@@albundy3929 Perhaps in an Insane real estate market, properties like this sell for that kind of money. But here in the real world (the Great Lakes area) a property like that would probably be valued at $150k to $200k I know there are areas of the country where it would sell for even less than that on average. Given the initial condition, I would personally top it out at the lower value of $150k.

Kevin, let me tell you what I did what I bought a hoarder house and made money and got the property cleaned up. So the property I bought it had a bunch of tools American made snap on tool boxes and etc etc, now the house inside was double hoarded than this one(AND IT WAS A 2 LEVEL),, and also the 0.3 acre yard it was setting on was hoarded too. I just ended up calling an auctioneer that has an auction house in the area, he offered to take everything out by himself at no cost and that everything in the property that will sell at the auction house I will get 70% (and he will keep 30%), I ended up making 6500$ from literally nothing and got 70% of the property cleared up, it was gold!

Yeah, some of these ppl buying sh and making ppl rent for way more than what it was ever worth is bs to me. Not even giving a chance to letting ppl buy. I've been contiously trying to find something cheap to own. I don't think it takes a genius to figure out ppls greedy wants. I don't feel bad. All the ppl acting uppity about their tenants, shut up. It wasn't even worth it a lot of the times. & Who says anyone even wants to rent it out? If they do, they're just desperate & have limited options. You would be too if you had a family & income to think of.......You didn't miss out. You wanted to screw ppl over is all. That being said, I could've owned what I'm living in now already. I get along w/ my landlords just fine. But there's still things wrong w/ the place. It doesn't require any intelligence at all to f ppl over. Just knowing how to be greedy instead.

I cleaned out a few hoarder houses when I was in my 20's I did what Kevin's "first sweep" used to do. Take whatever had value and lighten up the load. I mostly went after metals and sold it to scrap yards. I generally went after metal heavy hoards like shops and barns full of auto scrap and scrap cars. I gutted out a few grow operations, and those are frigging money! heavy gage copper wires and stainless steel tables, aluminum frames etc. I scrapped satellite dishes (the really old school ones that were gigantic) I took down greenhouses and above ground pools. One guy that collected aluminum screen doors kept me busy for weeks! I took apart hundreds of the things and stripped them down to aluminum extrusions. Brass and bronze is worth tons of money, I got some old solid brass railings one time, they were worth thousands just as melt. Scrap metal was worth a lot more back then, prices are really bad now, its hard to make worthwhile money at it these days.

I guess you just have to live in California to understand the real estate market. Is it ridiculous? You bet it is! I can’t stress enough that this guy will be able turn a tidy profit on that house in probably two years or less. This is why he’s smart to cater to the rental market. The average family has been priced way out of an average home like this, thus more renters than buyers and especially so in desirable areas. So, when you see an influx of unwanted Californians moving to *your* state, instead of hating on them, show a little compassion. They want to own an affordable home just like the next guy.

Mattika Rosenthal, the Air B&B market is helping to deplete any affordable housing that might have existed. My son lives in the Bay Area. I have seen the homeless situation there which includes people who are going to work everyday. It seems like every homeowner in the Berkeley/Oakland area has either turned their 100+ year old garages into an Air B&B space or they are building a new space in order to cash in on that market. Meanwhile, under the freeway overpasses, tent cities are going up as a result of gentrification and it’s component short term rentals.

Please be more sensitive and don’t mock the former resident or reveal info about them. I know you did it unintentionally but you still did it. My dad is a hoarder, he has been diagnosed by a therapist with hoarding disorder. He got this way because he grew up dirt poor and didn’t know when he was going to get food to eat or necessary items so he would always save a little stash of stuff, no matter the condition. When I was growing up, we were not poor but not really middle class either but he would flip the fuck out if I threw away anything, even a broken binder that didn’t have the clips to hold paper anymore. My mom and I literally had to take our trash to work and school and throw it away there. Now that he’s older, it’s gotten worse and he isn’t open to changing his ways. He has a lot of trauma to address in his life and he’s not ready. I used to work in a foster home and several children there also were diagnosed with hoarding disorder and would hide snacks in their room because they grew up food insecure homes prior. It’s probably more common than you think. I know this house was gross and I know you tried to do something good by donating the items, just please next time don’t make a big show out of it. A home is a reflection of those inside and this person was clearly mentally ill. I think if you asked yourself if you handled this respectfully you would realize you missed the mark.

Thanks for the video! I bought both those courses last month. Looking forward to learning from someone with massive experience in real estate. If you are serious about doing real estate and are on the fence, the justification for me was that multiple mistakes can cost you tons of money, way more than the cost of Kevin’s course. Graham Stephan shared a video about a tenant who grew drugs in his place and tried to kill him when he was just starting out so definitely don’t cheap out on knowledge. Yes, you can just google the information and sift through information, but in order to do that you have to know what to google. His course lays out all of that for you in chronological order. PS Yes he personally responds and it was pretty quick.

If you are in CA, wait till the next housing crash to invest, unless you have a lot of spare cash on hand. Otherwise in CA you'll buy high and have to rent below your cost. However, the exception is if you have a few hundred thousand dollars sitting in a savings account earning less than 1%/year. I believe Kevin got his start right after the last major housing crash, which would have given him the added momentum he has now going forward cash strong.

It would be interesting to know the back story on this but I’m thinking it may have been someone who passed away and the family simply wanted to be done with it or she may have gone into assisted living and, again, the family didn’t want to dig through it. The value of the contents probably was not worth the trouble to them. Besides, they more than likely made a tidy profit on the house alone. Especially if it was paid off.

I just bought a 4 bedroom 2 bath on 1.5 acres in the beautiful hills of WV for $9300 out the door. We have a lot of work to do, it's basically a frame on land but still even after dropping $40k to get it where we want it to be it will be significantly cheaper than something like this. I get it's about area but they are WAY over charging people to live in the area which is why the homeless population has raised in California. You pay $3k-6k a month to walk out of your house and see tent cities of homeless people who were basically forced out of their houses due to inflated rent and housing prices. Screw that I'll stay in country undeveloped WV for cheap and watch my property value increase as the surrounding areaa become more developed and established from people migrating from the expensive west coast to the cheaper east side.

Not just hoarding, but filth. They closed the bedrooms off and said they had to finish it, to which I replied they have a couple of more days. Long story short we had to evict them only to find a foot of garbage in all 3 bedrooms and rats diving from the window sill into their trash pool (like a frog jumping into a pond) 🤮. Yeah, I cleaned that mess up. Grabbed a mattress i thought was filled with trash and ended up grabbing a rat on accident. I GRABBED A DAMN RAT! 🤦🏽‍♂️ I feel for you buddy.
