There are still too many sellers living in lala land thinking they can get 2022 prices. We still got lots of room to fall especially where I am in Florida.

My brother is a realtor in Florida he said they were projected to hit the market cap in 2025 so yeah it'll probably be a while

Homes here in California now are higher than 2022 prices.

Its not the sellers...its the agents. They tell buyers where to sell...they want their commission on single sales since they have less volume...therefore they suggest very high listing prices (on average, not all agents are in intentional lala land like this).

Prices are generally higher now than they were in 2022. Also, the whole country ain't "Florida".

Buyers set the price. As long as people are willing to overpay for a house, prices will not come down. When people pull back and stay put and allow inventory to increase, then we’ll see some relief.

Buyers went into bidding wars is the main reason why we’re here. 75 percent of people who bought in 2021 regret their purchase. People are dumb…

@@iishyxvietxboyii1 i laugh when i see those zillow listings where the buyer bought in 2021-2022 and he's trying to sell it for what he paid for it or sometimes its at a loss. You're right they're dumb. In 2006 i sold my phoenix house to people like this. It was later foreclosed on. i sold for 250k and the bank was trying to dump it for 86k

Around here 2024 was a decent year for good deals. This year so far, inventory is drying up and houses are selling quick.

I wonder if median days on the market include houses that were listed for sale but were later de-listed because they didn't sell.

DOM is reset when its deleted and relisted so yes it does reduce the median days on the market

I’m kind of wondering what it’s going to look like this spring, when there have been quite a few people holding onto investment/recreational properties and not wanting to pay high taxes after selling them. If we are in a better tax environment, starting in 2025, Maybe this will unlock some inventory?

It’s all dependent upon the seller position. Homes that sell cheaply are dealing with undue circumstances. The sellers not dealing with undue circumstance are the ones sitting around because they truly don’t have to sell or are preparers and listed there house 3-5 months prior to having to be under their timeline for a child birth, empty nesters or job relocations. It’s not hard to see why if you are closely dealing with buyers lenders that the rates, insurance, taxes and prices are making buyers eyes open when they see that monthly payment. Hopefully they have a ln ethic agent that truly prepares them for home maintenance costs, homeownerships costs and the fact that their taxes and insurance will rise throughout the life of the loan. Why would homes in places that nobody wants to move to be high? Seems counterintuitive. Not clear there is a justifiable demand side of that equation that is scalable despite the low supply. Those areas tend to be shrinking or stagnant

I have been looking for my next rental and the market is definitely softer in my area. Not crash territory, not every low ball is being accepted, no one is panicking, but if you wait to put in an offer most likely the house will still be for sale. I am finally starting to see some houses hitting 90+ days. I would say the market is balanced and getting back to normal. It will probably take another year for most sellers to accept.

I'm not buying until these hedge funds start dumping because the annual ROI isnt as good as other markets. There are ~16M vacant homes, and 25% of homes sold are still bought by investors - last I checked...jason knows better. I think an interesting indicator of "oh no" will be when the % of investor buys peaks and starts decreasing... On a separate note, I'm curious what these new Canada tariffs will do to lumber and home building prices and how that will impact the housing economy in the next 6-12 months.

There are always millions of "vacant homes", why would that suddenly make a difference, and "investor" purchases peaked at 14.8% last year so I have no idea where you're coming up with that "25%" number.

Everyone is mentioning the Canada 25% Tariff. The whole point of Tariffs is to utilize OUR resources and to stop buying from other countries. I don’t believe this will affect the lumber long term. It forces people to buy within the United States. It will all balance out in my opinion.

now is your time to shine if you're a manufacturing entrepreneur or an importer with the right connections. i knew a guy who bought a shipping container full of daikin mini split ac units from mexico that had been mfg'ed in china. All the documentation was in spanish but with no tariffs. China exploited NAFTA so much. Its time for them to pay the piper

Where is exactly do you people live cause in New Jersey there is like 2 houses for sale anywhere at one time with 9 million people in state and as soon as a home gets listed for like 20percent more then last year it has like 50 over the over priced listing offers in like 5 hours

Jason NAR's data from yesterday indicating pending home sales fell 5.5% in December on the surface has complicated my ability to process their data you kindly conveyed in the last video. Synapse cognitive misfire.....out of order. Have a great weekend!

Trump tariffs on Canada may increase the cost of lumber and other housing supplies. Add in deportation of cheap labor and that’s a recipe for higher home building costs.

US gets 30% of it's soft wood lumber from CAN. Add a 25% tariff and your increase across all soft wood lumber is 7.5% I don't think it's going to move the needle. It's elastic demand anyway. We're at $580 per thousand right now. We were 2-3x that in the pandemic

For every 2.5 people deported, that is one housing unit vacated. And given that they are focusing on violent criminals, I'm pretty sure they are not the people putting in 40 hours a week on a construction site. So I am not worried at all by how that would affect housing supply.

The objective is for canada to reduce trade deficit. They will either reduce the prices or buy more from US. IMO it will be a combination of both.

10s of millions of sellers, who bought for pennies on a dollar sells with 1000% price increase. Trend zillow, bought in 2017 for 170k, now selling for 650k. Then.... 5 months later, drop to 550k.... still on market. Geez, i understand, i would probably also want to profit. But the scale of greed makes me give up on humanity. Problem is with buyers, who have a race with jones mentality. There are a lot of them out there. Reality is.. market will correct. I recall feeling envy people buying 500k houses in 2004. Then my dad purchase same home for 200k in 2016. I checked my neighbor debt, they are at 390k, still owning a bank. Wait until 2036+, ai incoming, boomers outcoming. Construction will become automated by robots. Houses will be as cheap as grocery. I will rent for now

But wasn’t February 2019 the lowest inventory since 2009? Approximately dates. And 2019 was not a buyers’ market. We are close to even with prices continuing to rise until 2030, as I have been saying. 2-5% price increases and wages catching up.
