im thinking painted trim, but stained doors that match the floors, office desk will be epoxy finish and new computers cause i cant see the letters on the keys theyre worn off, then the lobby will be a digital system once signed ib it call out your number on a screen.....

The currently available homes in this section of the neighborhood are priced between $439k and $475k. Are you thinking about buying a home in the area?

David....At first I was thinking these were freestanding detached condominiums (when you said maintenance free with lawn care and snow plowing taken care of) But I think you're now saying they are single family homes (with an HOA that does the primary maintenance) Is that indeed correct? If they were free standing condo's on "common land" I would put their price tag to be around $550K. If they are single family homes on their own small plot of land then I'd add another $100K to the price tag for purchase. Am I close at $650K?

Hi Mike, sorry for the confusion. There are two different sections of the neighborhood. The luxury ranch section (freestanding condos) is low maintenance and then the single family section is not low maintenance. The luxury ranch homes start in the mid $400s for the 2 bedroom floorplans and in the low $500s for the 3 bedroom floorplans. For the single family homes, (see the quick drive by and then the full tour of the model at the end of the video), they start in the mid $500s at around 2,500 square feet. Great guesses! I would strongly suggest using the terms "Freestanding Condo" or "Detached Condo" in your future descriptions. When a buyer hears that they will understand that the land is common (vs a lot that is owned) and the legal description will be much more clear. I'm glad to see the detached condos starting in the 400's. I would have thought because it was powell that it would start in the 500s. I live in a 3 bed 3 bath with study and sunroom detached condo in the Blendon Woods area of Columbus. 3100 sq feet and our current market value is low 500's. Nice to see Powell offering similar pricing. They should sell quickly. Best of luck. @@LivingInColumbusOhio
