No Kevin, you DON’T paint brick. Unless you want brick that won’t dry after it rains, which eventually turns your bricks and mortar to mush and you get to replace the entire mess. Bricks need air contact to dry and breathe. Former home inspector here.

On top of these very utilitarian reasons, painting brick is just an architectural crime. You want materials to speak for themselves and not pretend to be something they're not, and painting brick is doing just the opposite. Brick is brick. It's not green or black or any paint color, it's the color of the clay that it's sourced from.

@@Meyer_Nick Probably not, the reason he is citing not to paint has to do with the fact that brick in modern brick veneer construction acts as a somewhat porous, moisture-wicking hard barrier that protects the wall assembly from sun and flying debris, it's main job isn't keeping water out of the building, there's a moisture barrier and an air gap behind the wythe of brick that does that job. I can see painting the exterior getting in the way of moisture evaporating out of the air gap behind the brick, but if you're painting the inside of a brick fire place for instance, it wouldn't have any negative effects. It might in fact be helpful in the same manner that people seal the inside of their basement walls with a liquid applied vapor barrier.

2:34 is such a great pro tip (glazing the bathtub). That saves a ton of money and time plus it looks like new. I had my client do that for their white under-mounted kitchen sink for just $200 rather than tearing it out, buying a new sink and installing new countertops ($$$).

I've been using that flooring for a while. It has a paper fiber core, which means that it can swell with moisture. That problem is all but eliminated by giving it a couple of layers of Mop & Glo or something similar right after being laid down. The wax soaks into the ends and seals them, so even if tenants don't keep up the wax the floor is still significantly moisture resistant. It really stands the test of time and looks great.

Buying your first investment property is stressful, if something's wrong people will complain and problems start. If its your house you just live in it till you fix it no problem

14:40 - Chimney caps also prevent animals from entering the chimney, and potentially, the home. I've had birds get trapped in chimneys a couple times.

Agree on Vinyl planking ,I gave up on tile showers they never keep it clean ,buy a upper end kit for the shower walls and floor .Don't buy gas stoves use electrical ,I install left over granite buy super cheap .Install gutters that way the water will not wrap around the wood causing rot .

The tv cable coming out of the closet serves a purpose owner deciding where to have the cable. You have to stretch it through the attic and the wall, which is not ideal but it offers flexibility with location.

6:45 I agree you should have vinyl wrapped the bathroom counter top but the kitchen one will be used to prepare food. A knife or other sharp object would damage and expose the vinyl and the tenant would have to peel it off.

Here’s another tip guys. When you do a property inspection. Make sure to check the air filter on the ac unit. Tenants most likely will not change them and this could be very costly later on.

That roof is a train wreck disaster!!! My landlord did the same thing and waited and when it started to leak, it flooded my room and everything was destroyed. Can you say MOLD!! and much more repairs and cost. I would do it sooner, then later, it would be cheaper now, in 5-10 years it will cost more.

Buying crappy things are cheaper, but not fixing crappy things can cost more if things break down, Ebb tide, the universes way to balance things out. it basically means, You get what you pay for! cutting corners will cost more in the long run.

Hey Kevin . Quick tip. I am a chimney professional in Tennessee. You stated that you put a cap on the flue to prevent water, but all of those cracks in the mortar between the bricks on the chimney will leak like no ones business. Have a mason do some various tuck pointing on it

@@MeetKevin Dunno yet, the roofers in my area are all booked solid for 4-6months. (Thanks Nor Cal fires) So far...flooring & sub-flooring will need to be replaced (please god, not the joists). The water got between the wall & the paint, so mold. As soon as I closed on the house, I used a box cutter to cut 60 years worth of paint away so I could see the damage and keep it aired out so it doesn't get worse. The top of the mold wall may have damage to the top sill. I knew this ahead of time as it had been leaking for quite a while, no one has been able to locate the actual source of the leak. The house was built in 1959 and will be awesome when I finish it. If I could only get started... And yes, I got a smoking deal on it. Replace the roof while you can.

The problem with solid doorstops is that unless they are out of the traffic flow, they will get kicked and break out the baseboard. The same thing happens if it's not exactly straight, and someone leans on the door. I'd rather replace the doorstop than fix the baseboard.

@meetkevin @4:40 you mention to get the solid metal door stops, not the springs. I disagree. When someone accident stepped on a solid door stop at my house, it immediately broke the baseboard that it was attached to. Our fix was to get a longer screw, and screw on a spring door stop into the same hole so we don’t have to change the base. But never again will we be installing solid door stops.

I'm paying attention to some of those brands you mention; that will be great for price/type comparisons, etc. Got to deal with some plumbing issues in this 70's-or-so condo. That whole bath/shower diverter/tub-stopper ensemble needs to be replaced, so that means that wall tile/drywall?, will need doing also. If I was a renter I wouldn't have to even think about all this etc., etc. - Wa-ah, wa-ah! Thanks for all you do; you really do help with your videos and information!

Great advice except for mini-blinds. Tenants seem to have a built in radar for mini-blinds and either remove them or destroy them. Your tenants will water the grass??????? I can't get mine to clean the damn toilet much less water the grass.

Its actually better to redo the roof now than wait til later and end up paying more 5 years from now with inflation. It would increase the value as well if there was a opportunity to sell in 5 years for a big profit to make room for 2 new properties at a huge wedge deals. Putting neccessary things off like a roof..youre just costing yourself more in the future

I think when stainless steel goes, it will go quick and fall hard. Something similar happened with golden oak, it was used heavily for 15 years, then about 2003, everyone hated it.

that's crazy. I can't believe those California home prices. I bought a 4000sq ft home, 4 bedrooms, 1 nanny room, kitchen, upper entertainment room, big living room, small living room in the entrance to the home, dining room separated from the kitchen, balcony in bedroom, on a cliff, so no neighbours in the back, a view of nothing but trees, good neighbourhood, good schools, for $300k. the home was less than 2 years old. Texas is the place to be if you are looking to get more out of your money.

MPF 💚 Make sure you lay down the boundaries with whomever you are house hacking with to avoid dealing with hassles later. I think a multi-unit property is better for house hacking because you have your own little place as opposed to sharing a house where you have to see each other frequently and have to share common areas. I can't house hack ❌ I need my space and I like my privacy.

If you are walking a roof you should never step in a valley. There is a chance the felt underneath could be stretched and torn if you step in the valley.

Kevin I work at owens Corning making those shingles. Those things have lost all granules (rock) and the asphalt to to the point it's down to the fiberglass matt.. that roof is beyond cooked that's why it's so spongy, it is leaking lol

You can use 2 slim rolling racks on the sides of the oven.but maybe the top tray has to be some solid piece of stainless steal or wood atleast for oil pops while cooking. I got mine from Walmart for like $25 for side of fridge.

Door stop, the spring one versus the rigid one... Yeah I thought it was a pro move to do the rigid one as well except that the rigid ones get stepped on and bust out the base board that it's screwed into. So I think the springy one's are better, if someone steps on them they don't tear up the base boards.

The tenants should pay if they want soft water or not for the water the electricity and all of the other utilities. Santa Clarita has banned the water softeners that you by yourself because something about the runoff is bad for the sewage system

I find leaks in the roof long before there is any visible damage. Usually it soaks into the insulation and then evaporates before it soaks through the drywall. Not recommended though. A roof now days when done right will last 50 years.

2 minutes in, I actually really like the beige tiling, it still looks quite modern and with age should still look alright. Glazed white Subway tiles always feel icky to me. The look works in kitchen backsplashes, but I'm not a fan in the bathroom.

In Ventura, your not required to have some kind of cooling system? I believe in Orange County you are require to have both heating and cooling, but the cooling can be in the form of ceiling fans. I could be wrong, but I believe that's the case here.

I'd be surprised if anyone would do that roof for only 11k. Plus all the plywood and maybe more underneath is likely rotted out. Probably cost you more like 25k to fix all that. And you need to get rid of the grass that goes all the way up to the house - watering that could compromise your basement floor or slab if there is no basement, especially if you have expansive soils there.

Seems like most of your properties have neighbors with campers. Do neighborhoods with campers relate to places you want to buy in? Or does everyone like to camp in their driveways in SoCal?

6:09 I remember that Consumer Reports tested various surge protectors of various prices, and they found that unfortunately, the cheap ones like that fail early, often on the first surge. You gotta pay up for good protection, like APC or especially Tripp-Lite, and yes, that means the chance your tenant steals it to use on their computer.

Surge "surpressors" gave evolved since this video, I think. You just have to turn off the panel main switch and install it on the first breaker position

its amazing how much difference the real estate value is in you area compared my area in north east PA $490,000 here can buy you a brand new 3,800 square ft mini mansion if not more

The large tub tile would look less dated if you had gone a step above and had a decorative 'inset' separating the top from the bottom. My biggest peeve with the subway tile look is that much more grout and that grout becomes a harbinger for mold to grow. With that said, I doubt a tenant would even notice it. Unless of course there was *mold* growing in the grout that is.

Instead of painting The Brick, which is a terrible idea, a better idea would be to look up how to limewash. If you limewash the brick you can't control how much of it gets absorbed and let some of the brick shows through and you can get some very cool looking effect for next to nothing. Don't buy a huge bucket! Get a small quart container. You can buy them on Amazon for cheap. You could also paint on top of it with something else to blend in certain colors to give it Taps and then seal it with a sealer

Yes some of those joists need to be replaced. Also the valley on the top of the roof is not done properly, there is most likely lots more water damage.

very nice video and some very useful advice too! Thank you for that. Just one question.You owe a Tesla, you have a rental income but you can't afford to replace a roof with 11.000? You prefer to replace it when it starts leaking? You never know what your situation will be at the time,you might loose a tenant, water leaks might cause further damage in the house .If it needs fixing,it needs fixing my friend.That applies as a general rule, I'm not trying to tell you what to do

an alternative to the kwikset is to buy locks off kijiji have them re keyed with a key and a master then just swap out the lock when tenant moves out. I have 50 deadbolts like this.

The house is more appealing without ceiling fans. I am not a fan of the fans, lol. They dry out your throat and cause congestion. As long as there is a window to put in an air conditioner and an outlet for some floor fans, it is fine.

No tile in rentals! Unless you want to hire someone for several hours to clean and/or re-grout every few years.

My agent sold me a house with a crappy roof. It didn't leak but no insurance company wanted to insure me because it was too much liability. Agent really screwed me over. Had to pay 11k out of my pocket for a roof on a fha loan. Don't cheap out on the roof bro. You can get in trouble.
