I've seen that Tom at Host Tools makes many comparisons to their competitors. I once saw a complete chart with all the PMS' but it was a few years back. I tried and liked Host Tools for many reasons, but decided to move away from PMS to avoid the Host-Only Fee at that time. I am currently looking again now that Airbnb's Price Total is how their search more fairly ranks listings.

I have a question about pricing. I am about to open two units along the C&O Canal bike trail. There are two separate floors in a 3 story old building. The 2nd floor has 4 bedrooms. I want to price based upon how many bedrooms will be used. This is becuase there is much more laundry and higher cleaning fees based upon how many beds must be washed and cleaned. Can you recommend a paltform with a pricing model I can use?

Great video! Thank you for such good tips to help in the process of deciding. I have one property with two individual rooms for rent and I am not sure how to go about setting it up. I looked into Lodgify, but you can not do bookings for multiple room types. Do you know what platform is best for a property with multiple room types available to book? Or would two rooms mean I have to set them up as two properties on PMS sites?

Hello, I just wanted to say I really appreciated the value this video brought to point out key components to look for, I was wondering which PMS software you would recommend if I collect commission per rental but I also manage the properties so the tools for managers are important but I also need something cost efficient as opposed to the high fee some of them charge per rental listing. Could you give me a recommendation for a booking and payment receiving platform that preferably has an app. I want to "list" my personal vacation home to my friends and family only. So do don't want use an AirBnb or VRBO because then it will show up publicly. It is basically a private owner listing that only have 6-10 weeks available out of the year.

Hello! I have a 2 unit str. Some do book the whole house. Currently only booking through airbnb. I have guests looking to book the whole house just book both listings.
