Hi Summer, Just saw your video about the problems you're encountering with Annodam shortlet.I have the following suggestions 1) Those dos and donts you mentioned like don't water the plants, don't stick things to the walls should be written out, typed and laminated and put in the sitting room and rooms. So that guests are well informed 2) Then collect a damage fee ahead from your guests. On checking out, your staff will examine and check that nothing was damaged. If everything is intact then the damage deposit would be refunded to the guest. If a damage is noticed, it will be deducted from the damage fee

That's one of the 'abroad' things you would have expected Summer to include in her short-let policy. But jokes aside, you need to be clear and concise, everything well documented, damage fee included which will be refunded once stay is completed if not, you will have multiple issues with guests. Niger people even when they've lived outside for a long time tend to naturalise back to their bad behaviours when they come back home.

Summer, you may need to charge a deposit for possible damage that you refund after your shortlet is inspected before they leave or after they leave. Take pictures of the damage to email to the renter if they have aleady left. Please give each renter a do not list when they book your place. There is nothing wrong with wanting your place to exhibit cleanliness.

There are some good house rules Airbnb has. There are also fantastic videos on KZbin about house rules. You should have them sign an agreement/contract before booking the guests. No guest should be booked without signing the contract. You definitely should not be running errands for free. You could also provide a list of extra services you are willing to provide for extra charges.

Write an agreement for all your guests to sign before they stay! The agreement must have (do's and don't 's) as well as penalty for any damages. May be request for extra deposit to cover the cost of damage if any? If not, refund the deposit 😊. Finally, put CCTV around your flowers or those alarms that gives warning like "do not touch" wherever someone wants to touch the plants. 😊

Summer, I learned the hard way about having a balance between my Air BnBs and my personal home decor. I cannot decorate my rentals like my home. You have to balance the desire to elevate the standards and the practicality of it. At the end of the day, you want to maintain the high standards, make it comfortable but also turn a profit. I cannot keep live plants in my rentals. My furniture is practical but comfortable. It's all about balance. Good luck Ma. You will do well.

Good job Summer, I haven’t stayed at your place yet, but I already have a feedback based on my interaction with your staff over whatsapp. Beyond cleanliness and great ambience, I want to suggest that you complement them with providing your frontline staff with strong ongoing "customer service training". My first interaction at making an enquiry was not encouraging. First, I didn’t get a human response for about 15 hours and then, the responder lacked simple courtesy such as using magic words like "please", "may I", or thank you etc. Such little things go a long way to affect a guest's first impression and it did affect mine. The responder did not sound welcoming at all and that really left a bad taste in my mouth, but I'm trusting that you will do something about this observation especially considering that your target are people who have been exposed to courteous and highly responsive customer service. Once again, weldone and keep up the good work. I hope to visit soon.

I have been running a short let in Benin city for over 2 years now, it’s honestly a learn as you go process. All your points are valid, I’ll only suggest to give client a choice of whether they want you to fund the fuel for generator or they will which will determine the price. All the best!

There has to be T&Cs that must apply, which you have to first send to the potential guest at the booking point on whatsapp. They must be encouraged and strongly advised to peruse and send their acknowledgement in black and white as well on same whatsapp. But it's unfortunate that most Nigerians, because Nigeria is a lawless country, do not respect the legal implications of such a practice, neither do they care. Worse yet, our judiciary is such a ridiculous and preposterous big joke, after all. Very unfortunate, Summer!!! And trust me, say whatever you want to say to protect your business, even if you cry blood, there are guests who have made up their minds never to change to become a better version of themselves, in response to your laments.

Hello Summer just do a good job by writing all your dos and donts and laminate and leave on your entrance or the dining table. Also take caution fee for damages. Then try and make arrangements for solar lithium batteries for Solar incases when youre low on diesel. I started one at ikorodu that the so called agent i employed ran it down by not delivering my monies so i had to shut it down. Im taking a cue from you and i will restart back as soon as i get another building and i make sure im back home for a while before starting. I might actually work with you on that soon. Goos work Summer but lay the rules.

We currently book directly.. it’s saves time and cheaper .. I tried bookings.com and Airbnb and they charged commission which we had no choice but to pass on the extra charge to our customers.. meaning higher rate.. Nice 1, Summer! Pls make them pay deposits when booking. Write policy for them and ensure your staff check before they leave. In fact, you can have it in your policy that no party allowed. There are some Airbnb with no party or guests allowed. Put your standard in place, they will adjust

Nne, good to know you have a business. Every business has terms and conditions to be accepted or rejected by customers. You also need legal representation, believe me apart from the rules, competition can mess up unwritten rules even find loophole in written ones. Anybody that complains about challenges in business is not a good bizz person and might not grow because every challenge presents new opportunities eg. 1. emergency booking - different fee with reserved rooms for that 2. Damage cost at booking with a professional facility manager to fix supposed damages 3. Fixed online viewing with links/websites,etc removing physical contacts or interferences. 4 As the case may be Enjoy human nature, it is not peculiar to Nigeria infact most foreigners have behaviours that will make you cringe. Talking doesn't change it, it leads to altercations rules and systems minimize it.

With all these issues you’ve been experiencing, I would advise that you Outline clear rules and guidelines regarding your expectations of clients and other relevant details. This I believe will help tenants understand what is expected right away, the moment they enter your property. Also, try and create a standard document for these expectations, and put them in a folder on top of the dining table so that tenants can read and sign. I don’t know whether this will be too much 😅but you can think of ways to put things in writing. If they damage any part of your property or tamper with anything they’re NOT supposed to tamper with, you should make them pay a small amount of money to cover repairs. This MUST be in your terms and conditions. Hope this helps

Don't give out your address until it's booked..Take deposit for damage if there's no damage it's refunded same day or next day.. Don't mix business with friendship, therefore people should not call and ask you to find shorter on their behalf, you ain't no send out girl.. Your business will be blessed in Jesus name.

Just stayed in a self service apartment, paid 10,000 naira per night as a caution fee. I think you should do the same so if there’s any damage that should go towards rectifying it.

Please, do not waste your resources on diesels or petrol. Get a good solar generator between 6kv and 10kv. It's expensive. But on the long time it will save you a lot. Check out what you spend on fuel and maintaining a fossil generator fir a year and you will be amazed. Good work, though. Do not be discouraged.

At least you see that most of our problems are citizens not government, 85% is citizens. If I were you, 🎉only book people with good money, hence increase prices . Not everyone in abroad have sense. Make a rule lists and make sure they sign beforehand, let them know that you’ll inspect before they leave. If there’s anything they must pay. Why will someone just show up! Stand your grounds, the rubbish they cannot do in abroad they think they can wiggle their way out. STAND YOUR GROUNDS SUMMER. I’m annoyed on your behalf.
