God Bless Virgil. 28'. We lost our adopted son, six months prior to his graduatiing with a double major, at the age of 24'. Our 3 son's were devastated by the loss of their brother.

I know this is a very old episode...but one thing to keep in mind is....how many home inspectors get kickbacks from the realtor when they give a positive home inspection or that they are in the pocketbook of the realtor (not all, but some). It is something to think about considering how many inspections come out with awesome inspections but in fact are homes that potential buyers need to run away from....BUYERS BEWARE.......do your homework and triple check your inspector and the home you are thinking about buying.....if all else fails...contact Mike Holmes :-)

Also if the realtors feel you are a dealbreaker they do not recommend you.

This is why I payed for my own inspection ontop of the inspection from the realtor.

sure triple home inspection and spend some $5000 and then what? move on to another house if it failed the inspection? or offer accordingly ?

The realtor who is helping you buy a home has no incentive to do that. The seller is another story. They lose when you don't buy. So never use an inspector recommended by the seller. But certainly use one recommended by your realtor helping you buy. Assuming you have a good realtor. If not, a bad inspector is only the beginning of your problems. Be very careful about the realtor you work with. Like home inspectors, they are not all created equal. A big red flag is the discount realtors who claim they are going to save you money. They almost always cost you money instead. A good realtor charges more but can justify that cost. You'll get a better deal on the home you buy and will be able to sell your home for a better price.

When I bought my first home, I knew personally 2 home inspectors, so I had no issues

Do more than one inspection. Hire two from two different companies and compare their notes.

i'm amazed how badly they did on front porch. Should of been complete tear off from beginning.

Well yes. I do not know enough about construction/building, to spec a 'better' way but you have to remember you are seeing, potentialy, many weeks condensed into one half hour show, and the editors concentrated on the how rather than the why.. Perhaps different methods were disscussed and the method used was deemed to be the best, perhaps the neighbour was being 'arsy' and would not let thm demolish their side and rebuild. MH said something about new old rather than old new (an issue he knew to talk about, perhaps indicating that they had a lot of conversations about what to do) so perhaps the final look was a consideration as well.

The rules vary, but you are allowed so many layers on a roof. And it is expensive to rip all those old layers off. So, the homeowner doesn't have much of an incentive to do that. Even though that would be the best way to do it. One of my brothers has that issue on his roof. The next time the roof needs to be replaced, it's going to be very expensive. But if Mike Holmes is on your roof, definitely take advantage of the opportunity to get it done right.

Having watched this episode a few times, it would seem thatDamon did not do a very good job planning the porch roof rebuild. It should have been completely taken down including the main beam and the posts, with then only needing one jack brace to support the neighbor’s side of the main beam. Then install the new columns,main beam and then rebuild the actual roof structure. Instead, he choes to re structure the roof, then replace the main beam ,then replace the columns. In doing it that way, it created more time spent just to support what Mike had warned Damon about regarding the main beam and columns.

houses should be inspected before they r put up for sale.. then the current owner need to fix all issues... before they can sell the house...

So do home inspectors not need to have a qualification in Canada? In the UK to complete a (proper) home survey you have to have a Chartered Surveyor Status which takes years to complete...

@@mujkocka when you're buying a house in the UK it's a legal requirement for you to get a basic home survey, you just look for a local surveyors, or sometimes the estate agent will have one they work with quite closely...

I live in U.S and the inspectors in my area are no joke. They find all kinds of things in every house I have worked on. They are extremely thorough and no matter what they will find something on any house. I handle inspection lists for people and it is amazing what the inspectors find here.

Umm it's a course u can pass super easy the contracts are written in a way unless you prove they purposely left something out to help the seller u can't sue for more then the cost of the inspection

The seller had the home pre-inspected. Immediate red flag. The seller is strongly motivated to keep everything wrong with the house hidden. If they can put a slick booklet together and dupe the buyer, they've just cashed in. ALWAYS bring in your own inspector. Edit: Is this roofer an idiot? What purpose could possibly be served by leaving the old, rotten sheeting up there? Remove the rot and everything will work better.

I've never heard of a realtor offer home inspection realtors always advise YOU the home buyer to get your own home inspection

Well home inspectors aren't required to go on top of roofs for their own safety.

you can learn everything you need to know about the roof by looking at it from the ground and inspecting from inside the attic. Mold, rot, layers of shingles and venting are all visible without walking around on the shingles.
