This week we talk to Marley Price, a citizen activist who took a stand against illegal short-term rentals in St. Petersburg, FL. I think her story will inspire you.

Your guest is doing the right thing. Vacation rentals impact general housing availability. Force the units back on the market or keep it vacant if owners wish.

I always suggest people get involved at a local level first, attend city council meetings, read your laws, run for office, VOTE. Too many people think a DC position is going to change things. Know your local representatives. Bravo to this young lady for cleaning up her area. Code enforcement should be doing what you’re doing.

This really helps people Melody. Somebody gets a house to raise their family in, becuase that house is no longer in an "investment protfolio".

I'm in Ormond Beach FL. Our city's laws for STR's are: Condos (lo & hi rise) STR's OK (although many of the hi rise ones, make you go thru their office to get reservations, which serves corruption - if you don't get along with or grease their palms, you'll be last on the list, when a guest inquires). RV resorts- STRs OK. Now, in regards to SF homes, only way allowed to do a less than 6 month rental is if you have an in-law suite that you rent out, and you must live in the main home as primary residence. But, there are people that rent out houses as STRs on VRBO/AirBnB. I would like to start doing what she's doing. It will definitely raise the for-sale inventory & lower housing prices. Our city hasn't seen the bubble burst yet, but it's coming - i can feel it!

Melody, I enjoyed your interview with Marley. I've been heavily involved with STR's in Southern Utah for the last decade. Our local Cities have ordinances in place where they are allowed in certain areas, but they have approved so many STR developments it has caused over saturation. Active STR listings have increased 1300% since 2nd QTR 2022 and pricing has dropped about 20%. Gross rents are also down about 40% since 2021 due to building over saturation, decrease of Covid travel and a decrease in work from home guests. CAP rates are ranging around .05% to 3%.

I really liked this show (love all your shows, Melody). I found it refreshing and hope to see more "not the usual cast of characters" interviewed who are doing REAL things to make our world better. Whatever you feel about STR, no one wants to live next to a motel. Marley = STR ACTIVIST!

I live in St. Petersburg and me, and others I know wonder what people are doing for money to afford these properties and rents, especially downtown. Seems like a younger population too...I bought my house in 2005.

I live in Greene County and it’s so nice to see this discussion happening with some tidbits about Eastern TN. The mountains are being taking over by investors! It’s a lower income area and our wages will never catch up to the housing market. Also, bears natural habitats are being destroyed and it’s heartbreaking 💔

Higher rents totally correlate to the higher priced mortgages and lower supply impacted by STR purchases the last few years. Very well said Marley. Anyone that says the impact of all those STR purchases is insignificant, is obvious or just careless.

Another point that people RARELY ever bring up: homeowners insurance policies are not designed to cover Airbnbs, Vrbos, etc. and some insurers may even cancel the policy if they find out the property is being used for business purposes. It's different from landlord insurance. Home sharing platforms might offer their own insurance, but the company insuring the property is often kept in the dark (never told) and might cancel the policy because they want nothing to do with the property being used for that purpose.

Great video and great guest. We have the same issue here in Delray Beach. Flippers and investors have plundered homes away from families at levels never seen before. The speculators are listing homes in airbnbs riddled neighborhoods for 100 to as high as 500 percent higher vs the start of 2021. Who wants a $2MM home that was just $500K 2-3 years ago ?

This is a great interview and it’s good to hear people like her become active because they care about their community. I’d love to hear your thoughts on the Lakeside at Tessera on Lake Travis. Homes sell for 500k to 900k. Not close to much within 20 minutes. They say lake properties but they’re grazing the land. I don’t understand the price point

The town that I live in has the complete opposite problem from the one described here. My town is a small exurban college town of approximately 10,000 residents. All of the houses in proximity to the college, (which consists of beautiful historic neighborhoods), are "dorm" rentals. The college itself is attended by a wealthy demographic who bring their money in from other locations, but who leave once they graduate. The owners of these rentals are able to command an exhorbitantly higher rental price than the average median income that the local job market is able to provide. Subsequently, the artificially inflated comps make it hard for somebody who wants to stay local to rent, and even harder to buy.

Thanks Melody! Marley was a great interview and glad to see she is taking action in her neighborhood. I’m just north of her and will have to start attending my city council meetings. There’s a ton of air bnbs here and the market prices for homes in my area are absolutely ridiculous.

change the tax code. no deductions or depreciation on single family homes. If owner/occupiers don't get them, why should investors? Investors outcompete owner occupiers because they can deduct enough expenses to make rentals profitable. Get rid of the deductions and all of a sudden these houses get returned to buyers. investors can try to raise rents or short term rental rates enough to remain profitable, but I doubt the market will sustain it.

Good on Marley. I would not be happy if I was in a community where STRs had lot of restrictions and people would try to do it anyway. I'm in a nice area and STRs are not permitted despite lot of construction going on (3 subdivisions under construction and few more where land has been cleared already).

I looked up (easily) In northeast, Tennessee, and in particular, your hometown of Johnson City, there are several realtors in town who brag about their business of buying up old homes, and flipping them immediately for 2 to 4 times the price. As Realtor is, that seems like an extra unfair advantage Thoughts?

As long as investors maintain property and renters dont disturb other residents, the city shouldnt conrrol free market entreprenuers. The local community makes a lot of money from tourism. No difference in leasing by week, month or year

Really. I agree. I have had good experience with air Band B. As a user I did not see or stay in many poorly maintained properties and most people ( like) myself were very quite and respectful of the property or neighborhood. Now I think it is strange that landlords think they can rent a crappy little place far from the beech etc. that is weird. They will go out of business be foreclosed or sell over the next few years and your problem will go away. Right now the main problem is all that inventory locked up in lower for longer ill conceived FED policy not Air B and B mainly. And I did not understand how the dog passing away gave her so much free time( sorry for your loss seriously lost my Dad ,wife and 2 cats in last 2 years) but did'nt give me a bunch of free time actually less.

I think there is some conflation going on here between what clearly fraud and what really just normal free market activity in a vacation area. I really like Air B and B and hate hotels.

Right now sadly even if you got rid of half the Air b and bs you are not going to see a huge price adjustment until that 2.5 -5 interest rate mortgages filters out.

@@bryanupton9872 regulation absolutely is the answer. Regulation is the reason we can trust the meat we buy, the reason we have child labor laws, the reason we have civil rights. Regulation is absolutely the answer because St. Pete is in a housing crisis and these STRs are only contributing to that very problem. I’m sorry but anyone who thinks regulation is not the answer is usually not very educated.

If I own the home, I should be able to do whatever I want with it... Live in it, rent it out, short or long term. The government shouldn't have any say regarding whom I authorize to live in my home.
