Sir, 2011-12 se jo bhi property sell hogi wo new tax ke according profitable hogi….maine calculate kiya hai…. For example--yahi 1cr wala. 2011 ki property hoti toh uski value inflation ke sath 363/184-1.97 means approx 2cr. so, old tax lagta 2 cr par(4cr-2cr) 40 lacs hoti…but new tax 3 cr par 37.5 lac lagegi….means jo bhi properties 2011-12 se hai wo new tax ke according kam tax pay karegi. Aur jo bhi usse pehle ki hai unke liye old tax was good. However government long term inverstor and short term investors dono ko demorlise kar di hai.

There is a slight alternate solution by which one can save the taxes. After selling the house purchase a newly constructed ready possession house. Rented for 2 years. Sale after 2 years. The calculation is as below. Desh mein differ property to property; but overall it will be the same. Pay very small aur negligible amount of tax. Someone purchase the house in 2002 for rupees 10 lacs. Sold on 24th of July 2024 for rupees 1 crore. There is no indexes and benefit and has to pay 12.5% tax on capital gains of 90 lacs which comes to ₹.11,25,000. He invested entire 1 crore in purchasing new property. You'll get around 30000 as rent. So early rent will be 360000 and for 2 years it will be 7 lakh 20000. He sold a flat at say one crore 10 lacs after 2 years. So his capital gains is just 10 lacs rupees. Now he has to pay ₹. 1.25 lakhs as long term capital gain tax. So he hasn't paid any tax to the government

Value will be around 1.22 cr minimum . Ab ye 22 lakhs wo next 2 yrs me nahi kama sakta as on rental income property growth will be around 6-8% yearly basis .. fir bhi wo loss me hi hoga agar koi short term me property sell karta hai to Then kaise 2 yrs me 1cr ki property ko bhala 1.1 cr ko koi kyu sell karega wo to loss me jayega Rental income in metropolitan city’s are around 1.5-2% max
