Incorrect at 3:47. You do not pay "1.75% of the original purchase price of the property". You pay 1.75% on the equity loan amt. Excerpt from www.gov.uk/affordable-home-ownership-schemes/help-to-buy-equity-loans: "In the sixth year, you’ll be charged a fee of 1.75% of the loan’s value. After this, the fee will increase every year. The increase is worked out by using the Retail Prices Index plus 1%."

your'e incorrect that from year 6 you pay 1.75% of the purchase price. You pay 1.75% of the equity loan, in your example 1.75% of £20000, NOT 1.75% of the £100000 house purchase price.
