Let's face it the 2008 crash happened because these people were not financially able to own a home, but the banks gave them the loan anyway leading to a lot of banks being financially in trouble and needing to be bought out to survive. That led to this problem because people were not held responsible for their actions and a lot of people at the top actually benefited from government handouts some banks put that money used to bail them out down as profit. In some banking systems subprime mortgages are still being offered because the government bailed other banks out putting you on the line for the stupidity of others. When failure is not option stupid decisions are assured.

As someone that works in the affordable housing industry, if you want to improve homeownership rates you need to make houses more affordable, not dropping money on people. That means basic supply and demand economic policies - cut red tape on housing standards, reduce trade licensing, relax zoning laws, etc. Oh and you have to control immigration - we imported some 15 million people over the last 3.5 years - that is like building a new New York City every 3.5 years - we didn't build a new NYC over that period, but those people have to sleep somewhere. Supply and demand folks. Don't over complicate it.

I don't have a vast knowledge of real-estate, only my own experience. We got a fixed rate in our home for 15 years. At the time I was confident the payment would never change for the life of my loan. I didn't think of insurance rates. Just in the last 6 months my insurance went up by 800 a month. This forced me to get a different plan that covers a lot less with higher deductibles. Keep in mind I've never made a clame on my insurance. The hike was part nationwide increase and also state increases due to the high amount of clame's. Add to that, car insurance increases, interest rates on your credit cards, food prices medical insurance, the list goes on. People need to be prepared for all this before purchasing a home

Yep and in reality Everyone pays Taxes ..if you pay rent you pay property tax(rent to owner , owner pays the tax) if you buy goods you pay sales tax which depending on state is often used to pay for roads, education, etc. So unless you are 100% defendant (infant, disabled dependent etc.) on someone else you pay taxes and in that case whoever is helping you is paying for you.

$25,000 in homebuyers assistance needs to be paid by someone. If this, or even a portion of it, is to be paid by the seller then expect the home price to go up by a minimum of 2x the amout they have to pay toward this program. If this is to be 100% "funded" by state and federal funds, then expect property and sales taxes to go up which still falls on the backs of taxpayers. Instead of continuously forcing tax payers to give more and more of their earned money to fund more handouts our government should be more focused on education and training so people can aquire higher paying jobs, financial counseling so people learn the necessity and benefits of financial stability then actually help them reach those goals. I'm all for tax funded programs backing low down/low interest loans, but what happens when someone is given a huge chunk of money to buy a house sees their mortgage double because of property tax and insurance? What happens if they're sick or are laid off and have no savings? They dont pay their mortgage, and the market collapses again. The good news is that those of us who know the importance of being prepared and have learned the importance of being stable beforehand will be buying houses for 10 cents on the dollar, just like we did last time.

For a 3% down HFA loan, that 25k would be enough down for about an 800k purchase. Of course, you're also talking probably a 6-7k monthly note on that. I really want to believe anyone with enough income for that would be able to swing their own much more substantial down payment. Though, it's just as you said, we're rural GA, but it's just over an acre. I'm already planning the location of garden beds, building a new coop big enough to add to my tiny flock of chickens, and evaluating a suitable area for a couple goats as I have someone willing to pay me to raise them. My parents always owned homes even as very low income workers and it meant a nice retirement for them as after downsizing they had a little paid off condo and cash in the bank. Owning allows this over renting. But I learned a very valuable lesson. My Dad was in Construction when young and Knew how to fix everything a house required. He put on multiple new roofs, replaced everything himself etc. Never had to pay anybody to do it. These skills made home ownership affordable for them. I have really come to the believe we should spend several years of kids education teaching them these things, along with how to maintain their own vehicle. Skills like these are lifelong skills where much of what we teach is forgotten six months after high school graduation. In Todays World intellectual knowledge is a lot easier to gain via computer at home then practical hands on skills.

One of the many factors that led to the 2008 Recession was people buying homes they could not afford because the govt changed the requirements to almost no down payment on an FHA loan (which yes banks abused to create financial products which then imploded. ) Also giving 25 K to even just 1 million people (which is 1/3 or 1% of the US population would create about 25,000,000,000 in debt (that is 25 BILLION) now throw on top of that 30% for beuracracy and banking fees etc, (now 32.5 Billion) now what if 10% of America qualified that would mean 30 million so now the debt is about 1 Trillion and you only affected about 10% of America (20% if married couples, 25 % if they all had 1 kid.) The entire TAX revenue for the entire country was only 2 Trillion so that means either raising Taxes 50 % (E,.g if you paid 20K this year make it 30K) or printing money in effect and increasing the already bad inflation rate dramatically. Look at the damage 900 Billion in Covid checks did to inflation (that was basically printing money as they never funded that it just added to debt.) I am not a conservative but this will not help the cost of houses, it will inflate them meaning the chance of loan default will do up and risk another recession. Most politicians live in fantasy land, they don't live on 35-40k per year or less they are all wealthy not just Trump. While in presidential standards Harris is poor, she is still worth over 8 million ( those reports she is worth under 4 million are a fantasy because she was worth 8 as recent as 2018..they likely incorporated some of the wealth to shelter it from taxes which means technically it becomes a separate entity.)
