Hey Tom. Check out NC, around Charlotte, Raleigh. Southern PA around Hershey/Jim thorpe. Upper PA near poconos. Minneapolis, areas of WI. They're out there. Its always in flux though. Right now hot states are whats in so places like CO, Utah, AZ are all seeing big influx. Sucks.

In O’fallon MO He said the average home sales price was $300k however you can buy a single family starter home $180-220k. It probably won’t be your dream home and will need updating but $180k is much better then $300k. What city/state are you wanting to buy in?

I know Nick hates on Vegas but after living here two years the only bad areas are North Vegas & the immediate right side of the strip. Summerlin, Centennial Hills, Spring Valley, Silverado Ranch, Seven Hills, Green Valley, Rhodes Ranch are really really nice areas.

Where did you move from Jimmie? My Friend moved to Vegas and he said he loves the suburb where he lives. He said because many work nights on the strip, many of them are in bed during the day, so it’s great for low traffic volume and his kids can play outside in the cul de sac all day and not be bothered by any passing cars or traffic passing through. Plus off his back yard is the desert to walk his dog. He installed a gate on his back fence, he just opens the gate and has hundreds of square miles of desert and hills to walk the dog!

@@matty6848 I moved here from Southern CA. And yes the suburbs are really nice & safe here. Yes there is some bad to avoid but I work a driving job so I've been ALL over probably every neighborhood & I would say it's an 80/20 split between good / bad. Nights are beautiful here especially in Fall & Winter. Being sourounded by mountains is always a perk too. Biggest downsides are that the schools/education suck out here so I wouldn't raise a family here. And the hustle & bustle life is so strong the hospitality business really runs everything out here. When covid hit I lost jobs. The job markets outside of hospitality aren't lucrative enough in my opinion. I am looking into CO, OR, TX, or NC in my future 👀.

Cincinnati is dirt cheap. You can get a decent house for $125,000. It's a 'troubled' place, but it's shockingly cheap. If I lost my job, I could live here for years without an income. I wouldn't have lasted more than a couple months without an income in Maryland/suburban DC.

God I really hate this guy shitting on upstate all the time. I've been all over the country and upstate has some incredible places to live that are SUPER cheap. Yes upstate cities are not great, but many are just fine if you stay out of the rougher areas. Suburbs around the city of Syracuse for example are actually pretty nice with very affordable homes, literally 120-300k on average.

How I would explain Dunedin FL, is it's one of those lower-middle to middle class suburban areas that is being lifted up as the entire area is being lifted up. It's not a bad place by any means, it's just more humble than the surrounding areas that are more expensive. It's a wonderful area right next to the gulf of mexico, with a causeway that goes out to some islands with nice beaches. It's also only like 15min from the touristy clearwater beach if thats your thing. The north end of the county is really nice and safe and insulated from any bad areas. It's basically suburb in every direction for a long time.

Great video Nick. I've gone from So Cal. to east Phoenix in 2002...place exploded then imploded, now exploding again. From AZ to Lynwood WA - super bad idea, got depressed without my sunshine, people avoid eye contact, but man the food was so good. Then to Nor Cal; an hour north of Sacramento in a little place called Colfax along I80. By far the best mix of mountain rural and close to amenities my family has experienced. 2018 moved to NW Boise...OMG its terrible how crowded it is here already. Forget the price of a house, never seen anything like how fast the costs went up. I do feel terrible for the locals, Treasure Valley is getting Californication. Another couple a years and I think the misses and me will be out by you! I apologize in advance! Lol. Love your videos.

From CT originally. Middletown IS one of the most under appreciated small cities in the northeast. Most residents are a nice mix of professionals and workers, with some artsy types who give it a fun vibe, and the Main Street-centered downtown is really well preserved and filled with restaurants and shops, and the nearby neighborhoods are very walkable. It’s halfway between NYC and Boston, and Hartford and New Haven aren’t far away. The city does need better and newer housing stock, especially town homes and condos, and the gateways into town are strip-mall ugly and needs better daily offerings like a Trader Joe’s and Target, but it’s really quite a great place overall.

Minnesota lifer here, Plymouth is a very expensive souless yuppy hellscape. I'd recommend South St Paul, Inver Grove heights, Falcon Heights if you want city life. If you're ok with smaller city life consider: Fairmont, Mankato, St Peter & Owatonna. The area around Bemidji is good if you want hunting & fishing

I lived near both State College and Dunedin. Both are nice, also getting more and more expensive. Bellefonte is an adorable little Victorian town just 8 miles from State College, and Tarpon Springs is a lot more pretty and quaint than the crowded Clearwater/Dunedin areas.

These out of staters are coming in droves which is jacking up the price for everything. Daphne is a pretty cool little town. It's very close to Pensacola, Orange Beach, and Gulf Shores, and not far from Mobile. Biloxi is an easy day trip. The town has a good mix of old and new. Lots of stores have moved in recently. It's nice.

Prices are continuously going up, traffic is getting continuously worse, and it's all because everybody from out of state is flocking here in hordes causing everything to get messed up. Boulder City, NV. is a much better choice than Henderson if you want low crime and good schools in Southern Nevada. This small town of 16,000 people is only 20-30 minutes from Vegas and we're away from all the riff-raft. We have a good well funded local government due to our massive solar leases in the Eldorado Valley. Since we're next to Lake Mead and Hoover Dam we get discounted power from local hydroelectricity. One could find a nice house here within the housing price quotes in this video.

no argument against Blacksburg, Virginia, home of the excellent Virginia Tech, but you might as well consider Roanoke and environs fairly nearby. I note Waynesboro, VA, is well below most of the housing averages you mention, (if your house is over 300K the next question is 'how many acres?') in a tourism zone and is less than an hour away from 4 college towns Charlottesville, Harrisonburg, Staunton, Lexington. While real estate is more expensive in those towns, Harrisonburg is known as a diverse city that can't miss economically IMO in that it is home of the rapidly growing JMU James Madison University, and close enough to Northern Virginia that it's just a matter of time. I don't understand you dissing Northern Virginia, one of the most diverse best-educated populations in the country, beyond it's expensive and not very Southern. I also think the South as a whole is being 'protected' by generally bad attitudes towards Southerners that come from what I call a Comic-book view of history (massive stereotyping from a lot of people who think of themselves as woke or PC). From my experience most Southerners are very polite, friendly yet fairly straightforward, honest and hardworking, which makes for a good economic environment. There are increasing numbers of college graduates and relocaters and a lot of the people who aren't particularly well educated have skills, can work with their hands, machinery, farm etc.

Sahuarita prices are skyrocketing. I moved here a few years ago and most new build houses were going for 225k ish. Now, like you said, it's up over 300k, just four years later.

Lived in Corvallis, OR for 5 years after living in Happy Valley, OR my whole life. I loved being out of the way of the Portland and Eugene mess, but being able to drive there to do things when I wanted. Great recommendation, Nick!

Very good list as a traveler! For Illinois, check out Western Springs and or LaGrange. Park Ridge is in direct flight paths into o'hare. WS and LG are between O'Hare and Midway, very reasonably priced homes and very safe neighborhoods.

I agree with your LaGrange or Western Springs call, if you want to be in Cook county. I grew up in PR and it was a tad loud. If I still lived in Chicagoland, I would live in McHenry County.That’s my view though.

Hey i grew up in Woodstock, used to live in downtown before it was gentrified. Most people are moving out to Dallas, GA as so many have been priced out of Woodstock, Kennesaw, Marietta, and Cobb county on the whole.

It's actually crazy and I don't understand the hatred either. Very cheap housing market that isn't still out of reach for people in their 20's which is almost impossible to find. I've been to many different areas of the country and upstate is great in many ways. The fact that this man put a NY town with an average home price of 600k+ is just retarded when upstate has attractive areas literally 25% of that.

You can't even buy a house in Wake County right now outside of maybe eastern Wake. Way to many people moving in with way to many people coming in above asking price. Expect a bidding war whether it's Fuquay-Varina, Apex, Cary, or Raleigh, or Morrisville.

The NY recommendation is incorrect. If you move to NY, stay away from anywhere near the NYC area, unless you are a millionaire, otherwise, you won't be able to afford it for very long. In NY, even though it's the snow capital area of the country, the Liverpool/Clay, NY areas are nice. The folks there are very friendly, it's very quiet and safe, the traffic is non-existent, there's quite a few jobs, and you can get a very nice house for under $300k. When I lived there about 5 yrs ago, they were building along Rt 31: brand-new, just built 3 bd/2 ba houses, with garage, for about $225-250k. I would have stayed in the area if I didn't have to move back to the Oregon ( where it's expensive AF! ) area to help care for an ailing parent....

Fair Lawn, N J, where Maxell USA (man in chair!) was headquartered at (least at) one point (before that it was in Moonachie). I have relatives in Fairborn, O H, another Dayton suburb that is decent and affordable. I understand you had to pick one, though. Spend the night in Montpelier or Burlington when you take the Amtrak Vermonter train up there especially this time of year, you will not regret it. And Queen Elizabeth II visited Sheridan, W Y in the 1980s, so that is neat.

Building in Fuquay-Varina. Excited that it's the chosen one for NC. $357K. Traffic's a little heavy, but better than the ghetto apartment in Cary where we live now. I'm 59 and I lived in the apartment below ours when I was 13. Anything new in Cary is obscenely expensive.

I live in Raleigh near NC STATE and pay $525 for a studio apartment everything included.Fuquay-Varina has grown a lot,heavy traffic.

@@gregorycyr9272 Yes, I live in Cary in the same apartment building my family moved to in the mid 1970s. We pay close to $1200 month to month, but no worries. Traffic is tough in Fuquay but there are ways around it, I'll use 55 and the toll 540 to navigate the Raleigh area also I go to work around 2:30 am. Not much happening at that hour. My house is perfect with with a nice view and a cool breeze always blowing. Should be ready by the end of the year LoL!

I'd also like to point out that upstate NY is arguably one of the most geographically diverse areas in the nation: Great Lakes, Finger Lakes, Rivers, Farms, waterfalls, beaches, Adirondack mountains.

And there are a lot more things to do in the Madison area besides what is in Madison. The Wisconsin Dells is a great place, Baraboo has the Great Circus Museum and they have actual circus performances every day, just west of Madison is the awesome beautiful driftless area of Wisconsin and also a very interesting house and museum called "The House on the Rock". New Glarus has an annual Heidi Festival (because it is predominantly Swiss), even the far north of Wisconsin has the Apostle Islands National Lakeshore (which is so beautiful, especially in the winter when you can actually walk on Lake Superior and see the ice caves) and the Richard Bong historical sights (he was America's highest scoring ave of WWII). The north east is awesome too. And despite the crime Milwaukee does have a lot of great things to do (just stay out of the wrong areas, especially at night). Summerfest, State Fair, many ethnic celebrations, (La Crosse on the Mississippi River on the northwest side of the state is supposed to have the best Octoberfest, and also one of the largest populations of Bald Eagles in the contiguous 48 states). Oshkosh has the Experimental Aircraft Association and their museum and annual Airventure where hundreds of aircraft of all different types can be seen. And Wisconsin has some of the best county fairs to be found, including Walworth County Fair in Elkhorn which is held every Labor day week (unless highjacked by covid). But the best is in the area of Green Bay! Not oy are the Packers and Lambeau Field with all there is to do there up there, but they have the Old Fort Howard historical sight and a huge train museum. And then there is totally awesome Door County! If you visit Door County, you will most likely fall in love with it!

Chalmette is better than Lafayette in Louisiana. Even though Chalmette is very close to New Orleans, they have zero murders a year, rent, utilities and gas are cheap because of all the refineries. But expect to pay flood insurance, the Mississippi river tends to overflow and Chalmette is completely surrounded by it.

Yeah, just moved to Utah last year. The greater Salt Lake City area is very pricey now compared to a few years ago. It's the price you pay for living near all the amenities and recreation in the area.

@@iseeflowers Been here almost 3 years and it's got it's pros and cons. Northern Utah near Salt Lake City has a lot do and has a very robust economy. If you like to ski it's a paradise. Southern Utah has amazing parks with vast canyons. It's a great recreation state. The housing is high especially in the Salt Lake City area. Very busy area with lot's of traffic too.

I have been living in WL Indiana for 8 years. Didn’t know that you lived here before lol. I will never leave here unless I leave the US. I call it new and nice. The economy here is vibrant because of Purdue bringing jobs. New tech companies are moving here. New businesses and nice amenities are created every year. Lots of new walking trails. Good golf courses with still affordable memberships. Nick you should come back and check it out lol.

Wasn't expecting to hear Park Ridge mentioned. I grew up there and it was a great place to live minus the constant passing of planes overhead (it's within the vicinity of O'Hare Airport). The uptown and downtown areas are super chill though. I'm glad to have gotten out of Illinois but I still have a soft spot for PR.
