HMO property investment - conversion complete | Vlog

Let’s take a tour of this luxury HMO which has now been finalised in Birmingham. It took about 20 weeks, a bit longer than anticipated, due to Covid-19, to complete this HMO property investment project. You get to see it just before we open it to tenants.

Where can you place the cctv cameras? 3. What type of boiler system do you have 4. Can you place electric top up meters i the individual beed rooms; if so which ones would you recommend? 5. Whats you opinion on have the washing machine on a paid meter

Lovely HMO. What your take Saj? Should i fit electric hobs in my future HMO's? With future government regulation to phase out use of gas and gas boilers.

It's a personal preference. We still use gas. I'm just about to try all electric heating and hot water systems to replace gas. I will keep you posted.

Can you do a video on how to find the GDV of a HMO once it's been converted. I've always struggled with this, no property in the street to compare against. Single BTLs and buy-to-sell properties are easy to calculate but I've never done a HMO for this reason as I like to know I can refinance and get most my cash out. Thanks.

Hi Saj. Many thanks for video i wanted to know that to pass building regs and / or to satisfy a mortgage inspection, does a FENSA certificate need to be provided? I ask as many suppliers will not provide it unless they fit it, and many builders who are competent to fit the windows arent able to certify. What do you advise re this for HMOs / flat conversions etc Many thanks, Mo

You can use Building Regulations to cover window installations.

you done an excellent job on the HMO but I doubt if the tenants will keep it looking that good, HMO are usually high maintenance with lots or repairs needed and often.

Yes, HMO's can be a lot of work. But with many years of practise and managing 500+ rooms we have built systems and processes to make it somewhat easier.
