Because so many people overpaid for homes during a period when interest rates were low, I believe there will be a housing crisis because these people are in debt. If housing prices continue to fall and, for whatever reason, they can no longer afford the house and it goes into foreclosure, they will have no equity because they will not make any money if they sell. I feel that many people will be affected by this, especially given the predicted mass layoffs and fast rising living costs.

I'm in Michigan, and the housing market here over the past 7-8 years has been unprecedented. Houses that were purchased for $130K in 2015 are now going for $590K. These are tiny, poorly constructed 950-square-foot homes in quiet, mediocre neighborhoods. Meanwhile, nicer, average-sized homes in better neighborhoods that were over $300K a decade ago are now selling for $750K+. It's wild.

Reminds me when trying to sell our house in 2006. Started at 320, no movement. Blamed the realtor, who advised us to cut the price. We didn't listen, eventually cut to 310. Changed realtor, no movement. Rented it out, trying to ride things out. Tried selling again in 2010, lower prices. Finally sold in 2012 for 240. Kicked myself for not capitulating much earlier. Still gain on the house, but I was not operating in reality.

The first thing Consumers can cut when they are concerned are Discretionary Items. Bankruptcies in Chain Restaurants and empty McDonalds seems to be a sign of that. I think Travel is next with some Hotels, Car Rentals and Airlines already struggling. Cruise Lines are still busy, but they will probably be hit later this Winter and later, because people tend to book Travel way ahead. Shipping has been dropping and several Trucking Lines have already gone bankrupt, another ominous sign. Most Auto Makers won't cut their prices but their cars are sitting unsold. Used Car prices are declining. Like lots of others I've been holding off on expensive purchases out of necessity. This feels like the beginning of every Recession I've experienced, but this time is seems maybe a bit worse, or maybe I'm just more aware.

The problem is that in order to have "permanent roof" with amenities like electricity, gas and water, either the tenant or the owner must somehow pay insurance and property taxes. As a result, a lot of people live in tents, at least in California, where I presently dwell. Not a single mortgage, tax, rent, or insurance. Ok 231,000 jobs created per month in the last year - 915,000 not 800,000 well that's 76,250 less jobs per month than what has been recorded according to new labor dept revision just released. So that gives us 1/3 less jobs than what was reported. or 154,000 per month not 231,000 per month. That's one hell of a miss. But yet the market still goes up. Something isn't right not sure what.

Back in 2007, during my time working in real estate, I witnessed people purchasing newly built homes from builders with the plan to sell them before the closing of escrow to another buyer for a profit. The crash hit hard and fast, and I vividly recall many of these units ending up foreclosed upon, with the builder's plastic still covering the carpets.

WRONG. HD is cheaper than most lumber places for re modelers and contractors. It's a good gauge of the individual and the re-modeler. Home builders buy in huge bulk quantity. but there prices are not to much cheaper.

I think their 3.6% is understated if they use revenue as their indicator. Keep in mind we have had massive price inflation year over year. So their revenue is inflated compared to unit sales. I have to believe they are selling a lot less in units.

@@KK-pm7ud I always have a problem with that bs about "traffic" because they dont really disclose exactly what it means in volume and products, for example, if you say ok, people is not hiring contractors because they are broke, that can cause more people buying more to try to do some self work, and because this is negative they spin off in to some bs about that, is not neccesary true and that people buying means they have more disponsable income to do "improvments". Is never something negative according to their bs numbers or bs story.

@@fkoffytb Traffic is a good statistic to look at. You can see that the increase in the quarter is driven by one month, so the question is what happened that month. I don't follow the company because it's not really a high alpha opportunity. However, if you wanted to look at it deeper, you can look at these statistics along with their same story sales growth and then read the commentary in the 10Qs and conference call transcripts. And from there make an educated guess on what is going on. It could be a weather issue.

That is actually good! Home Depot needs to deflate pricing on sheet rock, 2x4's, cement, etc. cement was $2.50/bag before the pandemic. Now it's 4.75/bag.... sheetrock was $8 today is $19.... these prices need to drop. Home Depot needs to cut prices ASAP. The recession will help with this. This is the first time in my life I approve of a good 2008-like recession.

I keep telling people, yes homes will be 65% cheaper in a year or 2, but unemployment will be so wildly high that nobody will be able to afford them or anything else. I lived through 2008 when homes here in central FL were $60,000 and nobody could afford them because foreclosures were on every corner, nobody had a job or any money and families of 5-6 were moving back in with their parents for 2-3 years. That was with 10% unemployment peaked in 2009. I foresee it being a lot worse this time because all the math is so much worse this time.

The problem I’m seeing is that there are still some very uneducated, impatient buyers buying houses at these ridiculous prices. And then you’ll have a couple other houses on the market in that same area where that overpriced house was purchased thinking that they can get the same thing. I was just checking today in my area And that’s what I’ve noticed. Decline and then occasional purchases that just make you scratch your head. These people could be literally upside down and just a few months.

My neighbor here a couple miles from the beach on east coast of FL just listed their home for sale at $305k. It was $125k in 2020, built in 1979 1600 sq ft 3/2 with 1 car garage. Nice, updated home on a corner lot, but $280k-$300k is what it would have PEAKED at in 2023. Since then, inventory is up 1,500% and the homes with multiple 10+% price reductions represent roughly 60% of all homes listed. I'm watching to see what happens because I genuinely believe it's worth roughly $240k today and falling multiple percent per month as unemployment absolutely rockets up and overleveraged consumers lose their jobs and race for the exits all at the same time like they did in 2008, leading most people's equity to turn into an underwater situation. I think that home, and most homes in Florida will be worth 60% less next year as unemployment eclipses 2009's peak of 10%, meaning the housing market will crash considerably harder than 2008 as well.

I walked through a Lowes in Southern California a weekend or two ago... it was a ghost town compared to 1-2 years ago. I think I was only one of 5 total customers in the entire store at the time. I was there for about 30 minutes, virtually nobody there. I've never seen that before.

Schools back in and we like to shop early to avoid crowds. Didn't expect the very light foot traffic at Lowes we saw last week. Nice to have the store to yourself but if it ain't profitable it won't be there long. Walmart after lunch was a completely different story. Plenty of customers but carts weren't overly full at checkout. Walgreens had a few but no madhouse rush by any means. We didn't buy much. Just basic necessities. Happy to at least be able to afford that.

Banks are not going to short sale again, they learned their lesson last time. This go around they are going to first give them the option of a refi into a 40 year and if they don't take that then they are going to do a modified foreclosure. It is basically a short sale without being listed on the market to a bank insider. The banks already have private equity buyers lined up to buy roughly 100,000 units right now.

Earlier this year Financial Times reported that behind the scenes Amazon's suppliers have been scrambling and falling into bankruptcy with larger suppliers buying up the smaller ones. That likely translates into less price competition. Lower price competitor Temu has been steadily raising prices although representatives said in the not-too-distant future Temu foresees it will pull back on the US market.

I dont think people appreciate quite what happened with the carry trade unwind. All those sellers had buyers. Who bought? A bunch of folks who were previously short selling the market. There isnt a massive level lower where big money will sell barring a black swan event so that is basically the bottom. It may sound odd but now that those short sellers spent a bunch of capital buying those shares we are likely priced below where most people think we should be. It might take days, weeks, or possibly months before we have another big reversal. Barring major recession issues popping up that was the bottom. If we do hit a recession I could see us going back to April lows, but lower than that is likely off the table for the market as a whole.....currently I've been engaged in active trading, which is generally safer, allowing investors to weather market volatility and also managed to grow a nest egg of around 2.3Bitcoin to a decent 24Bitcoin....I'm especially grateful to Linda Wilburn’s, whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape.

The home depot in my area is packed to the max 24/7 but 20 min down the road lowes is ghost town no matter the day or time idk how they stay open

No surprise! To replace two windows and a door it took 6 different contractors and 4 months! They need work on who they allow to work with them before sending them to customers homes! The price was 16k and they refused to give any discount for disrespect of our time.

I work for the big orange box for a decade. My theory. We were busier than we had ever been during COViD. People had nothing to do but work on their homes and do DIY projects. Now people are spending their money on vacations and fun stuff instead of working on their homes.

I stopped shopping at Home Depot after buying an 33 gallon air compressor which is a piece of junk and a rolling table where all the ball bearings fell out on my garage floor when I tried to open the two drawers. I realized then that quality was not a high priority. The air compressor was repaired under warranty but I lost the use of it for six months (waiting for warranty repair approval, waiting for the parts AND waiting for the repair to be done).

Went browsing for ceiling fans last Saturday at my local Home Depot and it was a ghost town. Pretty certain that the renovation boom started to fade in '22 after cash-out refi's collapsed.

Single family home prices are definitely slower to decline relative to employment figures and the fed cycle than in 2008-09. We didn't hit the 0.7% unemployment increase above prior low benchmark until spring 2008, while home prices were already down double digit amounts by then. We hit the same unemployment bogie in June 2024. This business cycle downturn is less driven by residential real estate than it was during the GFC.

Great report. I have noticed disturbing signs here in Pennsylvania as well. People losing jobs selling more homes than usual, University funding drop and almost ghost town on the commercial real-estate front. The "corrected" jobs data adds more fact to the suspicion of things becoming scary. The Fed and Wall Street had the same sense of denial in 2007-2008 (Henry Paulson speech on strong fundamentals). Politicians deny because they have no choice nothing loses elections like a tanked economy. I am worried.

Two years ahead of the 2008 crash, housing inventory in Florida went off the charts. High-rise condominiums along the beaches could be seen for miles, most of the buildings were see through. In Miami, the supply of new condos that hit the market was enough to supply the market for ten years. An astute analyst could determine that something very bad was unfolding. The market today has the same sense of hysteria to it and Florida’s housing market exhibits the same signs of having peaked and beginning to crash. If one is looking to buy a home, wait it out. When Florida market corrects, it comes down by 50%. I say this as a person who bought a home in Florida in 2010. The market was frozen; potential buyers were terrified; people told me I was crazy to purchase a home in Florida. We sold 11 years later at 3X what we’d paid.

There is some truth to this story yet it depends where you live. In my case, things are booming and will continue,especially in road construction. This should be very solid for decades. My area is western Canada.

Home Depot stock increased $3.19 today. However, I think A LOT of people are VERY worried about their futures. A lot of people don't have a dime to their name, and basically the banks own most people's cars and houses. And in Florida, homeowners insurance is a MAJOR concern right now.

I was in my late 20's for the GFC and it crushed my savings, assets, and retirement planning. I am prepared this time and I'm salivating at the chance to buy assets cheap over the next 5 years. Unfortunately there will be difficult lessons learned by so many young people (20's-30's). Hopefully they will learn some valuable lessons that they can use later in their lives.

I said this same thing in 2006. Then the crash actually happened and I can tell you this: Absolutely NO ONE wanted real estate. People would buy a house and 3 months later they were underwater, more foreclosures would pop up, had to evict a tenant, lost a job, had reduced income, had a major medical emergency, hell, some people even had to finance a car at higher rates bc they wrecked their other one and it put them over the edge. The people who did have jobs were so overworked they made a rash decision to quit their job given how dysfunctional things had become. The people who did keep their jobs had to sacrifice their mental stability to battle through those dysfunctions. It was a DARK time. It wasn’t until 2012-2013 when everyone started feeling, “semi,” ok with buying a house/rental property. GFC felt like it was NEVER ENDING. So if you’re salivating at the thought of a recession: keep in mind that markets can remain irrational longer than you can remain solvent.

I’m in the home remodeling and repair field and can definitely report things have hit a brick wall. Although why is just Home Depot having issues? Why isn’t Lowes or Ace Hardware reporting losses? Not to mention new home building hasn’t slowed. And most of those loans were secured before the interest hikes. There’s also a prediction of a housing surplus by 2025. I wouldn’t take all this information as accurate.

They have never allowed the mal investment to burn off. We have tons of businesses that should not be in business, but if they did that we would have had a depression.... which is where we are heading.

I went to Home Depot last week to replace my kitchen cabinet doors Mills pride it was $10,000 no thank you. Got a private guy seen his work as I’m a contractor $8,000. The party is over use to live there in the 90’s cheap fun now forget it. Hurricane season is coming and beach erosion is just around the corner.

I just think a lot of people are not wasting money on junk these days. Home Depot’s quality has nose dived I feel. 2 years ago I ordered 5700 worth of wood to build a back deck and I refused it. They sent me like 4 straight boards and everything else was beyond warped and twisted.

Where did you get your degree in economics “Trump university ! , record inflation was brought on not by a political agenda or party but by Corporate Greed, the facts are Big Oil corporations had higher profits than any time in history, 43% of price increases can be attributed to price gouging, House builders are ripping the buyers (us) off, low quality for double the price, a new build house that cost 279k in 2018/9 with a 2.99% now is being priced at 450k with a 7% interest rate, Basic economics not weaponized politics
