How do returns compare between regular renting out and airbnb rentals?

This strongly depends on the area and property in question. Properties in year-round prime areas will do better on Airbnb, properties in secondary areas will do better as a standard rental. One should always do a return analysis before investing, ideally estimating regular rental returns, Airbnb rental returns, and capital appreciation potential in advance. Without doing a cash flow analysis, you are just blindly guessing.
