Meri Puri apni investigation bilkul aapki baat se match karti hai ...bilkul sahi baat hai ..lekin aajkal customer bhi bahut chalaak hai , super built area , carpet area , common area ye sab pehle clear karwaata hai..Maine in chakkar me aaj Tak nai fasa. But rental cost is affordable but tax kills , and buying flat has this benefit however buying flat on emi is still not a wise decision as there are multiple investment pool in market where money can be invested. Things are not same as they seem.

Buy- 1. Pay maintenance every month 2. Pay property tax every year 3. Pay home insurance 4. Renewation and damage cost Rent - 1. Rent increases every year. 2. Pay Shifting charges 3. Pay brokerage to find rented house 4. Owner can anytime ask you to vacate house. Buying is hard, Renting is hard. Choose your hard wisely.

The best way is to live in your tenthouse on side of railway stn. Eat drink and enjoy moon lighted nights. J&K and hill stations in summer, Panducherry, goa, in winter, no tax no bills, and see all monuments free, rail free, etc. And nothing to loose all gains.

I feel buying property is best gift to family. We never know what will happen in future. At worst scenario they have shelter which basic need. Corona was best learning for everyone. Without job, business it was so difficult to pay rent. Many travelled back to village & left city.

According to me go for rent but keep saving money to buy a flat. Save 50- 60% of earning and control expenses. Once you saved good amount then without loan you will be able to buy a flat in cash with discounted price. Also before buying read and understand guidelines for buying property. In Maharashtra MahaRERA is best option to search legal property and invest without any fear.

@@saiyyedakabarali8173as per your suggestion if you are not able to pay the rent in difficult condition then how you can pay the emi which is doubled of rent amount 😂so as per my opinion invest half of the emi amount in sip and in rent so when you are in trouble atleast you have the money to utilise that amount.

Maan lo 20 saal mai aapne 1Cr EMI pay kia, uske opposite aap 20 saal rent par rahe usme aapne 65 lakh pay kia rent, par 20 saal baad EMI wale ki property bhi toh ho gyi uski value bhi 2 crore, par rent wale ko kya mila...😅....maine ek studio apartment lia 18 lakh ka...uski 2 saal mai value 38lakh ho gyi...abb uski emi jaati h 14000 rent aata h 32000....

No amount of personal emotional satisfaction you can get elsewhere than owning your dream house and enjoying your family life there. Who gives rental lease for 10 years. In Mumbai everything is 11 months leave and license. That home sweet home satisfaction is priceless.

This is the best video for those who still think “apna ghar hona chahiye “. People earning 70k-90k nowadays are owning home loans. Giving emi 30-40k. No job security, no life insurance, no family backup… Just to show off “ Apna Ghar”. Finally no appreciation of these flats after 30 years… you won’t able to sell it nor repair it.

We bought one plot 8 years ago Rs 16 lakhs now it's market value is almost double 32-35. So invest in plot,land not flats.

One more point to add - in foreign countries people spend 2-3 years of salary for flat. In India builders ask 10-15 years of salary and people people pay it thinking yehi rate chal raha hai which is wrong.

I bought TWO 1 BHK FLATS in a premium location and the price has become double in last 3 years … The location started in 2015 , that time Bunglow were available at 20 lac now the same bungalow is now 80 lac … according to you one should not marry better to stay in live in and at old age marry the same girl 😂… I will buy 5 flats for sure . I do invest in Mutual Funds per month but I do invest in Real Estate too

Own house me ye sab calculation nahi Kiya jata. Yes, if you would like to purchase another house, then we should calculate return on invested amount. Moreover, rented house me owner 2-3 saal se jyada rehne nahi deta, we need to shift house every 2-3 years, that's cumbersome.

Feku calculations..not true😂 please buy your own home and stay with peace, emi is constant for 20years and after 20years no emi..but rent keeps increasing every year 5-8%, and owner can ask you to vacate any time, shifting is a hassle as we all know.. After 20 years it is your retirement age, why will you keep changing houses then

Very well explained, You are say 1000% right I am also of same view. Transferring job valo ko to bilkul nahi kharidna chahiye. This like as you buy anything else on EMI. Aaj kal badi- badi naukriya pahle ja rahi hai. There is one benefit in rented house, you can change it any time, if you are not satisfied with house condition, landlord, location or due to transfer or distance job. I would like to add one point more, buying residential property for investment is more foolishness.

Sir all is good whatever you said,I totally AGREE with you. But what about the locality. Property/Land is that much expensive in Delhi NCR that you can't afford, and most of the properties are not approved so you loan facility is also not available. Then how to plan, only buying a flat is become the option.

Quick questions sir, how many of your viewers or people who attend your sessions invest in a disciplined way in SIP after saving money from monthly rent and not wasting in emi. EMI are hard but it makes one more disciplined in terms of money management. If people would have taken emotions out everone will be warren buffet. And an home loan never lasts a full tenure. Bro even we are staying in rent, 0 loan my mistake as my parents has transfer job with I can say AVG salary was 50k in last 30 years now we have 2.5cr liquid, 5000sqt land in town. + We did bank fd nothing else still we had this much white. if my parents invest in mutual then it would been 5-10cr net 😢.

He is not talking about home loan even if u buy flat 50 lahs on loan it will be more then 1cr after paying principal+ intrust. But you invest 50lakhs , 10% compound interest value will be 3.10cr in 20 years ..

If SIP are so profitable, why they have to lure people for investment. The real fact is you help them earn during the first few years. Your income begins after those years

Hats off you. The same I analised it 50 years back. Watching from Lucknow. You have to pay lift charges and many other charges in case you are taking flat. That too,you are depending upon lift and many time lift is out of order and suffering like heart attack position many time, . I did the same whatever you are saying. I did it 50 years back.

One needs to understand that when to exit from the flat. Price increase upto 5-7 years after possession. Depends on location, type of flat, floor level after 5-7 year after possession the prices would be stagnant so one may decide to exit,

OMG 😱 Noida extension flat example, i can really feel for those owners 😢, the best option is to 30:16 calculate your income and buy flat where emi is only 20-30 percent of your earnings, also buy only and only when you are going to live there, never buy for investment, i agree with most of his points but paying rent is also a pain bcz rent is also sky rocketing these days and if your rent is same as emi them it's wise to buy a house but only after calculating your income properly and pay only 20-30% of it as emi and rest you can invest in sip/stocks/gold bonds and soon you will be able to pay our the entire loan within 5 years, keep that goal and buy only when you can pay within 5 years.

Flat which cost was 40 lac 2 year ago is now costing 55+ lac. Rent was 15k before 2 year which is 25k now. Rent also increasing 10℅ annualy

Hmare yha abu road rajasthan me koi lease pe ghar nhi deta. Sb 11 month k liye dete h sirf. Uske bad hme ghar change krna he padta h. Last 4 sal me hum 4 ghar badal chuke h. Samaan ki aisi ki taisi ho gyi shifting me. Upar se dimag alag tention me rehta h har sal apne hisab se ghar dhoondne k liye.ab apna ghar he lene ki soch rhe h loan leke. Aapki ye knowledge hmare upar to apply nhi hoti sir.

I purchased 1 bhk 472 carpet area in 1980 in 35 k today it is 1.60cr Sip is giving good return till the market is good no one knows it's future Before giving such suggestion you should think twice I purchaced row house in 2.25 cr in 2015 now its 3.5 cr Location matter more and to buy u should watch for good deals My friend purchased in 2015 a flat at the rate of 23000k per sqft now it is 43000 k per sq feet Your broker should be strong,genuine and rera registered. Dont sell your sip idea.

सब बात ठीक है पर 20 साल में रेंट भी बढ़ेगा लेकिन फिर भी रेंट पर रहना ही ज्यादा अच्छा विकल्प है। बड़े शहर के आस पास प्लॉट लेना भी एक बेहतर विकल्प है।

One more things to add :: Rented property.. maintenance also paid by Owner.. so if you calculate that it will be at least 10 to 15% of rent .. that will be extra benefit that also you are supposed to add
