles, coke bottles etc..). Now the land has been unattended for years and people have taken liberty with land. If I purchase this land what can I do? Can or should I stop access? The price is right but the random people walking around worries me. Any advise?

There is property I own that the county build a bridge and made a road with out a easement is there anything I can do about this the county would not even talk to me about it now some people bought this other property after the only house on it burned three years ago I don't want the bridge there and they refuse to move it is there really anything I can do thanks

General question just because I don’t know but if the county has not abandoned the road are they not responsible to maintain it to proper travel? If the road was private or abandoned then I could see what you are saying b

I would be interested to hear about the value of the land and the wells the gas company owns. If they need to keep inspecting them why sell the land? To me, this is a great reason why mineral rights should be something the landowner keeps. In ND they lease the rights, to the explorers. (and you need to keep claiming those rights)

There is a rule by me if a road hadn't been touched by a county road crew in 30 years it is subject to no longer being classified as a county road. I knew people who successfully gated off a former county road due to that rule. They ultimately lost because they blocked access to a national park, however.

So I wasn't really understanding just who owns the land... a gas company, or a private owner with a gas company easement? However, with all the issues if/when it does go up for sale, it might be at a great per-acre price. What would it have to get down to for you to buy it ? That might give viewers an idea of what a piece of property like that might sell for.

At the time the land is transferred to you, an easement can be granted from “your family” to you the new owner. The easement can be very specific or general. If you have already received title to the 14 acres, an easement may be drawn up and then recorded in your county clerks office.

How do you find out who owns what land?

Each state has a GIS mapping system. Its shows property lines, owner, sale history. In TN - tnmap.tn.gov/mobile/assessment/ You can't rely exclusively on the online property lines. Because the angle of the satellite will throw it off some.

I would rather walk 11 months by owning a Chevy than walk the entire year by purchasing a Ford, personally I prefer a Nissan Xterra SE, they are even better than what is said about a Timex watch. Have yet to own one that made me walk other than to and from the vehicle to travel.

Why purchase when you and your neighbors are the only ones that have realistic access. Why pay tax on land you don’t need to when you can use it. I grant that the uses would be limited but wouldn’t they be if you held the deed ? Unless of course you’ve got plans to buy a helioclapter !
